If your mission is to solve a common problem and your solution is only affordable by the upper class, no problem. |

This one by FG makes sense and looks realistic for salary earners to pay without defaulting.
If Dangote had hijacked the idea, Nigerians will shout monopoly.
I expect to see more investment strategies in 1/2/3 bedroom flats worth #2--5m. Most especially, is a mortgage plan of #30-60K per month after a 20% down payment.

This is nice but not realistic for even the middle class citizens with average monthly income of #100--150K.

Properties › Without Rent/Mortgage Plans, Selling Expensive Properties Is Challenging by Katlyst(op): 4:20pm On Jan 05, 2021 |
I just laugh when I see 2/3/4 bed flats advertised for over #50m (maybe overpriced) and the owner expects full payment. This is the reason why it is difficult to liquidate expensive real estate properties in Nigeria (poverty capital).
No wonder I see many unoccupied buildings and sellers placing advert on nairaland for more than a year with reminders. It will be easier renting it out than selling at full payment. How many elites, celebrities or politicians do we have? Desperate youths who desire to buy such properties engage in criminal or ridiculous acts.
We compare ourselves with those in advanced countries. If not for 5 to 10 years mortgage plans, most of them (including Nigerians in diaspora) cannot boast of owning a property.
Can someone in United Kingdom, earning £2K monthly salary, afford full payment for a 2/3 bed flat of £200K?
Nigeria's poor economy outlook is the reason why our young men are refusing to marry early. Apart from wedding budget, they have to save towards one or two year full rent payment for accommodation, while renting is per month in places we desire to rush to.
All is well. |

Good day all. I am a newbie here.
I am thinking of decking a proposed 3 bedroom flat in case of expansion in future.
Just want to confirm if cost of decking and bungalow roofing are similar?
Thanks. |

We left our unemployed youths at the mercy of foreigners, who are investing in manufacturing and processing sector. We want more factories and industries. |

Politics › Re: Reason For The Railways In Nigeria by Katlyst(m): 5:29pm On Jan 02, 2021 |
GidiCars: Nigerian leaders are greedy and only care about what they can personally gain from the deals, they don't care about the people or lands. They already secured their children's future in foreign lands. If shit hits the ceiling, they know how to quickly get away from the country. Leaders are a reflection of society. We like to exploit, oppress others at any slight opportunity. Check the civil service and you would understand better. Foreigners can't trust us with money/business. Likewise we don't trust ourselves. Majority of the citizens will still queue behind looters(PDP) & deceivers(APC) in 2023. Oh God of creation! Help our youth, the truth to know. |

Just like Lagos to Calabar railway project, the unrest in SS could be the reason why Dangote sited his oil refinery in SW.
Considering our economy outlook, we will likely struggle to pay back foreign debts. I don't have issues with the Chinese business model of being the loan-giver & project contractor simultaneously. Unfortunately, we are still repaying loans of uncompleted projects in past administrations due to looting. Thus, the Chinese model ensures completion of projects asap. |

Yorubas and Igbos supported Jonathan because of their interest, (even tho Jonathan later act on nothern interests)
then Yorubas turn around to support Nothern candidate because of her interests.
and Igbos Has also supported northern candidates in the past because of their interests. Now I understand why Tinubu sidelined his party's candidate, who had a slim chance against Buhari in the north in 2011.

jesmond3945: there are way many even living above the life you are living but that's not the point I am making. Why put people through stress and the end of the day give them a caveat that they should be self employed? After all they have bscs, why collect extra money in the name of being chartered? Why not allow them to pursue entrepreneurship? ICAN and BSc certificates don't guarantee jobs. However, have a plan B, while you pursue your dream job. A times, it's good to gain experience with low paying firms than wait till eternity. |

ednut1: its the reality on ground. They told us same when i did induction in 2015. The bitter truth is that Nigerians believe getting bsc 2.1 cfa, acca, ican, cisa will land them a job. In reality there are few jobs than qualified candidates. Blame our useless leaders since 1960 I know accountants that managed average salary in small firms, while trying to get chartered. Those that went straight for ICAN without practicing cannot settle for low pay and little or no work experience will be a disadvantage. |
Politics › Re: I Give Up On Nigeria As ICAN Tell Inductees To Become Entrepreneurs by Katlyst(m): 10:23pm On Dec 24, 2020 |
mrrandomguy: We focus too much on certificates and credentials while encouraging ourselves to embrace entrepreneurship.
Why should I train to become a chartered accountant just to end up as an entrepreneur?
Why should I go through the stress of passing an accounting exam that is meant to equip me with skills to perform a specialised task, but instead end up producing/selling electric cars, Android apps, liquid soap, small chops, waist beads, human hair and makeup? Why should I pay annual dues to ICAN or any of these professional bodies, when infact my aim is to own a garment factory or become a fashion designer at least?
What happened to vocational and technical schools? We should be encouraged to attend these institutes If they wanted us to become any of the above. We have lost focus and we should stop deceiving ourselves. They should just close the Universities and stop awarding BSc.
Modified ICAN trained you and you should leverage on it to make a successful entrepreneur by establishing your own accounting and financial management firm. Not to be producing make-up and perfume. How many exams did successful Igbo, Yoruba and co business men passed? The Igbo apprenticeship system has made more billionaires than our formal educational system.
We have lost focus, period I reserve my comment. ICAN, just like universities don't promise automatic jobs upon graduation. ICAN is a professional exam mainly for practicing Accountants.Due to some reasons, we apply for jobs within our regions instead of whole country. Nothing bad in becoming an entrepreneur as plan B, while you hunt for your career job. It may take 1 to 5 years to land your dream job with desired salary scale. |
