I'm indeed very pleased to see your building project showcased on Nairaland as it's only a couple of builders that have been brave enough to build live on this forum. I deliberately used the word brave in the sense that when you carry out a building project on Nairaland, probing questions will be asked, different opinions will be expressed rightly or wrongly and you will be expected to provide answers to the questions.

Segcy.moor, Am I missing something here? At the inception of this thread, the time table for the completion of this project was suppose to be Feb 2013. It's September now and the project is still on going, what is the reason for the delay? Is the delay related to lack of fund or manpower?

Fhemmmy, It's a good thing that you started this thread in view of what happened with a pre-order from one of your numerous customers. One very important thing you should do once a deal is sealed with a customer is to provide the comprehensive photographs of the vehicle including the shots of all the scratches and other shortcomings with explanations to the customer. If you do the above , the customer will be aware of any shortcomings the vehicle may have and will make an informed decision based on the photographs and other informations you've provided. I really envy your coolness and patient in dealing with your customers' complaints though because not every businessmen have these virtues.
I'm always amazed by the expectations of some customers when they pre-order a vehicle because let's be honest with ourselves, you cannot expect a four to six years old vehicle to look and drive like a brand new car because to me that is a spurious expectation. I believe that everyone pre-ordering used cars should make some allowance for a little bit of imperfections as long as it is not serious to affect the performance of the car because a used car is definitely not in the same league with a brand new car, and that is why it's cheaper than a new one price wise.

Ojix85, what can I say to pacify you? I really don't know.The people saying that 2 million Naira is a chicken feed are just being insensitive and reckless in making such a statement.I can understand every bit of your frustration and my God you are definitely entitled to be angry about how your pre-order car has been held up for so long that you are probably loosing faith in ever getting the car.However, I want you to have the believe that where you are going in this case is not as far as where you were coming from.You have been more than patient enough,but my brother,I want you to know that things happen in life for a reason and my prayer is that the delay in getting your car has let whatever evil that would have come your way because of the car has passed you over.I don't know if you believe in God and I want to make it clear that I'm not preaching the gospel to you but I want you to know that whatever the disappointment you encountered with the delay in getting your car will turn to a positive delay that will work well in your favour in Jesus name.
As for Fhemmmy,I've never had a personal encounter with him other than reading his pre-order thread and he's also a regular on the property section of Nairaland but however, with his utterances on the two forums I've been able to read his posts,he strikes me as a reasonable and courteous gentleman and right now I still hold that opinion about him. I'm sure that when Fhemmmy got your business,he didn't have the faintest idea that he wouldn't have delivered your car by now. I very much appreciate the fact that the photographs of the car he sent to you vividly showed the scratches on the rims and the bumper and also the condition of the seats as such you raised the issue of your dissatisfaction with the condition of the car even before it was loaded on the vessel and he agreed to address your concerns once the vehicle arrives in Nigeria. A dodgy dealer would probably not show the scratches on the car in its photograph and you will be gobsmacked beyond expectations by the time you take the delivery of the vehicle. I'm sure that Fhemmmy will be feeling uncomfortable with the situation he's in with the hiccup in delivering your vehicle within the time-frame he promised to deliver and I believe that he'll be desperately doing everything possible to come good with you because this sort of thing is not good for his business. My appeal to you is that you continue to exercise patience and hopefully, you look back at the whole episode in future and laugh it off. You have displayed the traits of a gentleman all through this travails please continue to do so till the end. May the Lord bless you beyond your wildest imagination (amen).

This is true, the credit system actually helps alot of folks in the more developed countries nonetheless there are always two sides to a story. frankly I don't believe you own any house, car, furniture etc the credit system helped you get till you're done paying for it. Funny enough thats why theres a greater hype when someone buys a 2013 Honda accord in Nigeria than in any country that has this system in place. This is because Nigerians pay hard cash for whatever they own with very few exceptions. I won't say thats the best way to go but its certainly working for us. I can't imagine paying for a house I claim to own for 15years or paying for a car for 36 months.

Finally, most Nigerians in that 25-35 don't necessarily want a house of theres, they'd rather live in a very exclusive apartment. Most of them look towards building houses when they start considering marriage or after marriage and expecting children. Theres a whole lot to discuss on this as there are so many factors that come into play but I'm sure you probably got my point. Then again I totally agree with you that the credit system helps but there are just two sides to it; its not all that perfect.
The reason why there is almost zero corruption in the developed countries of the world is largely due to the availability of credits. Our values and aspirations in the developing countries of the world is at odds with what should be the the real values of any decent society. The mindset of an average Nigerian towards credit is quite strange to those of us living in the developed countries because I can't just understand why anyone would think he or she should save up to buy or build a house or a car and other things that cost a lot of money. In the western world, credit is very essential to keep the economy buoyant so much so that all the governments are heavily indebted in form of issuing bonds to investors at a very good rate. The only difference in the developed countries is that the credits obtained by them will not be subjected to looting by the ruling elites but deployed towards the development of services and infrastructures.In the developed countries, you are entitled to credit as long as you have a paid job and you are credit worthy i.e. you have a good credit score. Banks are not stupid to loan out money to you if you have a dodgy credit history. I can understand that easy access to bank loan may not be practical in a place like Nigeria due to many factors like dishonesty because when you look at the way everything works here, trust and integrity is very vital.
Since you don't know me and we are not likely to meet forever,I would like use myself as an example of the positive effect of credit.In year 2000, I took out a mortgage of £142,500 on a 3 bedroom house of £150,000 as I have to pay a deposit of 5% which is £7,500.The mortgage is for 20 years and we are now in 2013 which means that by God's grace I have seven years to pay off my debt (mortgage).If I'd been saving for the past 13 years towards buying the house cash, I'm sure that I couldn't have saved half of the amount that I've made in repayments towards my mortgage and then even if I've succeeded in saving what I've paid towards the mortgage, the value of my house has gone up to around £260,000 if I'm to buy it today so whatever amount of money I've been saving for the past 13 years will have no meaning as far as the current price of the house is concerned.
I'm always gobsmacked when I see properties for sale on properties websites for outrageous prices in a country where home loan/mortgage is non existent but then it's not rocket science to know that most of the people acquiring these houses are people that have access directly or remotely to the country's treasury with the least concern for the majority of Nigerians who are struggling to survive and living in squalor.Some people in Nigeria makes reference to people living in projects in the U.S and Council estates in the U.K but you can't compare the people living in these places with the poor people in Nigeria where the government have no concern whatsoever for them.At least the governments in the developed countries made some provisions for the less fortunate, there's hardly a council or project flat that the occupants don't have all the luxuries of life like plasma television,gas/electric cooker, microwave,fridge/freezer,desktop/laptop computers, smartphones and land line telephone, heater etc. I believe that people in the developing countries are not created by God to suffer it's their leaders and their stooges that are making life difficult for them.
Most of the debt amassed by the western countries was used to develop their infrastructures and payment of unemployment benefits, upgrading and building new hospitals and schools with state of the art facilities,good roads and rail networks etc.You will agree with me that with all the above commitments by any government,there's no room for embezzling public funds.
The ruling elites in Nigeria have totally destroyed the educational and healthcare system.Their solution to redress it is to send their kids to school abroad and to hell with the kids of the ordinary Nigerians.They hop on the next flight to the developed countries when they or any member of their family needs medical attention. For the life of me I can't imagine the British prime minister travelling to France,Spain,Germany or the USA for medical treatment because his government has put in place a healthcare system that he trusts impeccably.
All the preamble above brings me back to the genesis of the crass arguments on this thread as to who owns Lagos.I was born in Lagos a long while ago so to speak but this bickering about the ownership of properties in Lagos by both the Ibos and Yorubas makes me laugh at the both tribes.If I'm an Hausa I will be very pleased with the attitudes of the two tribes towards each other because they'd always be busy leaving substance and chasing shadows. To the best of my knowledge, I cannot go to any house in Lekki,Ikoyi,V.I,or indeed Mushin or Iju and asked to be given free accommodation in the house because the house belong to a man from my tribe whom is not my blood relation.So what is my business if the man from my tribe owns so many properties of which I'm not a beneficiary? This is what the lack of education and intelligence do to people.They cannot reason properly,their minds and brains are always malfunctioning,they're in perpetual servitude and their leaders love it and they want them to remain under their bondage forever.
I'm extremely sure that all the blokes that owns the choice properties in Lagos,Abuja,Port-harcourt,Nsukka,Owweri,Kano,
Kaduna,Jos etc with their ill-gotten wealth will not be stupid enough to come on this forum to claim their ownership, rather it's the ignoramuses on Nairaland that will do it for them.

Wonderful Muyesky,Sorry to turn the hand of the clock back a little bit. I remember that somewhere in this tread you said the total area to be tiled in your house is 260 sq mtr (both wall and floor)and the Tiler is charging you 2,500 Naira per sq mtr for labour. In that case the cost of labour alone for fixing the tiles would be something in the region of 650,000 Naira. Please is the above assertion correct? Thanks for your co-operation as usual

realestatedeal: @esoorita, the document he will give you are deed of contract from the company he bought the land from, the receipt, deed of assignment since his plot has been allocated to him, the deed of assignment contain all the information about his plot in the estate, his plot number and beacon numerics, the deed of assignment is the document that shows that you are the legal owner of the particular property. Then next a lawyer will do a transfer of plot ownership documents.

I'm forever amazed about how some people have nothing in their mind but chronic tribalism. I observed that almost on every thread on Nairaland, topics however informative and educative is turned into tribal brickbats and insult in no time. If my memory serves me right I think the Nigerian civil war ended in 1970 so why are some people still dwelling on the past and see fellow Nigerians as pariahs and sworn enemies? Is this the result of lack of education and common sense?
Why would somebody be claiming superiority over a person you have never met in your life? If this forum is for kindergartens I won't have batted en eyelid but then I believe everyone on this forum are adults. Please you should all grow up.

I am in the same position as you.What irks me about all these developers is the lazy and unprofessional way they market their lands.If you look at what obtains in other countries developers put their clients minds to rest because :

They have a verifiable company registration certificate
They have a website
They post pictures of all their official agents online so that buyers can identify them
They provide you copies of land registration documents issued by the state Government
They provide crystal clear photos of the site and on going work
They provide a google map outline of the estate location
They provide you the set of rules under which the estate will be managed


Most of these developers do not have any of the above.I find it ludicrous that in this day and age ,developers who are in charge of lands worth millions do not have a website.I find it ludicrous that these developers are not confident enough to post their pictures online so that we can identify who they are and be rest assured.Go to any property website outside Nigeria and you will see the photograph of the agent involved in the land proudly posted on their website.

We Nigerians never follow due procedure and just do things anyhow hence why there is no peace of mind when buying lands or doing property deals in Nigeria.I hope they become more professional straight forward in their dealings.The Lagos state Government too are useless because i have never seen a country where developers can sell land when they have not been issued official documents for those lands.

At least with Mowe Ofada we saw some pictures of the estates and their gate houses.With Ibeju lekki developers we don't see anything,no pictures of the land ,no pictures of the gate house.Please developers step up your game and be professional ,there are many people who get turned off by your lack of professionalism.
My brother, I agree 100% with you. Most of the promoters of estates in Lekki/Ibeju axis are like jokers to me. I can't just get my head around their business plans, they expect people to part away with a substantial amount of money and yet they are so mentally lazy to the extent that they can't be bothered to provide comprehensive information for a prospective stakeholder in their estate. I would rather put my money on a lottery ticket than buying a land from these jokers. Most of them wants to promote an estate without having a dime to their name, they're banking on the stupidity of the people who will be foolish enough to bankroll their gambling spree. If it goes well you're lucky , if it goes bad tough luck for those that put their money into it. My advise to these clueless estate barons is that to make money, you'll have to invest your money, don't just display the signpost of your proposed estate on a barren land and expect money to be rolling in for you like a magician.

The Law, I couldn't see your reply to my question because it came up as a hidden post on my screen. The gentleman that said the best advice is to buy from a real estate company, I do know that it's better to buy directly from the estate company but my question is about an estate that has sold out already and all the available plots now belongs to individuals that have bought from the estate company initially. Muyesky, well done! I just stumbled on your thread and I must say that I'm very impressed about your meticulous answers
to all the questions thrown to you. I hold you in a very high esteem for your co-operative attitude towards the people that asked you very probing questions most especially Hajj Mufutau. I'm beginning to like Hajj Mufutau since I came on stream of the property section of Nairaland because on every thread he's involved, he asks all the questions I would have asked myself. We in diaspora tremendously appreciate people like Muyesky with his attitude of answering every questions asked to the satisfaction of the enquirer. My prayer is that God in His infinite mercies will continue to bless you abundantly to finish your house according to your heart's desire. Well done Brabus, I'm amazed that in the 21st century,a swimming pool is being dug manually. With the advent of mechanical digger I would have thought there's no need for energy sapping and back breaking manual digging. I think it's cheaper and quicker to use mechanical digger or what do you think?

You have a point here but from experiences, most PROSPECTIVE BUYERS don't call to negociate the prices of properties for sale even when they know its the market value.

When you call and we talk, firstly it shows you are interested;

--Its gives room to know better about the property & environs (i.e if the buyer has NO idea);

--Its also an opportunity for a buyer who knows the location of such properties to give an offer which would be related to the vendor/seller for consideration.

--It also an opportunity for WISE options to be given to the buyer if his/her budget can not get such a property.

I'm still not convinced that it is logical to place an advert without expressly stating the price of whatever you are selling. I don't know if it's Nigerian's factor that's applied here because I took notice that the same thing happens on the auto section whereby vehicles are advertised without the price, mileage or photographs and yet they expect potential buyers to call. You have to provide salient informations that will trigger the enthusiasm of the audience you are targeting. You even sort of classified me as a time waster, I'm afraid you are out of your depth to think that way. You probably would need to have a crystal ball to identify who is a time waster or who is serious to buy whatever you are advertising for sale.
