God please help me, help me to resist the temptation not to comment on this thread..... |
KolaShangOne:Always do a BoQ....if it requires 10 tonnes, pay for 10 tonnes....how it will not be sufficient, the iron bender will explain. |
MulticolourDeco:Madam, i love this kitchen fa....ebeano! But what is it with this new idea of putting AC in kitchen...its really a no no! The extractor is there na! Nigerians don't do back splash o....we tile the whole thing ni...back splash na for oyinbo...although it saves cost, we just don't do it and I don't know why. Nice thread! |
Weldone on Segcy....apparently, I have left your thread for some time I just don't get how one can be so angry with a virtual person...you can't see him, you can't hear him...yet you are red eyed! I need to do a thesis on "effect of social media on temperament". This post is not aimed at anyone, biko nu! I am on my knees...resist the temptation to descend on me. ![]() |
I have promised myself that I will not comment on this thread again, but I can't fit. Sir Qc1, the lord will help you finish this house and you shall move in with your wife and the monkeys shall not disturb you. Forget your builder, leave him out...don't ever think of him again, because anytime you do, you will always be angry. I hired one kitchen installer too that nearly sent me to Yaba...I have deleted him from my life. I remember on one thread of your builder, I told the client I would have fired him a long time ago even if I have paid him upfront...everybody shouted...is it not better than to throw good money after bad. In the other thread, I suggested this big drain which is what you are doing now....it may be expensive, but will surely solve the problem. The bulider may have good intentions...but you cannot give what you don't have. Segun Omotayo (segcymoore), use this project as a learning point...visit the place and profer solutions (for free), hopefully the monkeys won't attack you. |

Qc1:Congrats sir. But to be forewarned is to be foreharmed. It will end in praise. Give my regards to Brabus when you hear from him. |
rotecch77:Please, don't join toilet roll market now...ahan, kilode...eku oungbe |
At an interview, I said; "I would really like to work with YOU GUYS"...that was pointed out and marked the end of the interview. Please be formal always at interviews. |

segcymoor:What type of paint is this red paint? |
cc: Graceovereffort If you follow any of the quotes given so far, you have entered one chance. Don't be naive and nothing comes cheap. To get an adequate quote for your house, follow the steps below: 1. Sketch out your floor thoughts, a rough drawing of the layout of the floor plan you will love. Take into consideration the flow from room to room. 2. Engage an architect. He must have ARCON stamp because you will need that with the approving authorities. For archi, structural, mechanical and electrical drawing the range is from 50k to 1M depending on the archi, the firm, your bargaining power and the location. You must sit with him to ensure he doesn't over design, otherwise when you are building the cost will sky rocket. You should also have the architect and/or structural engineer visit the location to determine the type of foundation you will require. They may or may not propose a soil test for you base don their findings. either way, ask them why or why not they make recommendation for either of. 3. Do not promise him the building supervision otherwise he will design his desired building for you. 4. Once you get your drawings, engage a quantity surveyor for an estimate (BoQ). They do this for between 10k and 60k. His job is also to analyse the drawings a bit to ensure that "common sense" wise, it is structurally efficient. He will give you a first line estimate, then later request for the material and labour schedule of the BoQ. Try and get an understanding of the BoQ, ask questions from the QS on the quantites he's proposing...why this much sand, why 12mm rod etc. 5. Do not promise him the building supervision, otherwise he will pad it with extra hidden costs. Do not argue with the BoQ either, it is only a guide. 6. Get as many builders as you have access to. Give them the drawings. tell them to present the estimate to complete (ask for material and labour breakdown too). Some will be higher, some will be lower, some will be almost the BoQ. Don't make a decision who to engage yet. 7. try to get references of the builders, if they have sites they are working on, visit such sites...look at their workmanship, the level of quality finishing (not the chandelier o), plastering, block laying etc. 8. make the decision on who to engage based on the BoQ and the references or sites you have visited. If the quote is too low, he is setting a trap for you...if it is too high, maybe he worked for JB once! At the end of the day, if you make the decision without sentiments, you should get your house at around the BoQ of the QS +/- 10%. Assuming you engage these people thoroughly. Final point, never give to a barber the work for a carpenter...never give to a mechanic the work of a surgeon. These trades are different skill sets and are set apart for a reason by oyinbo people. Hope this helps, I just got tired of seeing people asking for quotes of buildings anyhow...anything you ask anyhow, you will get anyhow answers. Be scientific and systematic in your research. |
My brothers, there's very little one can do with respect to these cheats. Imagine you have a 8 - 5 job, is it at the end of the day you will go to site inspite of all the traffic. Even when you get there it is already dark. Even if you buy the materials yourself, they will tell you of shortages. Do you suspend the project for audit, which may not even reveal anything as you don't have the requiste skills to assess? Don't even start with being in diaspora... To an extent I monitored blocks, cement (can't do much about re-bag), electrician etc....but plumbing has been very difficult to monitor or challenge for me...may God save us! |
mufutau55:Oh Hajji mi, so this is the MQ....more blessing... |
segcymoor:Na wetin Segun, you want to dash free money? |
segcymoor:Are they screeding the exterior? Help me ask the owner if I can pay 5m as a nairalander. |
sandee575:For brick tiles, contact Dillon in Igbokusu, Lekki directly....they sell for between 6,500 and 7,500 per square meter. Dillion Bricks in 1, Ach Gary Sanusi Close near Off Platinum Way Igbokusu, By Jakande Bus Stop, Behind FCMB Bank deals in Block & Concrete Industries ... |
MulticolourDeco:Well, to be able to comment, one needs to know all these tango and nutmeg colours....lol...for me more than two colours is not good...using dissimilar colours can create a problem for the eye....and i noticed a lot of pix from houzz.......grins! Gr8 job you doing.... |
brabus:Sometime in 2013.... |
brabus:Brabus the packager....all na packaging |
segcymoor:Segun, is this house for rentor sale...I wan live here abeg...which area e dey....na the kitchen cabinet fall my hand sha.... |
rotecch77:Ayama...ewww...alhaji, how can you call this lovely...when the house is not an emir's palace! |
I strongly recommend Segun Omotayo (aka segcymoore) or Moore Design Build....you will not regret it... |
Segun, was the exterior of this building screeded or this is just normal plastering? |
brabus:Congrats Bosun, nice to see you picked up yourself well from the past...maybe we will meet someday. I went elsewhere with my project and I have no regrets with the contractor. It is good to see young men doing well. Congrats again...and don't mind Segun, he's closing in on 50 already! |
Nice piece...keep it coming The purple kitchen turned my stomach though...too bold I don't believe in top shelf for kitchen, most times it ends up clustered and dusty as women either can't reach it or store things they will NEVER need in it. I have stolen the book shelf idea...awesome! |
Segcy Moore, I am waiting for your contribution to this observation by Fast Shipping |
@Segun, since the entire reinforcement + pile rods +cap will be in contact with water all the time, and resultant corrosion....how do you mitigate against this or are the rods good for the whole life of the house? |
