Also, I would like to share the total cost of the fence work and the security house + gen house + store house. I have broken the cost analysis into two: 1) For fence making (material and labour) and 2) security house et al making (materials and labour) Fence Materials 1. Cement 140pcs @ 1950 = N273000 2. 2 trips of 30Ton of sharp sand = N82000 3. 1 trip of 30Ton plaster sand = N47000 4. 1Ton of 10mm reinforcement = N105000 5. 1Ton of 12mm reinforcement = N105000 6. 1 trip of 30Ton granite = N130000 7. Making of 2500pcs of block = N231000 8. Buying of additional 200pcs of 6”blocks = N26000 9. Buying of additional 180 pcs of 9”blocks = N28800 10. Buying of 100pcs of 4” blocks = N15000 11. 10pcs of 1 by 12 wood = N9000 12. 2 metal iron gates = N340000 13. 5 metal fence grills = N175000 14. 2.5 bundles of nails = N11250 15. 2 bundles of binding wire = N10000 Total for fence materials = N1588050 Labour for fence 1. Finally the fence work with gate installation is xompleted . Also the construction of security house, generator house and a little store house is also completed. It has been a lot of cash outa my pocket but I am happy with the overall result. The casting of four pillars for the front gates was done just yesterday and it will take like 3-5days to remove the form work so that we can plaster the pillar. Anyway this is the latest look of the fence work. NOTE: These pictures were taken before the casting of the four gate pillars

Reinforcement being placed inside the form work for the roller beam. Starter column bar for the gate pillars also started.

lacord5:My brother if you see mighty structures springing up in this estate you will marvel. A 4-units of four bedroom flat building very close to my building was rented at N700K per annum each and all the four flats are gone barely before the building was completed. If people can pay N700K for a three bedroom flat in this estate then they will even pay more for duplex. Don't worry I don't have any doubt about the unit not renting out after completion. 1 Like |

luthorcorp:For sure you can visit the site anytime. And thanks for mentioning your electrician but I have negotiated the whole building project with an electrician and it is late changing him now because he has done the work to this level and he has been paid substantial part of his fee. |

Updates on the fence work: - block works completed - security house, Gen house and small store completed - initial plumbing and electrical work on the fence and security house completed (running of pipes) - plastering work on the fence about 70% completed.

Sorry guys the update has been slow coming. We have completed the block setting work. We are waiting for the two gates and the fence grill to be delivered sometimes this week after which we will start the plastering work on the fence. I hope Muyeski can deliver on his word In the meantime, we started working on the security house, generator house and a small store. The security house is about 8ft by 8ft with 4ft by 8ft toilet The gen house is about 7ft by 7ft And the a small store of about 7ft by 5ft. I will post some pictures on the progress of work for these three structures. |
