Am an Architect, I built house in mowe, a well design and buit 3bedroom goes for 300k, although I would advice more of mini flat, and 2bedroom. Mowe is a good location if it is not inside inside where land is very cheap, u can check around Garage, Loburo, Rccg or thuraya junction, any good house there is a catch and the land overthere is solid no need for costly raft foundation, I have built many houses for people at afordable cost with the right design concept and can be of help to u, if u don't mind, I navigate several location both island and Mainland easily due to proximity tolagos, I also have several building at different stages tht can be bought andupgraded architecturally and completed nice. Am an Architect and was once in that situation but am happy I made the right choice, if u like duplex go for it cos no matter how beautiful a bungalow is a duplex is better in beauty, luxury, comfort, security and u can still save space for parkings,future developments or landscaping. I took a decision to go for duplex and leave bungalow to have more space for. Parkings etc and I tell u some around me and friends are saying they need another land for a duplex cos their bunglow is no more interesting. So that u don't feel like them later. U wont spend too much, even if u have done foundation just establish new column(pillar for lay man) position to carry the deck in relation to structural detail, u only need of 1.5million at hand when u want to do the deck since it is casted once, but u be happy u did it at last. U can even finish the down before going up. Whenever 1 sit at my projected balcony and enjoy good breeze not obstructed by the smaller bungalows around me coupled with saved space and security and I can watch surrounding buildings withhout a ladder, I thankGod i made the right choice. Duplex will definately stand out and the major additionis just the deck cost which is not much. Just get a very appealling design in 3dinensional views to c how your building will look after finishing and nice construction by professionlals not artisans. To me I prefer Archicad to revit. Have work on the too. Revit is cool too but the archicad roof is more realistic and automatic and make it real unlike revit that u need to b checking slope yourself before the computer roof your building

Something is not adding up, firstly as an Architect what kind of 3bedroom flat do you stay that you will know if her husband is in bathroom waiting for her, peep through you key hole while watching film, which kind of living room without privacy. Also you are not married but alway with female visitor how responsible are you. Her childlessness doe not have anything to envy from you cos u dint have chilldren yourself. Mr man be careful and watch your ways too. Something is missing in your story

Architects are completely diferent draftmen, Architects gives you the best design that suit your area and as a professional with 7yrs training university, he find out what exactly your aim is. is it lease, sales or personal, consider your location and the configuration of your land etc to determine the final design and he provide functionally appealling and aesthetic design, u can get a better value for your building. A draftman can give u cheap design with poor fuctionality that reduce the value of your house because he is not aprofessional. Generally u spend millions to complete a good house so why not work with a better design that makes your building unique. From my experience as an Architect I have re design so many buildings even at construction stage where the functionality is so bad and the client now blame himself for using a draftman initially. There are lot of diferences, paying 40k or more to save a projects that will gulp millions is better and reasonable to avoid penny wise pound foolish. To know more contact Arc Lanre 08035848491. Am talking from experience,a descent house cost a lot and can be done little by little,u need money in bulk to buy a car and u can use bulk money to go for house and plan remaining little by little to get a house,inexperience has affected a lot of guys who taught they are wiser by getting house first especially if is an Architect,engineer etc or contractor, a car has a lot of role to play in this profession have lost milions of naira job as an Architect without a ride , what I alway heard is I like your presentation but can't hand over money to u, or ure too small for your charges, this is enough for u, and when I got a car by chance my charges increase do u believe I was to be link with a client in Banana island and the only question is are u mobile and talk God I have one there after I got deals and made some money and add up and bought an infinity jeep about 2m still as a tennant a lot of critics start not knowing my problem. My first contact was my client who turn me down while using me legedis benz to tramp for just ovet 100k that is too much got excited when I went there again and told me have realy improved and offer me 500k which I turn down and to my surprise he increased it and now have made millions from him. Resently I was intr to client who told me if I was mobile being a young guy and I said yes, I met him in a company and I dint know I packed beside his ride, we went out and as I flash my keyless he was amazed and can't hide it he said do u owwn this ride and I said yes and he said he is comfortable with me, do u know my fees for the design can buy 2 of that infinity ride.
