Hi our great architects in the house. Please what is the best layout? Accessing the guest bedroom from the anteroom or from the living room?

Secondly, should the guest bedroom be so isolated from the rest of the rooms or should there be a link between it and the rest of the rooms in the house?

If windows and doors must remain where they are, what then are you modifying that will not affect d position of at least one door or window? (eg: those kitchen and bedroom doors facing each other like that)

You are on point. All of them are the same. One of their tricks is when you tell them another person's quoted sqm, they will reduce their own a bit to get the job. They can NEVER tell you the actual measurement. But if am using stone coated, I won't call anybody to measure anything for me. I will just be buying it in bits just like asbestos or zinc. If after using the ones I bought and it's not enough, I will go and buy again. It hurts to see these guys cut of your throat on a job you will still pay them for.

my dear roofing stage is a very big challenging stage in building. I would have liked to see the floor plan of the house, the roof plan(if any) and then the quotation given to you. If I see these, we can rob minds together and estimate the likely number of woods you should be looking at.

My humble advice is this; don't wait until you have the whole money before you start. And don't listen to those carpenters coz they will like you to pack all the woods in the timber market and drop for them to be wasting them as if it was not your sweat. Don't buy the whole woods at once and then you have to keep a very sharp eye on them. Then coming to the roofing sheets, if you have the the time and the brain, go for aluminium coz it's not as expensive as those theives called roofers make people to believe

My dear, their quotations will always be too much and scary. So focusing at it will discourage you and might result to you abandoning the project. To your questions: (1) Aluminium is thicker in gauge than Cameroon zinc. Again, some Cameroon zincs contain iron which make them rust after some time. (2) Cameroon zincs are 15pcs in a bundle (2ft x8ft per pc) and costs 17,500 for the plain ones as at last 2 weeks that I roofed my own. But I used the new one they call "animal skin design- a bundle of it was 23,000 as at that time. (3) As for woods, like I stated earlier, I had some trees which I cut. So when those ones finished, we counted the number to purchase which were just few pieces.

It would not be enough even with the cheapest materials. I just completed my own roofing (3bedrooms) using Cameroon zinc. I had some trees which I cut and sawed so I only bought just few pieces of wood. I had to buy the materials myself, so no room for ripping off. I negotiated labour to the last kobo(70k) for both the wood work and the installation of the zinc and I didn't raise the roof too high, yet I spent about 640k. So you can now see why I said that 500 can not be enough.

I am at the roofing level of my block of 6 flats of 3 bedrooms in the eastern part of Nigeria and would love to get a second opinion from the pros in the house about cost for planking/roof covering. My project manager said the area of the roof is 600 meters and flashers 124 meters. The king post is going to be 12 feet and I am considering using the Aluminium 0.55mm long span covering. Plot is 510m sg and developed area is 204m sg. Can the pros please advise me of how many rafters, 2*2*12 (hard and soft), facia board and covering that is needed for this project. I was quoted Rafter x18-440 pcs, Rafter x 12 200 pcs, 2*2*12 (hard) 350 pcs, 2*2*12 (soft) 450 pcs, facia board 30. Construction is not my forte, so please help a brother.
Let me tell you one secret, if you contract the roofing job to the "engineers/or whatever name they are called", they will be buying the wood batch by batch until the work is completed. They don't buy them once because they would not want it to remain. But when its you buying, they would force you to go and pack the whole timber market and drop for them. Then they will be wasting it any how.

You really need to take your time to acquire and equip yourself with as much knowledge as you can about roofing before venturing into it.

It's very possible. Roofing is not as expensive as these thieves in the name of roofers make it to look. But it requires brain on your own part. Read my first post above and you will understand it better.

Bros, shine your eyes for these aluminium guys in this country. "Flashing 54m, Cladding 62 units totalling 194,880. Hummn! This is where they kill and bury people alive. Am speaking from experience. They will collect such huge amount from you, then buy few Square meters and bend the required units and then pocket your hard earned money before your very eyes without you knowing what has happened. And as for the main roof, I can bet you it may not even be up to 280sqm. Am speaking from experience.

congratulations bros. Getting a roof over a house is not an easy thing nowadays. I just finished the roofing of a 3 bedroom bungalow yesterday but I didn't spend up to 650,000 naira for both wood work and roofing sheets installation with every single material inclusive in the 650,000. But the reason is this; (1). I had some trees which I cut and sawed, so I only bought few pieces of 2x4 to add up. (2). I used Cameroon Zinc instead of aluminium. (3). I negotiated the labour to the last kobo(70,000) for both wood work and roofing sheets installation). I know this may sound strange but it's real. In fact, I later realized that it is these "roofers" that are making roofing look like one big deal. Before I settled for Cameroon zinc, I called about two persons to measure the roof. One said it's 280sqm while flasheets is 97m. The second person said it's 268sqm while flat sheets is 76m. I became suspicious and asked them why the flat sheets are not measured in Sqm. The second guy was innocent enough to tell me their secrets. He told me point black that they use to increase the measurement to get some money and that they can never tell you the flat sheets measurement in Sqm because that is where they use to cut peoples throat. But after much persuations, he told me the exact Sqm of aluminium that will be needed for the flat sheets and that the actual roof measurement was 232sqm( though I didn't use aluminium again). And as for the flatsheets, I bought 64sqm of aluminium and they cut and bent them for both parapet, ridge caps and the rest. I paid 115,700 for everything. But remember that the first guy said it's 97m x 1850 per meter which will give 179,450. You can imagine how much they would have stolen from me and then make me think I used it for my roofing.

Oga Hajji, the tenants in mud houses I was referring to are the so-called professional engineers who claim that the roof of a house must touch the heavens before it can qualify as a modern house. Yet they themselves are tenants in flat roofed mud houses

Why did we standardize on 6" and 9" blocks?

Is it a code requirement?
And Pyramid roofs? 5" block is now a taboo, flat roof is now a curse. Low roof is now an indication of wretchedness and so on. But funny enough, majority of those who make it their profession to condemm these things are tenants in mud houses yet they discourage low income earners from building a low cost apartments for themselves and families. Very soon they will tell us that bungalows are no longer in vogue
