Guys, please I need advice. My employer recently sent my 3yr CoS to me and while it's a good thing, the cost that goes along with it seems to be much at the moment as we just finished paying tuition fee. Loan companies needed us to have good credit score before we can be eligible for loans. Are there any alternatives we could try to be able to get a loan?
- Did your employer inform you about the costs, before completing COS process........

- if they did not, request a salary deduction plan, from your employer........

Why do you want to continually pay your landlord's mortgage, when you leave the property, the landlord wants to inherit your deposit (by fire, by force)........

You pay rent of £30,000, zero % equity appreciation heading your direction, you cannot hang your television on the wall (if holes not already present), when your children paint the walls with crayon(your blood pressure is elevated), when carpet is stained(you start suffering from tachycardia)......🤣😂

I always say that Nigerian and British politics should not be compared in any way. It's been downhill. In Britain it's downhill then upwards then downhill again. It ll be uphill for the next 10 yrs at the very least. We all deserve that

Nothing was hung on the wall and I didn't drill any holes. Infact, the paintwork was in fair condition when we moved in and this was documented in the inventory. The oven and extractor was cleaned and left in a better state than we met it. The blinds were already impaired before we moved in and I ensured this was documented on the inventory when we moved in. It appears letting agent B has not read the inventory before coming up with this amount.

I didn't agree with any of the damages. I made this clear in my email to both letting agents when agent A made a claim against the deposit.

Both myself and TDS made every effort to get evidence of the claim made against the deposit by agent A, who claim to have acted on landlord's instruction, but he stopped responding.

TDS had to rule in my favor.

I did not take pictures when I checked out.

For the records, it's very important to take photos and videos (pre and post occupancy)........

TDS came about, because LL's would make every excuse, not to return deposits ...... TDS was established about 20 years ago, imagine what was happening before TDS .........😂🤣

When I first commented I didn't start out but saying anything to do with colour though! I didn't know if this was a Nigerian only forum. I mentioned I was only British, and not Nigerian.

In an attempt to not be rude I seem to have offended several different people 🥲

It was also semi relevant to the conversation which was about what British people's worries are, potentially around immigration and if they would express them to an immigrant on the doorstep.

As a non-immigrant, I probably have some insight into what people may say behind closed doors and I was trying to express that.

I need advice on how to deal with a letting agent trying to rip me off. Apologies in advance for the long read.

• The tenancy started as a shorthold tenancy from 4th March 2022 – 3rd September 2022, thereafter monthly rolling contract.

• 17 March 2023: letting agent A requested a 12-month tenancy at landlords’ instruction.

• 31 March 2023:12-month tenancy signed effective 4th April 2023 – 3rd April 2024 at an increased rent of £800pcm.

• 17 July 2023: Letting agent A wrote us that the landlord had decided to transfer the management of the property to a new letting agent B, under the terms and conditions of the existing tenancy. Letting agent B provided their account details same day.

• 11 March 2024: Three weeks to the end of the tenancy, letting agent B wrote to us that the landlord wished to renew the tenancy but with at whooping 18%. While we acknowledge the landlord's right to increase rent, the very short notice of such a substantial increase was distressing for us. We were asked to either propose a new term or confirm non-renewal in writing in accordance with the terms of the tenancy agreement.

• 18 March 2024: After careful consideration, we sent a notice of non-renewal to letting B which they accepted. The key to the property was returned to letting agent B a day to the tenancy end date.

• 8 April 2024: I requested full deposit from TDS. Letting agent A responded same day demanding full deposit; £775 rent and 119 for redecoration.

• 9 April 2024: TDS wrote to all parties to make contact before 23 April and attempt to reach an agreement before the dispute can be referred to adjudication.

• 10 April 2024: Wrote to both[b] letting agents A&B[/b] demanding the reasons and proof for the request on my deposit despite having paid rent in full up till 3rd April 2024 and vacated the property thoroughly cleaned and without any damage. Letting agent A responded same day that the claimed figures were provided by the landlord but would reach out to them for more details.

• 19 April 2024: Letting agent B responded asking who provided the costing as they have not discussed deductions with landlord. I responded same day that the costing were provided by letting agent A at landlords instruction.

• 20 April 2024: Reminder sent to letting agent A to provide details of claims made. No response.

• 28 May 2024: Dispute referred to adjudication

• June 18 2024: Decision made by the Adjudicator in my favour because landlord has not provided any evidence to substantiate their claim.

• June 20 2024: full deposit received in my bank account.

• June 21 2024: Letting agent B emailed me requesting £1.5k with details in the attached screenshot.

We did not sign any agreement with letting agent B and I understand the deposit was not transferred to letting agent B.

None of the claim is valid by letting agent B is valid and I need help on how best to respond to them.

I'll add to your point, housing in one of the ways to build generational wealth and one of the tools used to keep black people economically poor in America compared to whites.

Read up red lining and how black people were denied home loans back and after the civil rights movements. Meanwhile, white people didn't suffer the same, were able to purchase homes which in turn they passed on their children, who then had a headstart in life.

Let's leave the typical I better pass my neighbour mentality of some nigerians, whether you chose to remain here and go home, IMO, you are duty bound so that those that come after you can build on the wealth you acquired.

Buy, if not for yourself, but for your children's sake. Home ownership is one of the major ways to build generational wealth.
I get accused by many, that I am making them run a property race unnecessarily......

I tell them, when their property appreciates and starts building equity, would they give me a penny.......🤑😂

Advicing people to buy, is never for my benefit or yours......

Finally, the whole narrative is becoming increasingly insulting moreso with the significant societal ignorance around immigration e.g saying students come with parents. Just like with Brexit, a part of me wants them to win so lessons can be learned. Only that the initial downsides for my people still already on the pathway may be steep.

My issue it that the noise gives alot of people whose lives are heavily bankrolled on the sweat of migrants and who otherwise would be taking notes the room to cast aspersions.

I now see why some European professionals simply left the UK with Brexit and many more stopped coming. Perhaps they found the whole talk insulting. Oddly enough it was recently muted in some quarters that the UK was looking for a deal with EU to get EU workers to come over hehe.. I wonder if its arrogance or ignorance. Its like seeing humans like items on a shopping till.

The whole narrative of immigration needs to be elevated above base discussions. First how many immigrants are needed for the economy to stay afloat. In what sectors are they needed? How can they be supported to reach the pinnacle of their potential and not milked by the state for every penny.
View all this quibbles, like a boxing match...... I would not anticipate you would not hit me hard, if I only rub your forehead........

Unfortunately, immigrants have always been milked.... Because it's a pay forward scheme, you cannot be seen to benefit from what, you have not contributed into.......

The immigrant inturn, would now have to ensure they get all the benefits they have been taxed for ........💰
