Please, my electrician is charging me 450,000 for wiring of my 1br, 2br and 4br (4th room is a penthouse on top of the dining area).
Note that he has already done the initial electrical works. He now wants to wire the flats at this stage.

Please, share your sincere thoughts about this suspended ceilings.
I am considering it because of the ease and swiftness of installation (installers has promised 4 days for a 4br, 2br and 1br), ease of maintenance and accessibility to the roofing area, minimalistic design options and affordable pricing (roughly 85k to install for room of about 14.3sqm)
Are there any disadvantages i need to be aware of?
I really need your advise.

I'm surprised that the food/water the labourers will eat/drink and even the clothes they'll wear during the period of working for you are not included in the quote. If not, why would the work tools every POP installer should have be also included in the quote? You will know what to do after the professional POP guys here make their comments. Lol...omo! Which of these gives more value for money and easier to carry, easier to replace in case of damage, easier to install on roof and easier to spread the load balance across the roof? Excellent analysis. It is very convincing. But the technology of these higher sized panels are usually better than the smaller ones, such a single 700w will give significantly better output than 2 units of 350w. Also, most solar panel companies that known to produce quality panels do high sized panels these days. Although I doubt I will personally go for anything less than 590w though. But the thing is, landlords, roofers and carpenters should begin to design roofs and select roofing woods and sheets with solar panels installation in mind. My roofer measured my roof space and gave me a quotation based on 0.455 aluminium thickness. When I asked him why he arbitrarily decided on that low thickness level, he just said his clients always complain of price when he quotes higher thickness levels, and that the 0.455B can still be successfully installed without leakage, "sey dem go just dey waka small small on top am as dem dey install am". I just weak. I had to tell him solar panels will be installed on them and we had to eventually go for 0.55. Roofing wood nko? The guys at the sawmill will first quote solo (half) wood for you because they will make more money and it will be slightly cheaper for you. You will see a supposed 2x6 wood looking like 2x4. You have to insist that you want full wood across all the sizes so that you can have a solid roofing Base that can withstand any kind of wind and solar panels. And the difference is not even more 300naira on each wood The peace of mind will always justify the extra cost |

diordaves: Rental properties are challenging to be honest. There are rogue landlords and there are nightmare tenants from hell. As a landlord, I don't operate in the luxury market. I rent for the middle class, civil servants, traders and lower end of the market. My experience is positive. By and large, my tenants are reasonable. Fixtures theft by tenants is extreme to say the least.
I do my bit. I don't rent without a rental agreement with all responsibilities spelt out between myself and the tenants. All parties are aware and alive to their responsibilities. As a tenant, you move in with all fixtures working and safe- plumbing, electrics, door locks and windows. When you leave, put back the fixtures to a safe working condition as you met them. If you leave the property damaged more than your deposit, I will seek payment. This is normally in the rent agreement. I admire your experience on rental issues. Please advise me on this issue: In 2022, I moved into a 3br with 3 toilets. 2 of the toilets have an Ariston water heater, but one of them has never worked from the onset, so madam just goes to the other toilet with a working heater to get hot water for the kids. In November last year, the working water heater started leaking profusely and I informed the agent immediately. I also informed the plumber who handles the plumbing works of the house and installed that particular heater, and he told me that the water heater had been there for at least 10 years and can no longer be repaired - whatever that means. Agent has spoken to landlord and landlord said I either fix or replace it. I am a conscientous person and i have enjoyed my stay at the house (i am leaving the house soon), so I advised the agent that instead of doing a fix that may not work or just work for a while and die off on the next tenant, I am happy to contribute 25k towards buying a new one. But they are having none of it. I dont even know where to fix it and I am even too busy to go through the hassle of getting a plumber to uninstall it, fix and re-install. I have seen a cheaper heater (Sweet Homes or so) of 62k and I am considering buying it for them just to leave on a good note. But my question is; is it not out of place for them to even ask me to replace the heater, considering that it has been in use for at least a decade even by tenants before me? So if I had moved in last month and it started leaking, would they still have asked me to replace it? Also note that the heater is never tampered with. Nobody touches it and we use it only on nepa. Deposits in banks are recorded as liabilities, and unless there is a government directive, such as the previous administration’s attempt to mandate the transfer of dormant funds or accounts inactive for over 10 years to the CBN, banks cannot unilaterally move funds. Without such a policy, money in a deceased person’s account remains there as long as the bank operates.
Claiming funds from a deceased person’s account typically involves these steps:
If the deceased left no will (which is common in Nigeria), the family must approach a Probate Court to obtain a Letter of Administration (LOA).
1. To start, the family presents the death certificate at the probate registry. The authenticity of the certificate will be verified.
2. The registry then issues a letter allowing the family to request account balances from all banks where the deceased held accounts.
3. After obtaining these balances, the registry prepares the Letter of Administration for the appointed administrators.
4. The administrators take the LOA to a bank to open an Estate Account, titled as: “Estate of [Deceased’s Name]”.
5. Account opening requirements remain standard: valid IDs, BVN, proof of address, etc.
6. Once opened, funds from the deceased’s account(s) are transferred to the estate account, and the original accounts are closed. I am currently in same situation and currently reviewing quotes. See the prices i got for my penthouse comprising of 7 windows. I have a total of 43 windows, but I decided to test the waters first with 7 units. I removed the burglary option and I am using a net that will screwed from outside, instead of having a separate rail and profile for it. The guy said he will use Tower profile and glass of 4mm thickness. Still wondering whether that is fine. The highlighted part should be 2ft x4ft , and not 2ft x2ft For your own quote, why are the prices of the 0.9m x 1.6m and 1.2m x 1.4m windows the same thing? One way you can reduce price is to remove the burglary proof option. It will be cheaper and even better, security-wise, to have a welder do the burglary proof separately. You can an average of 30k if you go that route. There is also the option of the type of aluminium profile to be used and the thickness of the glass. I understand that 5mm thickness and Tower profile are desirable. Still doing my research and asking questions though I am also considering either buying the materials myself and having a fabricator do the fabrication on site while I pay him money for labour. I wonder whether that will save one some costs. Really grateful if others can contribute too.

He is charging 28 percent of the total land value plus 250k for the first batch of payment, according to him.
This is a 4 bedroom bungalow that I'm trying to build in the Obafemi Owode local government area.
I hope the so called local government officials will not come after making such a ridiculous payment How do I reach you? |

The security guard told them that the site owner is a soldier and since then, Dem no show again....mine was 250k or so.. Don't take them serious.Continue with what you're doing and if you think they'll be a menace, keep 20k for one side give them.. DON'T PANIC Thanks for this insight, sir. Tazermatic: Hello everyone. Hope you all had an awesome weekend. We at Front Line Contractors define a great weekend as what follows after we have successfully delivered our projects/orders to the delight and maximum satisfaction of our clients/customers. So today as promised in the last post we shall discuss the installation procedure for EPS parapet.
Now EPS parapet can be installed at any stage between roof beam level and even a completely roofed house. If the house will not carry a roof beam(like most bungalows) it can be installed after the final course of block work Our focus today however will be installation during the roof beam stage. Bear in mind that at this stage the reinforcements for the beam must have been laid and the internal form work also in place..The EPS parapet acts as an external permanent form work for the roof beam. Materials Needed : binding wire(preferably galvanized steel binding wire), Nails, Leveling Instrument, Saw, glue powder&cement mixture.
1) the first stage of installation will be to find level around the building using leveling instrument and marking using line or plywood for example as shown in the first pic
2) second will be attaching the parapet to the wall by tying the biding wire through the body of the parapet or using nails to secure the binding wire inside the parapet. The holes created will be sealed permanently using the glue powder & cement mixture. This is done at intervals along the perimeter of the building, say every 0.6m or 1m 3) third will be tying the binding wire to the roof beam reinforcements
4) fourth and finally will be the casting of the roof beam which holds everything securely in place. Finally all the joints and any dents left on the EPS during installation are dressed and permanently sealed with the glue powder & cement mixture. What you have at the end of the day is a strong, durable, straight cut, zero error parapet.
A parapet installed this way will never falter unless the building itself collapses. You did a good job explaining the installation process. Are you still in business? |

Concrete will almost double the price of polystyrene while the difference in price between Aluminum and polystyrene is not much Hello boss, How has your experience been so far? Does it still give value for money? Is it still holding up well? Any regrets so far? Also, when is the best time to do it? I have just finished my super-structure and now in roof stage. Currently on a similar project (although mine includes a penthouse in the dining section of the first 3br) and it has gulped 20m with just roofing, with roofing remaining to be done. I have been documenting my progress and will create a thread on it when the time is right |
