There are some Architects that I trusted in this forum and Fippycbk is one of them.
And Architect is not mandatory to visit the site during construction unless hired to do so... that is why we have site Engineers.

Thank you very much my boss. I even go as far as advising clients with little plots on what the development authorities want as regards setbacks. We don't want cases whereby drawings will be returned. We pre-vet these drawings if possible so as not to make mistakes. In the end it's the building that matters, not the architect, not the client. Thanks once again sir.

Good day sir,
My job description was solely to produce working drawings. If the client had wanted me to visit the site, he'd have had to discuss that with me. The drawing produced however was very legible to any builder that knows his onions. Seeing as if it was not it would not be approved by the development authorities.

Drawings with complete detailed specifications represent the will of the architect on site (if absent), if strictly adhered to. More so, we always make it a point of reference in our NOTES that "The architect won't be held responsible for any work not supervised by him"

All drawings were complete. The Architectural Drawing (duly stamped and sealed), Structural Drawings (stamped and also included a letter of structural fitness), mechanical and electrical drawings.

More designs will be coming soon.

So we've been in the field concerning the construction of a 9 bedroom mansion I posted earlier on this thread. We started digging the trenches on January now we've started the decking. Here are some pictures.

I.have been to some project site and ask for an electrical during and they said they dont have any. Imagine

It baffles me a lot. There are some projects I can't oversee on my own as an architect. I will always have my structural engineer beside me.

We have structural drawings but most of us don't even look at them. Most don't even know how to interpret these structural drawings. We just use the Architectural drawings to do everything and then reinforce our beams and cantilevers with our discretion

There's a reason we have all 4 drawings (Architectural, Structural, Mechanical and Electrical Drawings). 1 can't go without the other.

You know we try as much as possible to stick to what the development authorities want, observing the minimum setbacks and all (so that drawings will not be returned). If it weren't so, we would design anything and send to the clients which is not the right thing to do.

God has already provided sir. There are high pressure pump systems that can take water to any level. It's just a matter of getting any of those.

12 units should be 6 floors and if you include the penthouse that will make it 7. Now you should consider the size of the land, will there be enough parking space? Will there have to be a ground floor parking? What is the size of the land you intend to build this?
