Not at all, we have a good working relationship and has gotten other work through me.

I'm a good and fair person and a straight shooter.

If we can only learn to treat others the way we would like to be treated then Nigeria will be great again.

Please remember that I said I mostly used his crew or reccomended crew but I pay market rate. Builder can use his crew but price is market price. It's a win win, he gets people he can brow beat and my wallet stays afloat.
Thanks EgunMogaji. This is the point I have been trying to make but I guess folks read another meaning to it. If the engineer's workers would accept a fair market rate why won't I use them? But where wahala go dey is if the workers supplied by the engineer are insisting on throat cutting wages then I won't have any other choice but to look for other competent workers. If the engineer refuses to work with the new workers then he can leave my project. My argument has always been "the engineer workers are not the only competent workers in Nigeria". The only advantage of using his workers is mostly for coordination and better work relationship that have been developed over the years.

I allow the engineer to use his own workers for better co-ordination and control. Before that i would have done a market survey and as such will negotiate the labour charges and infact materials costs vigorously within a fair range that does not compromise what i want to achieve. After that i hold the engineer strictly to quality standards and delivery of milestones.

Some of these guys, especially the daily paid ones are a different kettle of fish and by the time you realize to fire them, its at great cost to you. My first build was nearly messed up, took longer time than necessary and i eventually traced this down to imposing people on the engineer to supervise while not being physically available myself. Again i had to spend countless hours mediating and intervening as these different sets can be on site and not talk to each other but will be doing their own thing.
Spyder, Abdulwastex and et al. I believe you have been to my project thread and you have read about the issue between myself and the engineer that was handling my project. It is this same exact situation whereby I agreed to use his workers for my project. After paying him almost 80% of the negotiated fees for electrician and plumber labour, I was left biting my fingers as they abandoned the work. I gave the engineer enough time to convince his workers to return to site to finish the work but all to no avail. I had to fire him and now paid substantial amount to hire new workers (please ask Rotech who eventually completed the plumbing work).

You may want to say I can't use my case to generalize which may be true but all I am saying is clients should not position themselves to be in my situation. I have learnt my lessons and next time I will do things differently. In an ideal situation where the engineer and his workers agree to whatever the client can pay (after the client has done his own market survey and know what price is fair to all parties) then by all means the engineer's workers should be used. Refer to my earlier post where I mentioned that the engineer's workers should be given chance to refuse the work first (most times this is based on divergent view on fees).

If you must use the engineer workers, there must be some form of visibility on how these workers are being paid. If the engineer does not pay them their fee they will abandon your work and you will be the one to cough out another payment if you don't want to delay your project.

also since he has given you a figure for all of the labour inclusive. He might not want to do supervision again, if you want to do supervision only who will provide the workers ?

I don't know much about the warri terrain, but if I were to be using your figures as a template for my costs and finishing, i might as well build Aso rock.

Also try to get involved with the project and not just give him 100% control, you also need to supervise and monitor yourself.

You don't also want to hear story about workers not being paid !! Just like what I heard when I engaged engineer at one stage.
Good point Maverick. I will advise the OP, DO NOT ALLOW ANY ENGINEER TO GIVE YOU A MANDATE TO SUPPLY WORKERS FOR YOUR PROJECT. Sorry I typed this in CAPS because of my experience. You are setting up yourself to be cheated if you allow that. My advice to you is that negotiate only supervision fee with the engineer. Get recommendations about artisans from folks here on nairaland and let them compete with the artisans suggested by your engineer. Make it clear to the engineer you will negotiate directly with all workers and you have the exclusive right to select whoever you want to work on your project. Of course give the engineer's worker the first right to refuse (by this I mean for instance if the mason from your engineer is asking for 100K for a piece of work, and you have negotiated with another competent mason and he is open to accept 80K, give the mason from the engineer the right to refuse the 80K before you give the piece of work to the other mason. This is my 2 cent.

Precast soakaway and septic tank. Some little defects noticed in the cast after the form work was removed. This defect is purely due to lack of vibration when pouring the concrete. This will be patched before the cast is put inside the ground.

Folks, I have been very busy that is why the updates to this project have not been forth coming. I will quickly provide you with some updates.

Thanks be to God, we finished the plumbing and electrical piping works with the new plumbers and electricians hired.
We have completed the bore hole and pumped water into the two tanks concealed in the roof.
Pressure test commenced over two weeks ago. A couple of leaks detected purely due to pipe defects from the factory.
Rotech guys came to site last week to fix all leaks.
We continued the pressure test after all leak sources have been fixed. I am glad to tell you that we have not seen any leaks again up till now, we can now say for a fact the internal plumbing piping work is completed hurray!! cool
Kudos to Rotech and his team. They worked for 14days non-stop, sleeping at site to ensure the abandoned plumbing works are completed. I am glad I listened to the sound advise from Hajji M. who referred you to me. Thanks Rotech and your team. We will surely work together when the time comes to install plumbing fittings.

Window hood work is almost completed. We are at about 80% completion. The window hood guys are awesome. I will post some pictures shortly.

Soakaway and septic tanks casting work is ongoing. We have two big septic tanks and two small soakaway tanks. One of each will serve two duplexes. We are doing pre-cast tanks. I will post some of the pictures shortly.

POP work will be starting before weekend. This project will have full POP for all the ceiling in the first floor, while the ground floor will be a mix of POP and screeding with cornices. I though of using PVC but men Amoula PVC cost pass POP now embarassed embarassed embarassed embarassed. I went to their company in Ikeja to confirm myself. Well, since I can't afford the PVC I have been able to get a good deal from one of the best POP guys here. Friends, I am happy to tell you that Dominionng and I have reached an agreement to handle my POP/screeding with cornices work for my project. He will be starting this week. He will also be handling some wall screeding, wall partitioning and wet bar works for me. I am so looking forward to work with you Dominionng. I met him physically over two weeks ago, such a down to earth guy!

Lastly tile works will start probably next week. I have total cost of the tiles and labour now. Dominionng advised that we start POP work first then tiler can start laying tiles for the rooms where POP work has been completed. Reason being that POP work leaves behind a lot of mess so in order not to spend money again to clean the tiles, I am sticking to his advice.

As you can see, lot of work is currently ongoing on this project as we are hoping to complete this work before the end of the year. Although the project pace has been slow but steadily we are getting to the finish mark.

In total we have spent till date N30.8M, tiles, POP and wiring costs all included. The only other works remaining to finish this project are:
- Electrical fittings
- Plumbing fittings
- Kitchen cabinets/closets
- Concrete stamping/interlocking for the compound and
- painting.

From my estimation/budget, I will need additional N6M - N7M to complete the remaining work listed above. This will take the total cost of the project to N37M. Although we budget N32M for this project, we might be over by N5M. This is purely due to the type of finishing I am deploying so no regret.

However on a bright side, even with N37M being the real cost of the project, this is a good deal compared to what the BOQ says. The BOQ says this project will cost N53M so getting a 4 attached duplexes at a cost of N37M in Lagos is not bad in my own opinion.

So much for long epistles, let me post some of the pictures taken so far. I believe Dominionng will start to post the POP work once he starts.

Folks i am happy to tell you that work has commenced after the little set back. I have now engaged a new plumber (Rotech) and a new electrician to finish the abandoned work. We will also be drilling the borehole and complete the soakaway by next week.

What is the the problem with you? You are fond of writing long Epistle full of lies. You are the reason why some projects are abandoned half way due to exploitation by you and your workers. For your information, I have built 2 properties before I met you thru Fash project on dis forum. My candid opinion about you is that you a wicked and have no conscience.

Am a private person and don't like to discuss my matter on a public forum, I think I need to open up a bit. Now let me refresh your memory on so many areas I had issue with you.

1. Your requested for the sum of N150K for supervising of the fence work. The fence that cost less than N400K. I finally paid you N60K after so much argument.

2. Casting of the raft labour. You insisted that I should pay N140k. Your attitude of don't negotiate labour charges forced me to pay this ridiculous amount. For you info, after I fired you, the Decking casting was done at the rate of N140k with two machines. Dele, you a big time cheat.

3. Materials savings; you don't save clients anything in fact it cost more. For example, the cement(145 bags) left after the German floor casting was enough to set the Blocks and casting of the Lintel. Your estimated numbers of cement was a fraud.

4. Supervision fee to Finish. You charged me the sum of N2.4M based on your wide dreams of sum of N24m to finish. I told you I will pay you N1.2m that I will not use N24m to finish my project. You insisted on N2m or nothing. You were so stubborn to deal with and you refused to shift grounds. To God be the glory the house is 85% completed and the total sum spent is N14m with quality and best of materials. Thank God I fired you. I would not have reached that level with u and your quack labourers.

5. Plumbing works; see your life. The N50K that I transferred to your account nko. Did you give the Plumber the money? Also, is N50k the labour for putting pipes waste in the raft foundation? Dele, you are cheat and between you and me, you never pay the plumber N50k. If you have integrity, you should have refund part of my money back.

I rest my case with you and if not for your unnecessary rants that you are not working with Fash again. Trying to gain sympathy from Nairaland for the action Fash took to fired you. Considering what I was able to achieve with my small money on that project, I will fire you one Million times. Yeye dey smell.

Elfad is the one that needs to protect his business name cos anybody reading all these will be very careful in dealing with you. I am now directly negotiating with all the artisans working on my project except for the plumbers and electrician who I have paid so much that I could not go back and find someone else.
You know the main reasons I fired you. I warned you severally about the plumber and electrician when you were collecting money for them. I told you that we are overpaying these guys you said they won't run away. And that shebi we are paying them from the amount negotiated so no problem. Dele this is the last time I will respond to.you on this forum. You can say whatever you like and God knows most of the things you wrote here are all lies.

1. I never told you or agreed with you that the duration of construction will be 6 months. That is a terrible lie. When I no be Dasuki son where would I get that amount of money in 6 months to finish this huge project.
2. Yes we have had just two major breaks during this project. The first one we were asked to stop work based on order from above. This was something beyond my control and you know it. This affected some people in the estate and not only us. The second break we had was when I was building the bungalow in the village. I told you that we needed to stop work on the Lagos project because my cash flow can't support two buildings at the same time.
3. I sent you to Ogbomoso just only once when we were trying to locate where borehole should be located. This was supposed to be a day trip however I still asked about accommodation you told me you would like to stay with your Pastor/lecturer whom you told me you needed to see as you have not seen him in a while. Dele if you are looking for things to castigate me look for something else.
4. On this 4-bedroom bungalow project issue I offered you 250K you refused. Dele I still have the records of all our chats. You insisted on 450K. Well I could not afford that and I moved on there is no wahala. And the total amount I spent is not up to 5M you are brandishing here. I don't know where you got that figure from. May be you are using that figure to justify the 500K you were asking for supervision.
5. As per the fence Dele I don't have anything more to say. Why would say fence is not part of the agreement?? That was very shocking when you said that last year. But anyway let's even assume it is out of scope, there is nobody that I told that my engineer was asking for 500K to supervise my fence construction. Some of the people I told were like is a supervisor in Julius Berger??
5. Dele we both know "your workers" charge cut throat wages. remember the roofing stage?? Your carpenter quoted one ridiculous amount to roof the house. I told you I would shop around. I got Muyensky and we agreed on a more reasonable price for the roofing. Did you allowed Muyensky to do the roof?? The answer is No. You latter turn around and told me you will convince your carpenter the same amount Muyensky agreed to do the roofing. This is one of the numerous cases of how I busted your workers. What of the plastering stage?? I was not sure of how much to negotiate the plastering of this building but thank God for people like Spyder and Muyensky. The price range both of them gave me is between N800K - 1.1M for the plastering work. Your mason was asking for 1.5M! That is why I brought those bricklayers in. They did the fence anyway and I am okay with their work.

I can go on and on Dele but anyway there is no need for that. I have moved on. I am the one losing at the end of the day because you have collected 1.4M out of your fee of 1.8M. You have collected 245K for the plumber out of the 300K negotiated. You have also collected 145K for the electrician out of the 230K negotiated. But you what I am ready to lose all that money even though the work you and your workers have done is not commensurate with the money in your pocket.

Dele, I will warn you to desist talking about family and friends of mine. Any of my friends or family that is afraid of me to tell me the truth (as it is in the figment of your imaginations) is not worth to be my friend or to be called my family. Why would my family and friends be afraid of me? I put fire for head shuo!

Lastly Dele, when people started complaining about you as a business man, then watch it. You can say everything here to justify your actions but you know what 2 people can not be wrong about everything. In a nut shell myself and Mr Yinka can not be wrong about everything we have said here about you. I didn't know Mr Yinka from anywhere. It was when he started having problems with you and he sent me an email that I got to know him. And as someone who wants your progress, I forwarded the email to you and advised accordingly that money is not everything.

I would not want to go into details because you have said it all. But I will like to confirm your statement that his Plumber is a thief. In my own case, I was forced to pay thru Elfad the sum of N50K out of the N350k he charged for the whole project (Plumbing works). He did not do up to 5% work on my site when I had to terminate the contract with Elfad. I call him (plumber) to at least come and finish his work that I paid for, I was shocked when he told me I should not call him that Elfad did not give him money and instead of Elfad to refund me na one big epistle mail I got warning me not to call his worker.

Please move on with your project and not let this derail your goals.

Hello.my peeps. I won't like to join issues with Elfad Consult but I think since I opened this thread because of him and he is no more engaged by me, then I should say something.
1. It is true that I have fired him and he is no more working on my project.
2. Elfad is rude, arrogant and way too pompous to deal with. How else can you describe somebody you engaged to do a work for you and you are paying a huge sum of money and same person is telling you the client "you can't dish instructions to me". I believe he who pays the piper dictates the tune. Folks like Muyensky can testify to his rudeness.
3. His competency is not in doubt but my peeps I am weary about his preaching on prices, fees and quality. I have had complaints about him from people that saw his work here and engaged him about his cut throat fee. I am afraid I am also a victim of that. Most of you didn't know that he refused to supervise the fence construction for this project claiming it is not in scope of what was negotiated. He was asking for N500K Extra to supervise the fence. Of course I refused and did the fence all by myself with the help of my cousin and my friend who is also a civil engineer. The total amount spent on the fence is not even up to 1.5M. Another example of his cut throat fee is when I wanted to engage him for another project for my dad building (4 bedroom bungalow ) in the village. His asking price again was N500K for supervision fee. Of course I engaged another person with a more reasonable fee and the house is built now within 3 months.
4. I paid the plumber and electrician through him because they work for him. We negotiated with the plumber and electrician for the whole project. As of today he has collected 80 percent of the total money negotiated with the plumber and 63 percent of the total money negotiated for electrician yet we are at the piping stage for both plumbing and electrical work. The plastering work is not yet completed because his plumber and electrican refused to finish the piping work they have been paid to do. We started plastering since last year November. The plumber has refused to come and compete all the bathroom piping work up till now. Elfad lame excuse is that all the materials the plumber needed was not provided when he came to site so he has taken another job. But please help me ask him even if that is true, since last year November the plumber have only come to site twice and the work is still not done. The painful aspect is that the additional materials he requested was bought 3 times now because each time Elfad promised to bring the plumber to complete the job and we bought the material, the plumber won't show up and the material will be stolen. This has happened 3 times now. Each time i bought this material it cost me almost 30K. After the third time and I reported to Elfad you asked me to buy this material and yet your plumber didn't come to site to do the work and the material is stolen yet again. Guys I don't want to bore you with long epistle. As you can see I am deeply hurt by Elfad. He is not a random person that I know. We are from the same town and he is one of my Pastors' son. It hurts me that he could get to a level where he exchanges insulting and derogatory words with me. He has used statement like "shallow thinkin", "full of yourself ", and other statements I never expected from him to me because 1. I am not his age mate and secondly we are like family.
