Let me give you a hint here sir.

Here are the components of polystyrene
1. Polystyrene fascia
2. Head beam ( you need it with or without the polystyrene, so I don't add the cost to the total cost of the job).

For the polystyrene, there are different sizes and design. the beauty of this is you can take your design to their company for production.
We have 250 x 250mm which cost about N2,800/m
We have 450 x 450mm which cost about N4,500/m
And you can ask for special production which cost less.
Note: I normally ask for special production which cost less.

You will need binding wires
Pay for installation.

For a bungalow, 250 mm x 250mm is adequate
For a duplex 450mm x 450mm is adequate
For a taller building 600mm x 450mm is ideal.

Major cost are :
Cost of polystyrene
Cost of installation
Cost of transportation

For a typical project (minus) head beam
4200 + 1000 + 350 = N5,550

Assuming your building has a perimeter of 100m, then it will cost you N5,55, 000 (excluding head beam).
Enormous thanks for this breakdown, can't get enough of of your lectures here. Well done. But would like to know how you factored in the cost of transport I.e. from which point to where? What is the comparing cost of equivalent measure for precast or in situ concrete facia.

We are experiencing some technical delays on taking of hands on construction of this project. The proposed plan appears to need adjustments as the initial plan was drawn without site visit and the measurements given of the site was wrong. I arranged an Architect to visit the site to get correct measurements and do the needful. I would be informing soon of further developments....

Guys, today 4/18 was a little crazy. It supposed to be the day my friend gets his docs back. His attny went to his daddy this evening for the docs. He told him to keep convos very brief cus the man would start talking about how ww1&2 were fought to delay subject of the matter.

Humm, attny said he felt bad when his saw his father perplexed. That he did not expect his son to come for the docs. He showed everything to him that he can't sell his properties, that he only threatened to do so bcus of info he heard plus he continued the project without his consent. Attny did confirm my friend's name is on everything showing its all intact. During the discuss, he called my friend when his father breaks down and asked if he should go ahead and collect the docs?. My friend said 'yes'.

There are two other people with his father that my friend doesnt like or get along with. These people know everything about my friend's affairs while his biological mother is deprived from seeing her son's deeds, c/o etc. This is exactly what my friend doesnt want. His dad prevents his mom from visiting the sites or having anything to do with her son's assets. Yet, allows "outsiders" to have access to them. His concern is what if something happens to dad and none of his siblings, mom know whereabouts of everything? This makes no sense but papa doesnt reason like that.

My friend understands attny's feelings. So he said he never intended to take the docs from him. He always had them since 2010 but he never seen them. He said as long as attny is sure they can not sell his asset legally, he wont worry anymore. My friend's move is quiet understandable. Last week his step mom called him from nija and pled not to 'fight' daddy. She said to leave the assets for him to do whatever he wants with them, that by God's Grace he will build more elsewhere. This is threat to him knowing fully well the woman is dubious even though she may right this time. He sees her statement as trying to sabotage and scam him. That's why he made big move. Something they NEVER expected cus no one would do that in the family. They were caught by surprised this afternoon. Them no no say my friend got yankee mentality and he would do it if provoked. He never intended though. He just wanted to show them he can and it worked.

His attny said: "brother i:e my friend, what i notice is that there is no diplomacy between your father and you and perhaps other children as well". Lawyer was very correct. Papa doesnt give room for friendly discussion btw himself and his children. He disrespects them and divulges their secrets to every Tom, Dick and Harry. He feels like they dont know anything and cant do anything without 'outsiders' or his youngest wife involved.

Lawyer also said: "I notice that your father is jealous of you". He doesnt want anyone have access to you except him". This is absolutely true as well. His father doesnt want his mom, siblings close to him. He only wants his youngest wife whom my friend doesnt get along with and non-relative through him to have access to him. This is crazy. Generally though, his dad is fairly nice but i dont understand him in most cases. All of his children dont either. They all distance themselves and try as much to keep away their personal life from him. He's not open at all.

Bottom line is, he wants to have his dad keeps the docs provided they are secured. This is to show respect for him and his lawyer due to what his lawyer saw and said. He said "brother, i dont think it's a good idea to severe ties with your dad like this. Try to be more diplomatic with him" My friend did not intend to severe ties. He just wants to keep distance and help him and be there for him from afar. dad is really too much.

As for his lil brother who knows dad very well, he said "no no no, daddy is very funny. He's playing prank" grin grin grin
Well, I still think the story is relevant in this thread giving that it is talking about land purchase, building construction, and father son cum family relationships as regards building project of a guy in diaspora. It makes sense I'll say to have the story here.

Interesting, I don't know parapet also serves as roof sheets wind protector. Some might say where the common sense.

But most of the times common sense is never ever common a'll.

They are not designed to carry load.
Parapet, insitu concrete fascia, precast concrete fascia are all design to change wind direction in other to protect the roof against roof uplifting and to also beautify the house. The load is actually carried by rafter, tie beam and transfer to the accompanying head beam

Great work here guys. But why would people go on to use precast fascia when they can conviniently use polystyrene fascia that as far as I can see here seems to have same or very similar aesthetics. Which one is better everything considered. Great renovation. Well done guys.

After reducing the tons as advised by Abdul, do try and look at the followings as well;

The guy gave you a quote of half inch granite of 3 20tons @N55k each totalling N165k at floor slab section, but then again in another granite quote same half inch at beam section, he quoted 1 10ton @N45K. If 1 20tons costs N55k, does it make sense to buy 1 10 ton at N45k each. If that were the actual price, why not buy 1 20 ton @ N55k thus save money. It doesn't make sense to buy 1 10tons of half inch granite @N45K when you can buy 1 20ton same granite @N55K. There is a great different between N90K and N55K. The guy is a joke!

Again for sharp sand, he quoted 2 30tons @N135k total N270k which means that each 30tons is N67.5K giving N22.5 per 10ton. But again he gave another differing quote of 1 10 ton @N25k for beams. why that is fussy.

Similarly, through varying quotes here in nairaland, I observed that quotes for binding wire and nails has been consistent across quotes irrespective of locations at N2k and 5k for binding wires and nails respectively. It is only in yours that I see N6k for binding wire and N7k for nails. What an exception?

Reinforcements (10, 12, 16mm) 7tons (1st slab section) and 2tons (reinforcement section) @N115k each. I am at loss for which size of the iron rods was the quote. Is he suggesting that the prices for the listed sizes per ton are the same (that would be outstanding), or did he omit something there. Not very clear to me, perhaps am missing something.

Don't allow shy-lock builders to take you to the cleaners. Shine your eyes and ask questions and shop around. Don't be too trusting. Good luck!

Well done, good way to start focusing but a friend once told me the best way to start is to start the project. If you determine to build a house and have steady source of reasonable income, then start your project. He points out that getting the cost estimate although is good but often can discourage starting the project.

Once you have the land, start with thinking of the materials that would get you to a particular milestones say to DPC level, then to lintel, deck, etc and do your thing in stages. Building will surely cost you millions but not at once.

Somebody like me that has no millions cash would rather forget the millions and start with the thousands at hand. Millions I know would be spent without one knowing it, and I prefer not to think of it else I would be overwhelmed.

I have come to learn here that you dont have to have millions and millions to start a project of reasonable size and capacity.

All these bearing in mind that one cannot realistically have the thought of building a 6x3bedroom flats without some commensurate source of income and only hoping in miracles.

Good to know that drillings are charged at certain amount per meter basis.

With 5k/metre and mine was said to be 90ft (is it?) Or 27 abd half meters, it could have cost me around N140k to get it done by you. Oh! I missed out a saving os around N70k for labour as mine was N210k. Meaning I did it at a little short of N8k per meter. Good lesson though as prospecting clients would now have a reference point to bargain from. Thanks @Arnoldo.

The importance of sourcing a consistent and cheaper sand supplier from onset cannot be over emphasised considering that you needs loads of sand through the duration of the project.

I used a friend after getting an initial quote of N12,000 per trip to cut the price down to N8,500 saving me N3,500 per trip or equivalent of two bags of cement ever since. Shine your eyes bruv!

Well done Prof. Another marvellous show of building expertise. Keep it up, we are surely following. But you are making these things look fairly simple to the novice eye, are they really that simple?

It's interesting to observe that it isn't compulsory introducing reinforcement bars at DPC that such case depends on type of ground. My question then is, are there any scenario when you need to chain the foundation before casting of DPC. Again does these plumbing represent sort of conduit plumbing or will their be visible pipes outside the walls irrespective?
