Now it's very clear and certain that businesses such as real estate is not one that can easily be transacted over the internet.

Many attimes you meet the person on the internet and transact business physically.

What I am about to show you is method that you can use to get ahead of your competitors and get hold of clients faster than they should, hence making more money. But then, you need to be able to run paid ads. I mean Facebook ads.

In real estate, one of the best form of getting prospects is in the form of leads( those who have shown interest in your business by dropping their details). This way you can contact them one by one to see those you can be able to convert into paying customers.

But then, there is this common method most people use nowadays. They simply just created a video and use engagement ads or video views to push it out.

At the end, many of these things ends up getting engagements, without any sensible conversion.

But then, you might ask: which way is the best?
How can I advertise my properties using Facebook ads and get value for it.

I will show you how. It's now left for you to either use it or leave it.

WHAT TO DO

1. Get your sales funnel ready.

By now,if you don't have a website to design your sales funnel, then you are simply not yet serious. That aside. Your sales funnel should explain in details what you want to sell and the bonuses your clients will get it they can buy from you. There is no point writing too many stories as many people do. It should be well detailed with attractive headlines, facts and pictures.

You can prefer to direct your traffic to a single page where they can fill in their details or make use of a presell before the main page( a method people use to send away unserious prospects) or whatsoever method you desire to use in your sales funnel.

2. Have a reasonable offer.
Most times I see people trying to sell properties worth over 12million Naira. In as much as this is good, you need to be able to ask yourself if people can afford that kind of offer.

People will rather pay in installments ( which is what many can afford) than pay all at once.

The aim of this that, make your offer a reasonable one that people can flow with.

3. Have a form to collect their details

At this point,let me say this: I am not a fan of email list. I don't know when I will be. I can't be convenient with the fact that less than 40% of my emails with be opened by the same people I spent money to get. I might use an email list later,but not now.

Make use of a form that can receive every necessary details including their office address. Remember, the target is to get 300 people who are serious.

WHAT TO EXPECT FROM THE ADVERT

You see, I am not an optimist. I don't just go around hoping things will be better without having a part to play. I believe more in facts and figures. Hence we will be utilising them here.

With a good and optimised ad targeted at nigerians, you should spend no more than 300naira to get a lead. I mean 300naira to get someone to fill the form.

For this advert, it's advertising to target 100,000naira. If you think it's expensive. I have a client whose former boss spends over 600,000naira monthly on online advertising.

Now , let's get back to business.

With 100,000naira, it's very possible for you to gather your 300leads.

I know some people might say it's a bit expensive na. I know. I run low cost ads too.

But the point here is this, real estate is not something you are trying to advertise to someone far away from where they stay. You can't try to advertise a property in Lagos to someone who stays in Gombe. There is 80% chance he or she won't buy.

Moreover, this is not something that makes everyone jump up. So expect the ad cost to be a bit higher.

So you need to be a bit careful. However it's very necessary you tweak your advert so as to know which one performs as much as you want. Don't forget, clearly state the offer you want to sell. It's important.

RESULT.

Well, I have found out that having a female voice over the phone helps to get the client more interested. Don't get me wrong. I am only trying to say female voices work well when calling a prospect to book an appointment.

WHY YOU NEED TWO OR MORE AUDIENCE TARGETING TO ADVERTISE YOUR PRODUCT

Have you ever been in a position whereby you needed to run an advert on facebook and after about a day, you stopped the advert due to the fact it was not giving you needed result or you just wanted to edit one or two things.

Then after you started running the advert again, you noticed that results were not even coming at all?

Has it ever happened to you before? Do you know that it's very frustrating?

Sadly, these are some of the things you encounter sometimes while running Facebook ads. But then, that does not mean you should be stock there. There is always something you can do or at least try and improve the sales ones again.

I will tell you what really happens and how to try and fix it.

At the initial stage, your advert was being shown to an audience who has never seen it before. Hence it kind off performed.

Now there are five(5) types of people your advert comes across on facebook

1. Those that your advert reached

2. Those that saw your advert without engaging with it

3. Those that saw your advert, engaged with it and did not buy

4. Those that saw your advert, engaged with it but said they will buy later.

5. Those that saw your advert, engaged it with and bought immediately.

Now the truth is this:
When you try to run those advert again using the same ad account, facebook will show it to the same set of people in the above 5 categories. Do you know that many of those people will ignore it?

Can you see that? Do you now see why your advert will not perform even when you changed something there?

Facebook has a way of randomly selecting who they will show your advert to. This is because you are not the only one advertising to that same audience. Hence, they will show your advert to a section of the whole audience.

Now this is where it gets difficult. If you are trying to advertise a product that lots of people have sold off already to the same audience they used, it will be very difficult to find a fresh targeted audience to show your advert to.

My advice is to find less competitive products that you can sell.

WHY YOU NEED A SECOND AUDIENCE

There are times when I have to change the audience I am using for my clients when I find out that the current audience I am using for them is no more getting the needed results or not even getting results at all.

I remembered something in December when I had to help a friend of mine advertise a weight loss product. The first audience I used only brought in one order after spending a good amount of money. I knew exactly what was happening, so I stopped it

I later changed the audience to another targeted weight loss audience and the result tripped. Yes, that's how effective a good audience can be.

I experienced a similar issues few weeks ago and then I applied the same technique and it worked.

But then, I mainly focus on changing my audience and not my sales page because I believe my sales page is not faulty.

After creating over 110 sales pages, for clients alone, I can say I know what works and what doesn't.

I have only had to change, edit a sales page once before it started getting results and that was almost a year ago.

"How To Sell On Social Media Without Running Ads."

For a long time, I suffered low sales as a result of inability to sell, feeling shy to talk to people and the fear of getting a NO.

The fear of getting a NO from a prospect was the worse, it killed my guts even before I took move to talking to the prospect not until i learnt getting a NO doesnt mean my products were bad just that it may not be the best for them at the moment.

As I struggled with it, I came across alot of people who made sales from social media which made me believe it worked and i began to take it serious.

I Took my time to make research on how this thing works, from then the journey began. It was a gradual process, quiet gradual i mean but its been worth it.

But i learnt a knowledge that made the journey easy ,quiet easy I mean,it was education based marketing.

This was how it worked for me , I stopped coming online to outrightly tell people to buy, which had made me look salesy . thats how most of us do, we merely scream 'buy' and that isn't good for us at all.

This was what i did exactly, I told stories around what I sold, taught people how to use my products, created video, picture and written contents, tried to inspire, educate and entertain people with what i sold.Had lots of fun pulling some stories too, some were serious too but all aided visibility.

That's a way to go, use educational marketing. Tell stories, teach, inspire, entertain people around what you sell. It gets you seen naturally without looking salesy

You run a Facebook ad and a customer (a man) sees it but cannot buy at that time maybe because;

*His phone rang and he totally forgot after the call.(it happens)

*His child mistakenly put off the phone, these are just examples but they happen always.

How do you make sure that this person can still buy from you?

So, I guess you now understand why I said you’re leaving a lot of money on the table right?

You might have gotten more customers if you had just showed that AD once more or better still continuously till, they buy (that’s the target, right?)

Not everybody will buy, that’s a fact, but those that couldn’t because of one situation or another beyond their control will have a second chance.

Even top Nigerian Marketers like Toyin Omotoso and Ken Ndubisi also do it, the first time I liked Toyin Omotosos page, I started getting retargeted to all his page posts.

Even Ken Ndubisi does it too, got hit with an AMP retargeting Ad and I was like “He’s good jor” , even saw the comments where someone said “stop following me” lol�

So if you’ve been running Facebook ads and forgetting retargeting or you simply don’t know, its time to buckle up in that aspect!

Instead of feeling discouraged when you realize how many businesses there are in the world – or even just in your state – consider this competition a good thing. This is positive proof that a need exists for that type of business and they have paying clients.

Now dig a little deeper into your research and determine how many of these businesses are in your specialty. Again, not to discourage you but to encourage you to set yourself apart, create a unique selling point that will attract your ideal clients.

When is Spying Unethical?

Smart business owners will always know what’s happening within their industry as well as locally with their competitors. In many instances, you and your competitors are vying for the same clients, so it’s smart to know who’s doing what to attract those clients.

Market research crosses the line, however, when you copy exactly what your competitors are doing. If a coach sends out a direct mail postcard and you copy the text word for word but add your own name to it, that’s copyright infringement and unethical.

Is sending out a direct mail postcard a good idea? Sure! But hiring your own copywriter and graphic designer to make YOUR postcard unique is a must.

The same is true when creating your website, sales pages, and signature classes. Always invest in your own business with your own professional copywriters and designers, or you will be known as a copier.

Not only does that tarnish your reputation but it can get your website shut down. Hosting companies do not have a tolerance for plagiarism and unethical behavior.

Can you create a class based on the same topic as another coach? Of course, you can. But put a twist on it by adding your case studies, discuss the topic from a different perspective, or offer another feature that the first coach does not – such as a private Facebook Group – to make it more appealing and unique.

Want to use some photos in your advertising? Don’t just copy an image from Google Images! Either take your own photos, hire a photographer, or use royalty-free stock photos. Go one step further and check the licenses at stock photo houses to ensure that you’re using the photo correctly for advertising purposes.

In general, stock photos with corporate logos or names are for editorial use only, which means they can be used in a blog post but not an advertisement or endorsement.

Pricing Research

Another significant reason to look at your competitors is to determine what price point your market can handle, but this may require multiple steps. First, check their websites and sales pages. What prices are they charging? What are they offering for that price?

Next check their testimonials and social media profiles. What does their tribe have to say? How active are they on social media? A large number of followers doesn’t mean anything if they are not interacting with them.

Lastly, search for reviews. If people are unhappy with something, they will let the world know about it online, usually more frequently than if they had a wonderful experience.

Again, doing this type of pricing research is not to copy what a competitor is doing but to determine if what you have to offer is priced accordingly. You will likely have differing ideal clients which can impact price. If you’re looking for local clients, your location will play a part in determining the price.

Pricing in lagos state, for example, would be much higher than in a smaller, more rural region of ph.

We know that we are a small competent company that takes seriously into account the desires and requirements of our paying clients, but something happened that changed our perspective drastically.

She walked into our office and asked to see the man in charge and she was asked if she has an appointment. Her reply was a humble one as she said ' I don't know what or why i came here, but i believe that a reason will surely come out.'

After a long discussion with her in the conference room, we concluded that her business needs an epic social media presence like no other. We mapped out strategies, created impeccable plans of attack but surprisingly, she said something that struck us.

'I don't believe that the internet can give me money to facilitate the future of my business.'

At that juncture, we went into another session of sensitization and boy was it long? We agreed on the terms that, she only pay for the implementation of the marketing process and if the plan work out perfectly, she can pay our agreed fee.

Long story short, the woman is a die hard customer now and she can't stop using our company to run online or offline marketing for her business. She paid two times the agreed amounts which was not the agreement but we appreciated it. Satisfied customer!
