If you noticed the way we arranged the walls, the holes on the blocks are to face the road and the back of the house, to reduce the risk of noise and air pollution that might come from the generating set under the gate house.

Please correct me if I am wrong...are you saying the gate house will be on top of the generator house?

If so...don't you think the carbon monoxide fumes will kill the gateman? Remember carbon monoxide makes you fall asleep and you die from there...there are cases aplenty of these deaths all over the country...please rethink the location of the gate man house.

If not...keep calm and carry go!

@Qc1, not to be a prophet of doom but that fence job will eventually still give way. A site I know of in Lagos had the same issues and all efforts to support the fence proved abortive.

Even if the whole fence is concrete, when water comes in deluge or accumulates, it will push the fence down.

The solution might be a very expensive job I witnessed on another site in Lagos. What the owner eventually did was to make a canal through his compound. The parking area by the side of the house was dug and a man made canal was constructed to allow the water flow through the compound. The canal was then covered with those iron gratings that can easily be removed for cleaning.

Besides this, he was forced to construct a same size drainage behind and infront of his site. The one behind was not too long and allowed the water to flow through a designated path into the compound canal, while the one infront (was very long to the end of the street and into the main drain) carried the water out of the compound away from the house.

In fact he initially didn't make the one in front all the way but once the water left his compound, it went straight into other peoples homes and caused more destruction.

At the end he spent as much money as he did on the foundation and suspended slab combined together to save his investment.

The earlier mentioned site discovered the builder did not make the foundation higher enough than the street level and are still building the fence thrice a year...i think they have corrugated iron around the house now.

Such a bummer but I wish you the best...just don't stop inspecting and brainstorming on the problem.

Brabus is handling my project. Matter of fact, today will be day #1 on the site. I know you all can't wait to call me a prospect victim or a "mugu". It is well IJN! I believe we all human can make mistakes. Better than that, I believe we all deserve a second chance. I look at the quality of the job he did on this thread and was convince I'm not going to regret it. Brabus might not be the best accountant or the most honest contractor but I belive he is a gentleman.

Just post the project online so we can follow and learn from the turnover or status quo of your contractor.

In as much as I will like to agree with Floridacar and Farm, I beg to take a different route.

Why?

I almost gave Brabus my project too, until I went back through threads and discovered a pattern. Despite that, his postings on DIY, his own Sagamu house and others just kept me interested in the guy. I decided at the very last minute not to go with him only after Jaycodasair came online to open the can of worms.

See, pray not to fall maga....it is very very easy to throw good money after bad. Like someone posted in the PortHarcourt saga, will you fire a contractor you have given money and not delivered? I replied yes to this, but it is easier said than done.

These guys are smooth operators and fast talkers. See the way he packaged the mail he sent to his client...showing remorse, concern but meanwhile fleecing the guy blind.

I don't believe the client has any fault whatsoever. To give someone a second or third chance is not evil. It is not a sign of weakness. It is not a sign of greed either. It is a sign of believe that to err is human and to forgive divine.

It is unfair to say the client wanted cheap stuff. Who doesn't want to cut cost? By the way, that was not his intention if at all.

Brabus is just so good at marketing and selling himself that you would have fallen for him before you realize the mess you got yourself into.

I refuse to blame the client. Brabus is just one of those "too good extra" guys when it comes to making you part with your money.

If he opened a ponzi scheme, he'll make it big time!

You can further confirm my claim by asking for footage of what happened that day at the bank inside the cubicle.

Also, here's the number (+447882096002) of Mrs Ajose, the mother of the deranged guy that attacked me. We were forced to inquire from the guy where his parents were.

I don't make false claims. That's the way I'm raised.

If you care to know, I'm not Brabus, but just an objective individual that likes to know and hear from both sides. All what I campaign for is fair hearing and nothing can stop me from championing that cause. It can be your turn next time and I'll still defend your right to fair hearing like I'm doing now. I expect the lawyer to unban him and allow him to present his case as well. For verification purpose, I can mention people that I have never met in person before but have done business with here online successfully.
Gbadexy(fantastic screeding and paint guy)---- got paid, moved to site and did his thing without issue
Samla( great roofing and aluminium guy)---- got paid, moved to site and did his thing without issue.
Spyder880----- He knows my first name in the handle above because I call him regularly for advice. We have exchanged several emails over the year.
Brabus----- Just about to contract him and we've been talking before this came out.
We need Brabus to state things as it is here just like we need you to stay around and not abandon your case in the court of public opinion so that you can deny or confirm his statements. You claimed that you have evidence while brabus claims he has evidence too. You owe Nairaland a duty to prevent the 6th person from falling victim if your allegations are actually true. From what I gathered, you heard something ( good or bad) about Brabus and still went ahead to contract him for your job. I made full disclosure of what I know from my first post just because I've talked to him. If we find out that Brabus defrauded you as claimed, I'm sure there are people here that can assist you to recover the money if asked (most of them are silent readers).

On the Port-Harcourt project, I fought TNA and WWE with people who were against Brabus. I nearly BRTed someone who mentioned he was merely a computer graduate. I don't think Festus Keyamo would have done a better job...until I decided to go into the past on NL and saw the series of deception and fraud he had been on....the case with the guy who wanted to move into his apartment broke my back. The guy detailed everything here on NL, if you don't seek it, you probably won't find it.

Why Brabus all the time, are you Ballotelli? How come no one is complaining about the other builders? Their clients are here on NL too.

Please Lawyer, ban him again o (NextHome). I'm not the least interested in what happened (ahan, to 5 clients at the same time, why always you).

Lawyer, please delete all his threads, cos someone will see it now and give him a job and NL will be put in disrepute again.

This guy is a serial liar and fraudster and we need protection from him. Thank God I saw all the exposes before I awarded my contract. I fell for his packaging and grammar too.

I sympathize with the clients, all these big money being talked about....how would I have been able to recover if it happened to me.

Deebabe: Lawyer, why ban him outright? No be so una dey do for court now? He has been accused. He needs to give a defense and the court of public opinion will judge. He will not have an opportunity to clear his name this way. In my opinion though, like someone earlier said, it's during d carcass stage a builder can clean out. Finishing is more straightforward. If Brabus intended to defraud, it will not be now that he will start, at least he has collected more than 10m ( owner pls confirm). We need to fully understand and appreciate the issues. we learn from successes and failures. Asking them to settle in private will leave us in limbo. Lawyer, abeg unban him make we hear the end of the matter.

I have received 5 calls and emails from people complaining about this fraud and while I choose to turn a blind eye to some of the activities that goes on in this section, I won't condone fraud, misappropriation and collecting people's money without doing the job or updating them. People have complained in the past about issues like this but I chose to allow reason prevail; now this is getting out of hand.

The one that really pissed me off is you showing pictures of your work done but the windows weren't the ones you collected money from the client to purchase. Nairaland Properties will not condone it and you have 24 hours to set the record straight or perform your duties to the clients for which you obtained money from or refund their money. Failure to adhere to these demands mean you will be criminally charged and will be banned from Nairaland
I propose you take time to go through some threads from time to time.

There are a lot of scammers and fraudsters out to dupe people not only on land issues.

I was seriously considering Brabus for my project until what happened in Port-Harcourt made me dig further and I found he had a trend of excuse laden projects. At some point I began to doubt people like spyder who were making a bit of case for him as well.

Please, warning to ban is not enough....kuku ma ban the guy finally and save people from this kind of mess. Hopefully, Nairaland property section will not lose credibility from this....

@Brabus, I defended you a bit during the Port-Harcourt saga, this time you have fallen my second hand....I lost the first to you before!

Readers beware! I'm the owner of this project and I don’t want to subscribe to Brabus deception here. I met Brabus on Nairaland and I think providing feedback is good for this platform.

Just to give you an idea of my frustrations on this project, Brabus collected money for Windows and for over two months he did not supply the windows. The windows in the pictures he post here are replacement that I contracted, delivered and installed after many attempts to get him to supply what I paid for has failed. It is painful to see him post pictures of the house after he diverted my money for his personal use and delayed my project. An honorable man will not use the same job for advertisement!

In addition to the disappointment on the Windows, he also supplied only half of the tiles that I paid for and supplied Chinese instead of Spanish tiles. I have had to spend N600,000 for additional tiles and those tiles in the pictures were the tiles I just bought last week.
I paid for him to connect electric feed to the house and he is yet to do the work after two weeks. The borehole system for which he has been fully paid is yet to function.

He is aware that we need to move into the house on or before Dec 15, but does not care if my plans are disrupted. Right now he has collected more than N1.7m for jobs not done and all I get is a promise to repay me in January, as if I’m a bank. He owes many of the workers on site for many weeks of hard labor.

I'm posting this here so that others can benefit from my experience.
Another unsuspecting innocent nairalander falls prey to Brabus...the master packager...who's next?

I pass through this road every Sunday too. The site at the Shagam interchange has been neglected for a while but just this last weekend, it has been fenced and equipment mobilization has commenced just after Conoil on Ibadan bound lane. JB has started mobilizing barriers to divert traffic...also the median between the road have been cleared by RCC on their own side...and their signs have already been placed.

As this seems like mobilization to site, I wonder why Vanguard is carrying story of funding...I'm confused, will a contractor mobilize to site without being paid mobilization fee and assured of funding for the project even if it is just for the first couple of milestones?

I think there's money earm, maybe not enough to complete it sha...

@gtrust...I will fire him o....money recovery modalities will be devised later...I can't be throwing good money after bad...someone is building a house that is about to collapse on my head...- wouldn't even give it a thought...hopefully I will recover my money, if not...I'd like to live in the house without daily defect inspections!

gabbytabby: His openness and ability to make use of constructive critique while commendable but, on realization that this keeps happening one has to ask why do you keep doing the same thing and expecting a different outcome. Someone has to prove themselves to you before you can leave the reigns so to speak to them. He should be there at critical stages while they get on with the blockwork later on.

His ability to continue in business and let the work chase him is due to referrals and repeat business. He should not give room for someone to mess this up for him.
I agree with you....saying sorry is one big strength of a man but saying sorry all the time is a big flaw...asking for help is a strength, asking for help all the time indicates some form of learning disability....

^^^^@segcy.moore....unlike most of you I am not a builder, talk less of professional one...please don't misconstrue my statement as "enemy of progress" labeling....while it is obvious to the EVERYONE that Brabus messed up, the approach of seeking his qualification, researching his background as a computer science graduate, looking for precedence to refer to about his "atrocities" in the past could have been better handled as elders and professional people in this field.

Ask yourself this question, "is spyder 880 not aware of these old cases?"....in my own opinion, which is still completely mine, you could have conferred with him offline, like I suspect syder 880 did after the case of stolen phones...that to me would be more helpful to Brabus, to the most important person in this whole issue (jaydacorsair) and to those of us that are onlookers....I wouldn't be able to differentiate a 6" from 9" if you hit me on the head with it....

Like someone wrote, after all said and done, jaydacorsair still didn't fire the guy....despite gbogbo advise he got....why do you think that is?

I sincerely apologize if my comment(s) have made you look like enemy of progress but you could have found a more professional way to be helpful.

@jaydacorsair & spyder880, abeg give us the 411 on all that went down behind the scene, that for me is the koko!
