Ten (10) major reasons Government may demolish a property: 1. No Approved Building Plan – Constructing a property without proper approval from the Government 2. Built on Government-acquired Land – Erecting structures on land reserved for government projects or public use. 4. [quote author=Tonero5200 post=136978211]Ever since I packed into this house I have never had rest. it's like am is investment plan that he claims profit from every week in and week out. Bro, I chose to copied you so you can pay attention to my response. First. What you allow will persist If you don't want it again, stand up and put a stop to it and don't repeat the mistake again wherever any anywhere you find yourself. Let me point you to where he threatened you to leave his house if you don't yield to his request. (The point here is that, the person you think you're caring about and suffering for didn't care about you or send you) Please take note. Even among the relatives and family members, we have people with such bad character. Don't care if they say you're not good or call you names, you don't have to worry about such. I've been in that shoe and I have to handle it accordingly at a time and I have my peace. That doesn't mean I didn't support people when I have capacity to. Man can't exist in isolation no doubt but no room for nonsense. Every new stage of your life require new version of yourself. That being said, I'm not saying you should not support people within your capacity in as much you capacity to do it at particular time. But ones you discover that anybody want to take advantage of your kind heart, draw the line. I can still keep typing but with the little I've put up, I believe few words are enough for the wise. |

After five months of being closed down for upgrade to international standards, Ladoke Akintola Airport in Ibadan, Oyo State, has received its first flight. Beautiful, let me use this opportunity to say this, I've been waiting for front page opportunity like this. I've noticed that our people love to carry any news that look bad and usually keep mute on good news, most especially when it about our Country and our Economy. Why am I saying this? Lately most of our Banks are reporting huge profits but the news didn't trend enough. But last year or so when they were reporting lost, it was all over the news. People are mocking government at the national level, saying all sorts of things. But now that they are reporting profits, why is it that people badmouthing now keep mute and didn't use the same energy to celebrate the positive report. I'm not saying is not good to criticize government when necessary, at least to checkmate and put them on their toes. But we should not be turning blind eyes on good reports. God Bless Nigeria. |

Sujimoto Luxury Construction Limited vs EFCC My Observations as an Estate Consultant – Opinions and Lessons It is no longer a rumor that Sujimoto Luxury Construction Limited has been declared wanted by the EFCC. The background of the issue stems from a contract between Enugu State Government and Sujimoto Luxury Construction Limited for the construction of 22 Smart Schools in the state. The contention is that the company failed to deliver on the project as agreed. In response, the CEO of Sujimoto publicly addressed the matter, highlighting the efforts made and explaining why the contract did not go as planned. Among the reasons he gave were: The sharp increase in cement prices — from about ₦7,000 per bag at the time of the contract to ₦10,000 later. Lack of prior experience in constructing Smart Schools, as opposed to his core area of expertise (luxury buildings). From my perspective, the second reason weighed more heavily than the first. Price fluctuations are a reality in construction, and partial delivery could still have been achieved — for instance, completing a proportionate number of schools (say 18 out of 22) could have provided a basis for renegotiation rather than total project collapse. On the other hand, the Enugu State Governor alleged that the contract was a deliberate attempt to defraud the state of over ₦5 billion, hence the demand for a total refund. I am not here to judge either party, but there are clear lessons to be learned: For Sujimoto Luxury Construction Limited: The company should have declined the project once it was clear that the governor deviated from the original plan (a high-rise building) into an area outside Sujimoto’s expertise. Accepting a project of over ₦11 billion without specialization was a huge gamble. For Enugu State Government: Such a critical project should have been awarded to a contractor with proven expertise and track records in Smart School construction. Trial and error with taxpayers’ money leads to wasted resources and abandoned projects. This is not peculiar to Enugu alone; across Nigeria, many projects are abandoned because they were entrusted to unqualified hands. The involvement of the EFCC is therefore a welcome step. Nigerians await a thorough investigation and a logical conclusion. Hopefully, this incident will serve as a wake-up call for both government and contractors to prioritize competence, experience, and transparency in project execution. God bless the Federal Republic of Nigeria. — Ayoola Akinwunmi (INTEGRITYA1) Estate Consultant |

It's so serious. Come and see how people can engage in serious battle because of little money. The little money itself is not really the idea behind the fight but standing against what seems to be cheating and not ready to let go. It can cause serious damage like in the scenario that played out in this report. I experienced such on occasion, that could have lead to serious damages because of just 500 Naira. I hired a labourer to help me move planks to nearby location and we negotiated for 6k. There was another labourer nearby as we were negotiating which in turned joined the guy I negotiated with. Both of them carried the planks in their wheelbarrows in equal proportion and moved to the destination. I was surprised after I paid the 6k as agreed to the guy I met and as they were going, the fight started between two of them exchanging blow, I quickly ran to the scene and asked what happened, the issue was the guy i met took 3,500 and gave the other 2,500. Now the other guy refused that the money have to be shared 3k each which to me is ideal, but the main guy insisted he's the one who collected the Contract before sublet to the other guy so they can't share the money equally. I quickly brought out another 500 naira to the other guy to make up his own share of 3k, that's how I sorted the issue and say they should go peacefully before it degenerated to serious palarva. |

We are All feeling the heat of subsidy removal in term of price skyrocketing due to high transportation cost as a result of subsidy removal. But we can all see that things are gradually taking shape and getting better gradually, not going to be sudden but bit by bit most especially with coming of Dangote refinery and most likely others to follow. We will get there, some solution require drastic move. |

Buying a house in Nigeria through the Ministry of Finance Incorporated Real Estate Investment Fund (MREIF) comes with several strong benefits, especially for affordability and long-term financial stability. Here are the main advantages: 1. Lower Interest Rates MREIF is designed to make homeownership affordable, so mortgage interest rates are much lower than typical commercial bank mortgage rates. This means you pay less over the loan’s lifespan. 2. Longer Repayment Tenure Mortgage terms can stretch up to 25 years (sometimes more), reducing the monthly repayment burden. This allows more flexibility in your finances and reduces pressure compared to shorter-term loans. 3. Smaller Initial Deposit Some MREIF-backed mortgages require down payments as low as 10–30%, instead of the 50–70% many Nigerian developers demand for outright purchase. 4. Access to Approved Developers MREIF works only with vetted real estate companies and projects, reducing the risk of buying from fraudulent or unverified developers. 5. Predictable Monthly Payments Fixed-rate structures in many MREIF products mean your monthly repayment remains steady, helping you budget better even if inflation rises. 6. Government Backing & Credibility Since it’s a government-driven initiative, there’s stronger oversight, and your property transaction has added legal and financial security. 7. Encourages Formal Homeownership MREIF mortgages usually require proper titling and registration, meaning you get legally recognized ownership documents—important for resale or inheritance.
