Well I can say the above because mostly wages are paid weekly or fortnightly, rarely can you see employees being owed due wages talkless of going months without pay. In general, systems works in the western world. Does the system work in Naij? Your guess as good as mine! Can employees in Naij be owed over 6months wages yet continue working for the same organisation? Normalized occurences. So whats the solution. Well if you decide to be a landlord in Naij you either must shrewdly define your prospecting tennants by providing a classical well serviced apartments in niche location targetting abundant highly skilled andanprofessionals mobile professionals who MUST be ready to pay monthly by direct debit. Minimal stress will be acheived. Otherwise you must be ready to buy the agbero wondo because even the so called Naija estate agent will pay school fees with rents collected from your few part paying tennants. |

Ebi like say prices don dey come down. Last week got quoted N2350 per square metre for 0.45 guage Aluminium (Metcopo) but yesterday got a revised quote of N1950/sqm same Metcopo at Onitsha. Similarly woods coming down as well 2x4x18 hardwood down from N900 to N780 3x4x22 hardwood down from N800 to N600 Saving me around N285K total cost on roofing wood alone buying this week as against last week. Onitsha price. Is this experience similar else where and on other materials? hi If to say I fit offer beer here I wouldn't look back but I go reserve the beer for Oga ericko2k2 if we meet for Presidential Old Kent Road. |

Good that you two have sorted and Muyesky has completed finally to your satisfaction. We await similar resolve between Osaz and Olawale even when I will be among those who would prefer to extend the benefit of exhausting all avenues of resolving these cases you agreed isn't fraud offline, and even go the extra mile of warning the contractor that you would go public ever before doing so. There is a fine line between rushing to report contractual negligence in public forum without genuine attempt at above and malicious allegations whether unintended or otherwise. As a new guy in Nairaland particularly this property section, I must say that I continue to be enriched by the wealth of information and learnings freely available here. I get to know and made new friends, and did business with people I met here. People that I may not ordinarily have met or deal with if I didn't stumble into this property section sometime early this year, very lovely, honest, and down to earth individuals' Spyder, Abdulwastecxs, Podosci, to mention a few. These guys are rare gems of contemporary Nigerians with impeccable qualities and unalloyed honesty lacking in most of us. I pray that they do not derail even in adversity, tribulations, or temptations as they pursue their heart desires, for in them lies the heart of future Nigerian we would all cherish. Does anybody have a good idea of what the cost of these generators would be in Nigeria The first is a 22KVA 2009 model with 1,500hours The second in red is a 30KVA with 2,200hrs Thx

Stateside:I think it makes a lot of sense to observe reduced cost in labour. But labour is not the only building material that is local. Wood is local yet the prices have gone up irrespective of supposed low demand due to reduced projects. How can the increase in cost of wood and other local building materials be explained in the context of demand and supply relationship? ![]() I was thinking that low demand in the midst of steady supply of these local building materials will result in reduction in price to show that demand has effect on price, but that isn't the case. What is at play here? |
diordaves:Interesting! but not surprising. In these parts of the world, extreme engineering is the watchword especially in large construction projects. What baffles me is that during construction of these projects, the whole place is cordoned off. You are not allowed close to the site without a company specific safe pass. Well we always think it is only for health and safety purposes. But now I can tell that most times, to protect the engineering technology being applied which obviously usually guarantees solid and eye cashing constructions when finished. At times these projects are completed in unbelievable record times, in some cases a project you will think will take months would be completed and comissioned in couple of weeks and you begin to curse naija.....if na Nigeria dem do this project, igo take years, see as these oyibo finish this in weeks....... Well now we know some of the materials they hide to use and why they can finish big projects in weeks instead of months. You never know what houses are made of here except when rain or fire go to war with some of them as this has shown. I bow for oyibo! Imagine deploying such a far cheaper waste material in what one will think was a multimillion pounds project.!!! If Alaba people know say these can be building material...o'boy they will be removing it from every gadget sold and selling them differently. ![]() |

Did anybody observe the same; The cost of labour has remained stagnant and in some cases came down despite the so called 'dollar don add money ooo! I think it may not be unconnected to the decline in available work due to scarcity of new building sites. If it is related to diminishing new building sites, what effect then does demand and supply have on the price of building materials that is still skyrocketing ![]() Does it mean that relationship between demand and supply afterall has no real effect on price. That in actual fact other factor(s) determines price independent of the elementary understandings of the influences of the two variables on each other. Mind you I'm not an economist hence marvelled by how this trivial occurences and the intertwining of demand/supply determines choices that affects our wellbeign, and here our building projects. I wouldn't mind a slight deviation here from an informed person helping to highlight what is actually happening and how we can wither the storm materials wise. Just |
As we are gearing to deck the attachment, my mind is already on the roof as I kept contemplating whether to use long span aluminium or metcoppo since the price of stone coated has become a babyboy. I may be lucky to stock iron rods as part of the initial materials for starting buildings but my eyes werent at the roofing end otherwise I would be smiling in one corner if I had pre-stocked the roofing sheet when price was good as price of stonecoated roofing which could have been my prefered roof has gone to the roofs. Is there a supplier there willing to sell at a discount? Please provide your quote for an estimated 600sqm roofing. As I would equally appreciate price quotes from long span and metcoppo suppliers. |

Wealth transfer; It really gives joy to see that the little cash one scratches from the abundance of wealth stashed here in the Western part of the World reaches the interior villages that populate the forgotten poor. That was why I always insist that where practicable, Abdulwastecx should use the locals from my village. The importance of a N1,500 /day earned as a mason servant for a responsible father cannot be underestimated in the upkeep of a family especially during this period of new school term in a country where primary education is not completely free even in state schools. Who knows if a med doctor or nurse can be raised from such wealth transfer to become my GP on retirement. Building in the village using locals is both an investment to self and to the local community for those that shares the value of common humanity. I pray to continue to have the means to be of value to my local community.

Its got to lintel level. Certain stages of building construction requires explicit involvement of qualified professional. Its my view that proceeding from here requires the presence of a qualified professional. I would ensure that that happens even if work will be further delayed.

Can somebody help to suggest the composition and equipments from solar energy that will allow me to have a minimum of 18hrs of electric power in the house enough to power at least two 1.5HP split unit, two fan, 2 televisions, standard fridge/freezer and couple of security lights/bulbs all at a time and bearing in mind the system will be 100% independent of any connections to external power generation systems PHNC or likes. Any help will be appreciated. |
Skewed globalisation, and World geopolitics affects us adversely due to poverty of mind, get rich quick syndrome, but most precariously lack of inhibition to unproductive sharp practices and our affinity to corruption. Is it any wonder that the 'Change starts with me' mantra, one of the best mass reorientation programme ever launched by any government in recent times were albeit in absence of matching economic programme, thus lacking in any incentives to be generally welcomed, accepted, and socially entrenched in our psyche, all due to the attitudes earlier mentions. We have all it takes in material and human capital to establish the enabling environment to develop and progress as a people if only the change will start with me!! As a developing country we have to eschew corruption, abort get rick quick mentality in establishing enabling environment to take advantage of globalisation and gain the respect of the brutal geopolitical bereaucracies that have helped to advance countries of our likes. We dont need white or red to do it for us, we need Nigerians and each other. |
