Your illustration is faulty.

That hypothetical property won't cost 10million naira, it would have been adjusted upward to reflect the reality on ground. So you might need more than 12,500USD to get the same property.

I'm actually expecting all these counters but I'm assuring you that the analysis up there is ideal.

I've been selling Estates to both home base and those abroad.

It's always nice to spread your treasures and real estate is one of the best options.

And you think value of the land won't go up too?

The value of land do go up definitely and that's the advantage to the buyers.

Estates do adjust the price of house and building Projects to reflect the ongoing economic reality.

But the price of land increment do come as a result of developmental work within the Estate.

But in nut shell, price increase on land is an advantage to those who buy.

Do you know that if that property worth 10M has appreciated by 100% to 20M, it is still a loss or someone converting from dollars.

That $12k he converted to Naira, if he wants to his 12k back, he needs almost 19M.

Isn't it better to leave the $12k in the bank than to buy a property here and the Naira profit isn't even up to the USD capital invested.

I'm actually expecting all these counters but I'm assuring you that the analysis up there is ideal.

When exchange rate was N800 to 1US Dollar.

To get a property of N10million you need $12,500.

With current N1500 to 1US Dollar.

You now need less than $7,000 to achieve the same property value of N10million.

What an amazing opportunity to Nigerians In Diaspora to key into safe and secure Investments back in Nigeria.
Buy land and house with good title documents in a safe and secure Estate.

Banks should not sell dollars, what they should do is to increase the limit on naira card for international trades simple.. Why should banks sell dollars when we don't spend dollar im Nigeria?

For instance there are some international payments you want to settle.

Let me talk of my personal experiences which I'm aware some others are in the same scenario.

For some of us who do pay ads let say on Facebook, before Buhari and to his early days, you can do payment directly from your naira accounts.

For instance when you want to pay Facebook 50 dollars, you can pay naira equivalent at official rate directly from your naira accounts with GTB and some others banks.

Now, Buhari changed that, so you can't pay again via naira accounts and it was required that you open Domiciliary account, you can see that rubbish.

So, if you want to continue using the avenue, you have to open Domiciliary account. It didn't end there, get to bank that you want to buy dollars to fund your Domiciliary account, they will not sell despite the fact that they openly display buying and selling rates across their branches.

So, you have to go to Abokis on the street in order to buy dollars at higher rate for you to be able to fund your Domiciliary account.

Such also add to the already tense scenario of looking for foreign currencies here and there.

So many people are in that category which simple reversation of such will reduce the pressure.

Meanwhile, people that are receiving foreign currencies from abroad don't sell to banks as well, they will just make withdrawal and go straight to Abokis to sell at higher rates above official rate.

You can see all these issues, so the policy of paying Naira equivalent at the official exchange rate is a good idea, you don't have choice than to collect your money in naira equivalent.

So, if I need to buy dollars as well, bank should sell to me at official rate, I don't need to go to Abokis to buy at higher rate.

Such selling to me, they don't need to even release the foreign currency to me, they should just debit my Naira balance and credit equivalent rate to my domiciliary account.

Or better still, they just allow us like we used to do payments directly from our Naira account at the official exchange rate.

Better, I was discussing this with someone few days ago. I also mentioned it in one of my posts on here.

The banks should do the same by selling dollars to common customers in the banking hall.

We don't have to be clueless.

Did Nigeria actually have food reserve?

The idea of food reservation is actually good but that can be done after people have eaten not when citizens are struggling to find even a single meal per day.

Also, Tinubu should open our borders for rice.

Continue locking out rice is not a good idea at the moment looking at the current inflation rate couple with other economic crisis we are currently battling with.

We can at least relax some policies in order to reduce the effect of Economic issues as we continue to work toward self reliance.

Ogun ko laye naw, life should not be a war front.
