Thank you very much, well noted sternakin: Great, the property valuation should also include annual renal value to show the total sum the property is generating on annual basis. |

Well noted, thank you so much bullstriker: Compare the opening and ending balances and explain the lump sums with supporting documents. The Vo probably believes that the funds are for demonstration purposes, especially if the sponsor and applicant’s salaries are insufficient to account for the funds within such a period and there is little or no documentation on the sources of the funds. |

sternakin: Just as mentioned in the refusal note, the sources of fund was poorly documented.
1. The property generating the rental income was gifted the sponsor by the father. Is the father alive or late? If alive, does it mean the father is so buoyant that he doesn't need the rent? How about other siblings? Power of Attorney could have been better. How long has he been receiving the rents
2. What was the purpose of the property valuation report submitted? Is it to determine the property rental value or open market value? Very important
3. On the sale of land, receipt alone cannot be enough to proof the sale but with copy of a well executed Deed of Assignment, cos that's the statutory document through which a landed property can be transferred. But it seem you didn't submit that.
4. Another Deed of Gift from the applicant brother. Any justifiable reason for gifting the property to the applicant or of what benefit is it going to be for applicant either now or in the neatest future?
Lastly, why can't the sponsor make the fund available in the applicant's account with a sworn affidavit of support and the property as home tie for the applicant.
I want to believe that if the application is well repackaged, it might scale through. thank you for the feedback 1. The house was built in the name of the Sponsor by his father, he has been receiving rents for years. Power of Attorney is part of what I am including the 2nd application 2. the Purpose of the property valuation report submitted is to determine Open Market Value and Forced Sales Value 3. the Deed of Assignment for the sold land would be included in the 2nd application 4. Deed of gift from the applicant brother is not a property but sum of 2m 5. There was affidavit of support of support and transfer of fund from the Sponsor to the applicant All your point are well noted |

bullstriker: Although the decision seems harsh, given the information you provided, it looks like the application was poorly submitted. More details could reveal the VO's concerns about the source of the income.
Is the applicant’s spouse the sponsor? If yes, what was the balance in the sponsor’s account? Does the revenue from employment and rent justify the cash flow and balance in the bank statement? How much was in the applicant’s account? What was the amount of the gift sent to the applicant’s account by the brother? What was the program’s duration and tuition per year? This must be well articulated in your SoP, as VOs do not spend much time assessing an application. Thank you for the feedback, I appreciate it. Answers to the questions for clarity applicant sponsor is the Spouse (Husband) Bal in Sponsor's acct-N44,483,438.61 Bal in Applicant acct-N45,105,979.05 Gift of deed brother applicant's brother-N2m Program duration 1year I will on the SOP on my next application |

However, the visa is not out and the conference date is on the16th October {Monday) is it advisable I withdraw the application and request for my international passport since I cant meet up with the conference and to avoid refusal base on the fact that conference date will have past by the time the application would be attended to |

kindly share the vfs email address crusader6: I emailed VfS on the 4th of October requesting to withdraw my application to get my passport back because I submitted it alongside with my documents. And I needed my passport back because my evisa was approved earlier. I just decided to use the two route to have a better chance of getting my visa. I was sent a withdrawal form, which I did filled and returned to them via email. I did disturb them everyday with calls requesting that I needed my passport back for a business travel and I don't need the visa again. Surprisingly they returned my passport yesterday with an approved sticker visa, multiple entries.
A friend of mine went to VfS last week and cause a scene and after three days his visa was approved.
Another went to VfS on Wednesday, complaining bitterly and that same evening, his HR called to inform him that the embassy has called to confirm if he's working there, meaning they just started processing his file.
I feel VfS has a way of influencing those working at the embassy to process a particular file if they person complains/disturbs them about the delay or something.
Always try to go back to VfS and complain about your delay, or how urgent and important you need the visa, especially if you have a scholarship with an expiry date. They can reach the embassy through call or email and I feel the embassy respect them. |

Thank you @tayogbade, you have been responding to my emails, which I appreciate. Are there any criteria that qualify someone for the scholarship? I am planning to apply against April 2024. Did you apply yourself or you use an agent tayogbade: Just thought to drop this here it might help someone who can’t afford study route to Canada.
You still not some funds though ( as you will have to pay first deposit of the school fees )but there is a possibility for full tuition scholarship for this course with a bond of working with the province for two years after graduation ( you deposit will be refunded if scholarship is available)
Also note that the school is DLI but the course is not PGWP eligible but has another path to PR which is the PNP and GRaduate in demand.
A very good option for those that are single , there are married people too but the headache of bringing ur family in and all that which is not impossible
Check out the link below and note I am not being paid to do this. Just sharing an information I am privileged to have
