Hello house. I am not sure if this question has been asked before and answered. What is a fair percentage of the rent a lawyer or property manager is entitled to? I am renting a unit for 1M and a lawyer I want to hire to manage the property is asking for 10% of that. Is that what is the going rate in Lagos? I welcome contributions from the house.

Folks I need your help in getting current prices of the materials listed below. I want to make some furniture and I am paying the artisan Labour only which has been negotiated. He gave me the list of materials below with prices (mushin prices). Note that I am not on ground so I asked one of my friends to follow this artisan to market to price the materials.

Now this is me doing my due diligence by verifying the prices given to me before going ahead. I will appreciate your help folks. Another alternative is to wait till I am on ground which is in a couple of months and price these materials myself but then the work will be delayed.

If there is a STANDARD RATE, that will serve as a basis for negotiation and both Client and COntractor can then engage in bargaining, putting into consideration, any peculiar nature of the job at hand.

But such difference, after negotiation, should not be too far from the standard rate.
Ofcourse, this would not allow the Contractor, who is more experienced, to cheat the Client, who is just a novice to such negotiation.

You are absolutely right. The issue of standard has been a bone of contention between my site engineer and I. His submission is that not all jobs can be subjected to standard rates. I totally disagree with that. For instance when I wanted to do the concrete work of my septic tank and soak away. I estimated the volume myself (from the form work completed by the carpenter). Based on the volume calculated I applied the standard rate for pouring cubic Meter of concrete to negotiate my payment with the mason.

My advise to whoever want to start a building project is that arm yourself with some.basic rates and how to apply them to the scope of work you are paying for. Basic rates for block moulding, iron bending work, tiling , concrete work, carpentry work, POP work.

If you are confused or ignorant of some pricing as I am right now with the current prices of furniture making materials, come here and ask. People will be more than willing to at least give you an idea of market rate for labour or prices of materials.

You will be saving yourself a lot of hard earned cash.

He confirmed that he abandoned the work because the project sum we agreed to could not finish the work. He could have come back to me and plead his case instead of abandoning the project. Has Hajji mentioned we came to an agreement for a variation in project sum and he is committed to completing the job by end of next week.
I will keep you all posted if he does not come through on his commitment.

It is unfortunate that Sove after given him second chance to redeem himself eventually showed he is a crook and a fraud. After Hajji stepped in, Sove pleaded he wants more money to finish the job. He asked for additional N300K but I offered to add N200k to the original agreed project cost with a caveat that the money will not be given to him directly. We agreed that my site supervisor will go with him.to the market to buy anything that he needs and both of them will move the materials to site. We spent like N150K on MDF and some other materials 2 weeks ago. He came to site for about a week and some days to work and then disappeared. We have not seen him again for almost 2 weeks and he is again no more picking calls from me or Hajji Muftau again. I have now cut my loss and moved on. He started this project (kitchen cabinets and closets) since last year October. I have hired another person to complete this job.
I want this guy blacklisted on this forum so that he won't be able to defraud unsuspecting clients again.
Sove cabinet is a fraud so people beware and steer clear of him.

Oga Hajji, this is not your fault. I don't like it when people make those who help them with recommendations feel bad when biz goes sour. One can not mention your name and not expect you to atleast come out with a disclaimer. But i didn't expect to see you do it with this tone!!!

About 45% of genuine artisans who collect lumpsum contracts are in this mess.
Normally they collect your advance and use it for immediate pressing needs. Later they raise funds from other means to complete the project.
The problem this time is that the economy has so contracted, that it takes them forever to raise the funds, by which time the raw materials cost has doubled due to inflation.
The ones with confidence and people management skills come back to you for contract variation while the others run and hide out of confusion.

The more threats of punishment, the further they run.
Just pretend you don't care about harming them but just want to discuss about extra help you can provide to facilitate the execution coz ur time constrained, and they show up miraculously.

Note this is for the artisans that come recommended due to previous completed projects
Mr Man if you don't have anything to say please don't add salt upon injury. Who is telling you I am making Hajji Muftau to feel bad. Hajji is my bros.way back so I am not blaming hin at all. He has introduced at least 2 other people to me (Gbadesky who is handling my paints supplies and painting and Rotech who completed my plumbing piping work) and I had no issues with them. The only reason I mentioned Hajji name is to let people know that this Sove guy is not somebody I randomly gave a job. I gave him the job based on trust Hajji have in him which he has betrayed big time.

I'm tired of these Nigerian artisans. Similar thing just happened to me with another nairalander who promised to deliver my EBM windows since end of November. It has been one lie after another. He gave four different delivery dates. This guy took money from me and did nothing. I surprised him by letting top brass in the police deal with him. He's now doing my window with top speed after knowing what we have in stock for him.

Where is your project located? Let me know if you need police connection and let the police pick him up and deal with him.

Folks please be wary of an individual called sova. This guy was recommended to me by Hajji Muftau but he bleeped up big time. Hajji right now is regretting sticking his neck out for him to get him jobs. I gave him a job to design, fabricate and install all my kitchen cabinets and closets for my build. Most of you here know my project. The scope of work is 4 kitchens and 14 rooms. He billed me for both materials and labour. He promised to deliver the work by November last year. He has collected so far 92.4% of the total sum of the project. Right now he has abandoned the job and not picking calls.

He only finished 1 of the four units. The other three units were left uncompleted. he didnt bring the granite slabs for all the remaining 3 kitchens neither did he finish all the kitchen cabinets and the closets for the remaining units.

Folks do not fall victims to this guy i beg you in the name of God especially those in diaspora.

The guy is not picking my calls neither Hajji Muftau's calls also. I will go to any length to recover my money but I thought I should warn any other person contemplating giving him jobs, don't waste your money o. I have done my part.
