Hi Gani1, Nice to hear from you. How is life. What was the outcome of your findings on the land. I am asking this because a prospective buyer returned with a -ve feedback as per the status of the land. There are so many land owners in the location that have conducted their searches with +ve results (even bringing alausa surveyors). some bought up to an acre space then. In the past, I have done confirmation through someone in Lagos State New Town Development Agency (NTDA) . Someone who works with NTDA has 2 plts there and even told me he introduced his in-law or so to get a plot there. Granted NTDA might not have the whole Lagos GSI MAP but they did have the one for Abule Oluwa Prior background checks done on this property all came out clean. In any case, I am not in a hurry to dispose of the property since I have sorted myself out in my new location. I will accept N2.2m from you but if we are still not agreeing on a price, I will rather keep the property for the future. @chaircover and felllow Nlders, this is a general problem. I saw hell in Abuja trying to resettle. Not until I went back to Hakir ( also knew him via nairaland. Have since become friends). The whole thing is time wasting and if you think you can steal sometime out of the office (maybe your break time) just to check out a property with one of these ''agents'', you may find yourself in deep trouble with your boss. This space will not be enough to tell you what I went through is getting a place in Abuja. On a particular trip, one of the agents took me to prince and princes estate to see a 2 bed/r. After driving to the estate from my office,I waited in the car for up to 30 minutes to get the key from the 'sub agent' who didnt have the time to go with us. She just described the property to this other agent I was dealing with. DO you know we spent another 40 minutes looking for the property in the estate? Well at last we got there and instead of a beautiful 2bed flat, it turned out to be a self contained with a store converted to a second room. BUUUUUUT the gate was locked and we couldnt get into the compound. we only looked into the compound and asked a neighbour who saw us looking into the compound. whaaaa!!!!!!! Anoder one took me to Kabusa estate, abeg the story long.make I forget these things. I got a very nice place via Hakir at Dawaki. SHine ur eyes everybody |

by the way, there is supposed to be a layout diagram attached. I didnt scan that and bear with me fot the horizontal orientation of the doc.I have also given photocopies of the survey plan to interested parties so they know the cordinates on it. |
Hi all, I have received so many calls wrt this property. I have been repeatedly asked about CofO,Gazzette,excision etc. I mentioned in my first post that the village has 'excision' and is still awaiting the Gazzette that will follow. You can not proceed with CofO/Consent without gazzette but excision is enough assurance that the land is not under govt acquisition. (Ask your landlord if they have CofO/consent probably only 50% of then will answer in the affirmative but they will get there).Anyway, I have attached a scanned copy of the excision paper to aid your search. With it, you can understand exactly the status of the land and also take physical cordinates to confirm that the plot falls within the excised area. I know this is a rare I have taken but it is just so that I wont have to spend a lot of time on the phone explaining CofO/consent/gazzette and excision.

I worked with MTN before but I bought into the scheme as an outsider. Yes it can be bought into by outsiders. I think the payment is quarterly ( I will crosscheck but for sure it should be quarterly or evry 3 months. |

Just a little more info Initial cost cos t of the 2 B/R was 7m and one was required to pay 20% downpayment ( I paid (N1.4) added cost of 2.5m for infrastructure(?) Total should be 9.5M Outstanding payment due 9.5-1.4=8.1Million (the balance is not expected to be paid once. There is an installmental payment plan spelt out in the offere letter) What I am selling is my allocation (N1.4 mi + Premium) Premium is negotiable. The houses are not already built. Hi Neighbour, Abijo is between Crown estate and Greenspring school in Awoyaya. Its up to 7-10 mins from Abraham Adesanya all along Lekki-Ajah Expressway. Sincerely, I started that project with the hope of living there but developement wasnt following my need. I started another thing somewhere else and now I have been transfered. I cant keep both projects from afar. That said, you cant beat the potential of the property being squeezed between Eko Akete,Abijo Govt GRA, Zenith and Skye Bank planned estates. UNILAG school of medicine (Aparapaja) are just across the road. Land alone is around 1.5million in the area. Upon the fact that you are buying an offically 'excised' land Note that there are already buildings around the area and the GRA is presently being developed. I assure you its a good buy. I still think about not selling some times but the need for the money wont go away. |
