Folks I am in the same boat with Befto with respect to my project. I have made up my mind to combine POP, ceiling screeding with cornices for the ground floor. And also combine POP and PVC for the first floor. However I just got a new idea but I am not sure if anybody have used this is naija before. In my present house my ground floor ceiling was done using what my builder called knockdown paint. It is a powdery paint that is water based. It is normally prayed on smoothly finished ceiling surface. See some of the pictures attached. This is the ground floor ceiling for my present house. Please can I get this in Lagos? Do we have artisans who know how to do this in Lagos?

EgunMogaji:I have similar question guys. I already submitted all my drawings for one floor hostel building. Now I want to maximize returns and would like to make it a two floor building. We are at foundation level and I don't mind reinforcing the foundation to carry an extra floor. Do I need to go back and withdraw all the document submitted for approval or not?? My builder said I don't need to do that because we might not have enough parking space for a 2 floor building and so it won't be approved (but this is purely for students and really most of them won't have cars). The builder said so far we do the right thing and make sure the we reinforce the foundation to carry an extra floor we are good. Guys please kindly advice. |

Thanks for sharing. I am using the same person that did the one in Oyo state for me. I didn't bother to look for a comparative qoute as I think the amount the guy is asking for is a fair price. |
mufutau55:That is nice. I used the burglary proof for one of my other project in Oyo State. The posted pix is actually from my other project. The total cost of the burglary is for 63 windows of various sizes posted earlier on in this thread. |

mufutau55:Yea you are right these are not burglary embedded ones. The burglary proof contractor qoute 750K but I have been able to negotiate to 500K using the rate in my BOQ. The type of the burglary that I will be using is attached below.

Total cost of doors is N1, 346, 000. The total number of doors is 54. This comprises of 22pcs of 2.5ft of China metal doors, 24 pcs of 3ft China metal door, 4 pcs of 4ft China metal door, 2 pcs of 3ft Walnut Turkey Security doors and 2 pcs of 4 ft Walnut Turkey Security door. |
The total cost for plastering negotiated with the Mason is 1.1M. This represents labour cost only. The scope include plastering of the building inside and out, installations of total number of 54 doors, installation of burglary proofs for all the window. |

Just came to my notice that the casement window contractor missed about 6 windows when he came to site for measurement. The windows missed are: 3pcs of 1200mm by 1200mm 1pcs of 1800mm by 1200mm 1pcs of 600 mm by 700mm This put the total number of window for this project at 70pcs. |

brag3:Brag3 it depends on if you are targeting students around the area as potential tenants. If you are, then I will advice you to go for self contained rooms instead of a three bedroom penthouse. For my property I am not targeting students but if students can afford it why not ![]() |
