You may be suffering from sleep apnoea. It is a sleep disorder that if untreated could lead to other health issues like high blood pressure etc. I will advice you to go for sleep study to rule out sleep apnoea. That is my 50cent. |

@smallsmall, Elfadconsult is also the builder. He and his team designed the building and he supervised the construction. @ Hajji Muftau, thanks for staying in touch wih this thread. We have completed the roofing a couple of week ago. The pictures of the current state of the building are attached.

@ timothy001 I hired elfadconcept04 as site engineer/supervisor/planner/etc based on an agreed sum of money that is now spread over each phase of the project. We have been able to peg the projected cost of the building to 32M as against 53M in the BOQ by doing the following among other things: 1. Buying materials directly from source e.g cement from factory (be prepare to buy full load of trailers), wood from sawmill directly ( you must know someone at the sawmill you trust very well like a close friend or family to go this route) etc. 2. Be directly involved in labor fee negotiations - myself and elfadconcept 04 don't agree on my approach of negotiation but by being involved directly in negotiating labour fees, I have saved some money. For you to do this successfully, you must strive to gain some knowledge on how to do some simple costing like how much Naira/ton for iron bender charges, how much is average mason charge per amount of block set, the hardest to quantify is the carpenter labour fee (but i normally use daily rate multiply by total number of days to finish a particular work). Also you can call up guys like Spyder, Bosun et all on this forum if you are ever in doubt and they will give you some solid advice on labour cost. Now based on my projections, I though we will be able to do the building carcass for N14.5M, we are now at N15.6M up to the carcass stage. I am hoping if we missed the N32M budget, it wont be more than a couple of Millions (say 2-4M). That will be strictly due to the type of finishing I finally choose. Lol @ family house. This building is primarily for commercial purposes. |

Then we casted the DPC. And we are done wih this phase.

And preparation for DPC started in earnest. You can see polyethylene construction sheets been laid after which blinding was done then 3.2 BRC mesh was laid.

We then started sand filling the voids in the foundation

Then we stripped off the form work and the foundation came out nice. You can see the foundation being watered after the form work was stripped off. We can also see some plumbing work already started.

Then casting of the raft foundation begins

The access road was bad even after pouring 20ton of laterite on it. The truck that was bringing sharp sand for block moulding sank Most times I had to pay labourers to relocate sand/granite and other materials that could not get to site due to bad road. That was really frustrating!

Guys I want to share whatever I have so far with my project in Iyana Oba, to help and encourage folks who are about starting similar project. This may not be perfect in terms of costing and reporting but this is the best I could come up with. Building details: The two duplexes at the front are the biggest (four bedrooms each), two living rooms one on the ground floor and one on the first floor The two duplexes at the back have (three bedroom each), two living rooms also on the ground floor and one on the first floor. In a nut shell, this building contains 14 bedrooms , 8 living rooms All the bedrooms are en-suite The bill of quantity says this project will cost N53,000,000 to complete. However my site engineer and I agreed on a total of N32,000,000 for the project cost and this is what we are working with. Current project status: We are at the roofing stage which marks the completion of the building carcass and to date we have spent a total of N15,000,000. I will provide the details of the spending of th N15M (wait a minute, did all that came from my pocket / )Well, well, I want to thank some people who have provided me professional advice on this project, peeps like Chekitaut, barabus, Spyder and Muyenski. I urgently need block makers that can make vibrated blocks. The person must be willing to bring his equipment to my building site. I will supply all materials and we only need to negotiate on labour cost. I presently need about 14000 blocks for my building. I will need more to make fence as the project progresses. The rate for labour cost will be based on each bag of cement AND NOT per block. Also I need efficient and trust worthy workers that do not charge throat cutting fees. I need (good mason/bricklayer, carpenter, iron bender and caster). The building project is 4-duplexes (each with 4 bedrooms). The project is starting second week in November so I need people urgently.
