Good day All, Please how do I explain to the VO that my current employment is owning salaries as I won’t be able to provide payslips of recent months and they won’t be able to see the salaries for the affected previous 2 months.
Though I have a sizeable amount in my account, I have a sponsor who’s going to cover all my bills.

Please in a case where an applicant provided two sponsors’ statement of account alongside the applicant’s statement of A, and then an NSE request was gotten.
Would the applicant have to submit MBS for all the three initial statements, or can the MBS for the main sponsor be submitted alone if it has well over 30k CAD? |

Hopefully when you secure your visa and you choose not to continue with the Trent, you may seek for a refund of your tuition and transfer to Ryerson University.

I just got an admission to Trent University for a masters degree for Fall 2021. I applied to Ryerson university but I’m yet to get an admission decision. Being that Ryerson university is more ranked than Trent, should I wait for Ryerson? Or I should proceed with Trent.

awys: I didn't do any property valuation I just did a gift deed of the money transfered to my account from my sponsor and included my SPONSOR'S landed properties, receipt's,C OF O,survey plan and receipts from lock up shops thats all. Then I explained that the landed properties are in blocks of flats reflecting her sources of income that's all. Okay. Thanks |

Copy of Sponsor’s Employee ID card 7. Letter of Introduction from Sponsor’s Bank 8. Statement of Account from Sponsor’s Bank for 6 months duration 9. Copy of Sponsor’s landed property documents (could be a survey plan or C of O) 10. Copy of investment certificates 11. International passport page 12. Birth certificate to show relationship 13. olasubomy: There are several ways you can proof ties to your home country depending on your story;
(1) If you currently have a job, you can get a study leave letter from your current employment and Letter of Reference/Introduction from your HR unit. With this document, you can demostrate to the VO, you are coming back to your job after your studies.
(2) Your Pension statement of account can also be a home tie.
(3) The property does not need to be in your name since he is your biological father - This can be a strong home tie if you are applying alone so you can demonstrate to the VO that you have responsibilites back home based on the key position you hold in the family,you can just do an evaluation of the property by a qualified Estate surveyor and valuer, the valuer can go a step further in addressing the document to The Deputy High Commission of Canada.
(4) You can get sample old pictures like 4 or 5 that you took with your family as further proof.
(5) If your parents has a business, attach all their incorporation documents - with this you can demostrate to the VO that you intend to come back home to oversee the family business.
So it all depends on your story. I hope this helps. Please I am just about doing a valuation on one of my Dad’s properties. The estate valuator wanted to state in the report that the valuation was being done to aid in my Canadian Visa Application. I told him not to do that and to just do a normal valuation without any mention of Canada. Going by what you said above, should I tell him to go ahead with he initially proposed? |

ConradAce1: I think it goes both ways; 1. Finances: that landed property is worth this said amount... In case of financial constraints while studying, it can be sold to meet up.
2 Home ties: if the said property is own by you or gifted, shows would return to have what you studied in CA installed on that land. Example farming and all. Again, could be a house gifted to you. Shows you well established back home and there is no need for you wanting to remain there.
So in all, in depends how it’s outline in your SOP What if the land belongs to your parent, and you explain that the land will be inherited by yourself and siblings. |

Please I want to know if I can get a deed of gift from my Dad and my Mum, even though it’s my my sister who is sponsoring me?
I am asking because they also want to support me and have transferred some monies to my account. Can a deed of gift be used to explain what the huge deposit is for?
My account balance without the money from my parent has more than 10,000 CAD for my living expenses (mostly from my sponsor and my personal savings from my salary earnings).

I am currently putting together my SOP and supporting documents. My mom and dad has separate lands which were acquired over 13 years ago. I have the C of Os with me, but they don’t show anything related to the value of the properties, which I believe should be over 70m as of today.
I want to use the properties as part of my home ties. Is there a way I can show the value of these properties so as to convince the VO of how important the properties are? |

Having gone through this thread, I seem to notice that applicants with siblings in Canada do get rejected.
For me, my sister is a citizen of Canada. She’s going to be my main sponsor while my brother in the UK will be my second sponsor.
For ties back in Nigeria, I have my parent and two other siblings in Nigeria, my parents and my brothers have landed properties in Nigeria. I can get a letter of study leave from my company where I’ve been working for almost 3 years now.
Please do I run a risk of being rejected due to family ties in Canada and Nigeria? |
