FEGEITOK: "The architect I engaged is effectively demanding access to the proposal I authored. Yesterday, he requested a copy, stating, 'I believe the document is 100% done, please send it to me so I can equally review.' I ignored this request. However, he followed up today with a more directive message: 'Please send me the final document you prepared [with] every detail that you submitted.'"
For those who may not understand this, let me explain what is going on. Additionally, since this thread has been helpful to me, I am sharing it to assist anyone else in a similar situation in the future.
We have not yet signed the MOU because I have promised him a forensic line-by-line breakdown analysis of his MOU.
I want to professionally, narrowly, and slowly reset boundaries, avoid hostility and any implied partnership of any kind, so I won't just say no, directly.
Scope Capture: He wants to see exactly what I promised the client so he can argue that his work covers those specific deliverables.
IP & Leverage: If he possesses the final proposal, he can claim that the concept was a joint effort, reinforcing his claim to "Partnership" status and the 35% (now reduced to 20%) fee.
1. What he is actually asking for (not what he says)
This is not a neutral professional request.
An architect engaged to do design, documentation, and supervision does not need:
my commercial proposal,
my client-facing narrative, or
the full “every detail” submission
unless:
he is a co-proposer, or
he is trying to insert himself into the commercial/client relationship, or
he wants materials he can later argue he “contributed to” or “relied upon.”
This is outside scope.
2. Legal Implications #1: Ownership and IP
I own:
(a)the client relationship
(b)the project
(c)all commercial documents
He only owns what he creates for me, and even that is assigned back to me.
By requesting my authored proposal, he is attempting to access IP that is not his and for which he has no contractual entitlement.
2. Legal Implications #2: Independent contractor boundary.
His wording — “equally review” — is dangerous.
That phrasing is consistent with:
a joint author, or
a co-lead, or
a partner-level reviewer
It is inconsistent with:
An independent architect service provider.
Courts look at conduct, not just contracts.
Repeated insistence on “equal review” can later be cited to argue:
“In practice, we were acting as joint principals.”
Additionally, acting on that request lends credence to his "we are partners" narrative.
2. Legal Implications #3: Non-circumvention risk.
This is the most serious risk.
A full proposal:
reveals my pricing logic
reveals my value positioning
reveals my client expectations
may contain contact pathways or cues
Once he has it, he could:
“clarify” things directly with the client
reuse language or structure in a parallel approach
claim familiarity with the proposal to justify direct engagement
The non-circumvention clause protects me after breach, but prevention is better.
Conclusion
In litigation terms, this is probative behaviour.
He is not entitled to:
my proposal
my pitch document
my commercial terms
my client strategy
my full submission package
Unless:
the document is expressly listed in Schedule A as something he must work on, or
I request his input on a defined excerpt. This is getting more serious or rather getting out of hand! His persistent request cues that he's definitely trying to assert his position as your copartner. |

Sassenach: Hello. I am looking to renovate a building I just bought, located in Ajah and I am looking for a builder/engineer. The building is very dilapidated and old fashioned. I will like to upgrade it to a modern look. Also there's an issue of water logging in the living room when it rains. I willneed to do some kind of elevation and build a working drainage/gutters.
This property is a 5 bedroom duplex with another three bedroom bungalow behind the main building.
Please suggest a professional with good reputation and fair pricing. It would be greatly appreciated. I am looking to move quickly on this project.
Thank you. Congratulations on your new property Sir. While your builder/engineer handles the structural renovation, I’d be absolutely elated to come in when you reach the interior stage. I am an interior designer and we specialize in transforming outdated or dilapidated spaces into modern, functional & aesthetically refined homes. Godspeed on your project.

fashrola: Not as strong as POP? You mean in case of life span?
Cos I’m thinking of one that can last more than POP since plaster board is flexible for some designs than POP Yes incase of life span.... POP is your best bet. ✓ but has to be installed in the right conditions, POP is not tolerant of water after installation. Please ensure your roof doesn't have even the slightest leak & that your decking doesn't absorb water. |

rmx: You have come again this man ,lThe other time you said it was more flammable
Even surprised you are now recommending it Lol. Been a while, Sir. Let me reiterate my opinion : • Plasterboard has a paper layer which makes it combustible while POP is practically nonflammable. • POP is tedious to install (can be really messy & take more time) while Plasterboard is easy to install (clean & quick installation) • POP is structurally stronger because it becomes solid overtime after casting while plasterboard strength depends on the frame not the panel itself. • if building settles POP can crack easily while plasterboard is less prone to cracks. This is why POP installation requires a professional who knows their onions (Highly skilled Contractor/Artisan/Labour). Anyone who has an understanding of plasterboard framework & has only trained for a few weeks or even a week can install plasterboard. NB : POP and Plasterboard both have their pros & cons. My opinion is based on my experience, which is a practical analysis. I can always recommend both materials based on context to my clients. |

Plasterboard design an easy alternative to Pop design
Transforming Spaces, Elevating Lifestyles...
First frame : Before 2nd frame : The installation progress for plasterboard. 3rd frame : After installation + Screeding. 4th frame : Verandah (cement fiber board)
Pros : Easy + Quick installations Not messy, very clean installation no stains (like pop)
Cons : Not as strong as Pop. Can be slightly expensive sometimes.
We do both installation, we're available & affordable. Contact in signature.

Skydivine: Your neighbor at that side of the fence might start complaining if you bother him with noise, heat and smoke . Then they will involve the environmental and health agency. These agencies are also likely to come on their own. It might not be your neighbors telling on you. Then they will ask you to bring you permit that shows your house is commercial and not residential Then they will also show you evidence of environmental impact from your activities. Next, they might either seal or extort you on an ongoing basis.
Solution; Proceed with caution Be friendly with your neighbors If neighbors complain to you, listen and don’t wave them off. Proffer solution like using gas instead of charcoal or firewood. Don’t put up any permanent structure for now. You can get a carpenter to do a small wood cabin for storage. Are you planning to send your waste water to public gutter or septic tank within the compound? That would be another issue with neighbors. Good luck! . Apt✓ |

christ007: Grateful to Be Alive – A Cautionary Story
Honestly, I don’t even know where to start. All I can say is thank God I’m alive and back home. What I went through yesterday in Port Harcourt is still hard for me to believe.
Last week, a client reached out, saying he had a job for me. We discussed the project, came to an agreement that worked for him, and he asked me to come on Saturday — which happened to be election day. I told him I’d need part of my workmanship fee upfront so I could come with my boys, check out the site, and prepare properly. He refused, saying he couldn’t send money since we hadn’t worked together before. He promised to refund me if I found a way to get there.
Desperate to secure the job, I took a loan — with my dad standing as guarantor — and traveled to Port Harcourt by night bus on Sunday, hoping to get there early Monday morning. Unfortunately, the journey was delayed and I arrived late at night. I tried calling the client, but his phone was off, so I checked into a cheap hotel.
By 5 a.m., he finally called and said he’d be busy until 10 a.m. Later, he sent someone he claimed was his cousin to pick me up. As we were heading to the site, we were suddenly stopped by two men who started harassing us. Before I could understand what was happening, more men appeared. I realized too late that something was wrong.
I tried to fight my way out, but they overpowered me and beat me up. When I looked around, the supposed "cousin" was gone. That’s when it hit me: it was all a setup.
They took my phone and demanded my father's number. I explained that my family is just managing and I even had to borrow money to make the trip. They contacted my brother and demanded ₦5 million. I laughed — not because it was funny, but because it was absurd. Where would we even get such an amount?
Eventually, they extorted ₦200,000 from my brother and dumped me in the bush with my face covered and nothing but my shorts. Before leaving, they gave me ₦1,000.
Please, let this be a warning to those of us who risk traveling for jobs without knowing the full picture. If a client can’t even send you transport fare, think twice. Don’t put yourself in debt or danger. Right now, my dad and I are in debt of ₦300,000 — not including interest.
Despite everything, I’m still available for work. I’m still your humble guy — CM Interiors. This experience won’t stop me, but I had to share it. Stay safe out there. Sorry about your experience Bro. May Almighty God, continue to guide & protect us. |
