Person2person:Nice job but the placement of the cupboards, washing machine, and kitchen sink could be better. The washing machine would not allow the right half of the 400mm door to open very well. Washing machine (600mm) could have been better positioned at the left so that 800mm corner unit would be used instead of double or single units. Again the clearance of top cupboard from the glass window could have been better, and hanging the cupboard with a concealed hanger could have provided for better asthetics. I would prefer kitchen sink furtherest to the right wall to create more space on the worktop to make my coffee, or place shopping board, or bread bin etc. Proper arrangements of kitchen equipments and cupboards makes for more functional kitchen. Nevertheless, I love your high gloss finish. Very nice. Welldone. |

I think he is just saying that we the DIY home builders always suspect all construction Engineers and Contractors to be thieves, which isn't completely true. We have highly professional and honest Engineers and Contractors here but we have rogue ones as well. It is unfair to brush all with rogue tag. I may be wrong. |
mufutau55:I got a qoute for a bag of lawn grass in Onitsha as between N1400 - N1700 (supply only) depending on the type. I was told a bag can cover between 3-5sqm. If they would supply, prepare the ground with manure, plant, and nurture the grass for 3months involving 2-site visits per week, they would charge N2500 per Sqm. They are not responsible for watering on this condition, so you must have somebody to do the watering. Buying the bags and planting would workout best if one has somebody on ground to always water the grass. The price may differ from place to place. If I want them to just supply and plant the grass only, they charge N1,400 per sqm I love green space, and have a compound littered with assorted fruit trees and flowers which now looks like a mini bush. To avoid mosquitoes (My God! I dread that) I fumigate the compound every six months, otherwise 2weeks before getting home. To wade of snakes, I have lemon grass planted everywhere especially, entrances by the gate, and into the house, along the fences. It would be dreadful to have your kids sight a snake inside their room or under a stair if we travel home simple because their Daddy loves living in a bush house. Snake? Naaaa!!!! n3xt:Looks nice but those high steps have defeated the purpose. By the time you finished climbing that much steps, your are halfway into your room upstairs. Talking of bungalow at old age, first you have to think of being alive to such old age that you cannot be able to climb stairs. For that, you have to think security first with an eye on old age when planning your residential. So knowing that it would be easier to breach security and enter into a bungalow than it would for a duplex, going for duplex if the option is there will make more sense. It would be fair while you are still young, strong, capable, and exposed, to live safe, enjoy the security, the ambience, and view of your duplex from top floor balcony while it last. When you survive all other exposures and live to such old age you arent capable of climbing stairs, well you may then chose to relocate to your guestroom as your bedroom or transform your living room and dinning as a palatial ensuit Senior Bedroom. While you plan your build, spare a thought for your aged period. Remember to include a wheelchair accessible ramp at the entrance. You may be on motorised wheelchair. |

Fortune 500 can afford to sell a product without a profit or even at a loss, and on top still meet their corporate social responsibility, produce free souvenir for advertisement and PR etc. They can afford to do all that and still keep profitable balance sheet for their shareholders because they are Fortune 500 company. Sure they have variety of products frow where they will recoup those investments. "New Pace Construction" isn't Fortune 500 nor a company with limited liabilty. He is presenting as a sole trading business with very few line of products which have no unique or universally unknown method of production. I said it is possible to sell doors with N2K profit margin or even less for a middleman but it would be very rare for a Nigerian welder to produce with N2k margin in peacetime. I doubt if he is the rare Nigeria welder. I may be wrong. I have no problem with one being a middleman even in construction but come clean as you just did. No masquerading. People sell in Ebay, Jijji, Alibaba, Jumia, etc all mostly middlemen. It has been a way of life since time. In jijji for example many people display cushions, beds, and Furnitures for sale as vendors. Dodgy ones would claim they make the cushions when they dont. They can get away by claiming they make those chairs seen in jijji but you rarely can get away from claiming you produce gate here without a verifiable evidence. Abdulwastec& Podosci, Spyder88, Segzy14, Dennis D, Dominion, Kolashangone, Skimanski, Darenyx, Biztech05, Money121, Twinskenny, Rotecch77, Aventures, Brabus, SayDFact, Gbadexy, ChiefSuppliers55 etc etc we all knew what these people offer because we have seen them do so time and time again. They genuinely presented themselves and made there handwork visible and were accepted and admired here. Many that misrepresented themselves by being truthful by half went into oblivion. Many went with known and silent casualties, others vanish naturally. We dont want more casualties here but interested to help contribute in the growth of our country by dealing with genuine service providers. We seek them. I haven't deal with New Pace but keen to do soonest if convinced. Ciao! |

How can location now be a drawback after saying that you can work anywhere in Nigeria if the money is good. What is the different between direct selling to builder or homeowner in the required location and supplying to a middleman in same location. How different would you ferry to door to the location to eliminate "location as a draw back" Are you seriously suggesting that your proposed partner would make 4-5k profit after expenses How can that be possible, when you have told us you make only N2K per door. Are you still saying you will make only N2k per door and your proposed partner would make 4-5K after expenditure and "whatnot".......Kindly note that trust and honesty are required from the both of us........ This type of language sounds familiar in dodgy investment proposals or am I just being unnecessarily picky?? Depending on how you want it, we can make this thread and her members a witness to the arrangements. I have previously expressed doubts here over your claims that you are the main guy behind those doors and gates you post here. You have not made reasonable efforts to prove yourself and covince. You are posting doors and gates including old samples you have exhibited in your previous 2017 thread as your works without attempts to explain the time of the work. Again the background of the works you are posting shows that the pictures are collections from different locations. You consistently mentioned Nnewi in Anambra State as your location and even posted your supposed company flier *New Pace* without the exact address of your factory or working place as a genuine workshop would do. Now you are quoting very attractive prices for the doors you post, and at the same time telling us that your profit per door is less than N2K How a genuine workshop with apprentices, and co workers would be making doors with N2k profit in Nigeria during a peacetime. I am still struggling to understand what is going on. You appears articulate, fluent, and determined but I really doubt that a profit of N2K for a door is enough motivation for a fabricator to grow his business. It may be enough for a middleman in the market or street hustler but doubtful for the handyman himself. You have previously stated you can work or supply anywhere if the price is good because you are looking for money. But I do observe that when asked to qoute for a location, you changed and extended the goal post requesting the person to be specific of the location. Somebody asked you the cost of the doors to Abuja, you asked for exact Abuja location when we knew that in general. a chartered vehicle from Nnewi to Abuja is what it is, a chartered vehicle to Abuja. Meaning that whether it is wuse, gwarimpa, Karu, maitama, or even aso rock the cost would be insignificant while negotiating the charter at least. The response of a willing fabricator to such enquiry would have been to ask of the quantity then plead for time to get back, so he check the tp cost. If am not mistaking I think that when you introduced yourself here as new, showed your work and request for a trial job, somebody volunteered to provide conditional guarantee (Is it Twinskenny and Gbadexy supporting), who said he is working in the East then and may stand shortee to start you off. I may be wrong. (if am right with the assertion) That you haven't got a job after that means that you may not have met the guarantors condition or what they found is way out expectations. But here you are, goading Brabus for work, I hope you wont recluse when the offer comes. I you have been advised to post video of where you are working either in your workshop or at site since you have talked of moving to site to do work if the work is big and money is right. If you kept posting finished works from different fabricators in different workshops and passing same as your hand work, without showing us videos of at least on gate or door you are constructing or where you have installed your work, I and many here would remain unconvinced. Muyeski is one fabulous fabricator here who has shown his work in videos and pictures, and people here have worked with him previously before some issues. We knew he is the guy behind the gates. We have seen him in action. Ok he may had one or two issues with some here, but he is a fabricator nonetheless. Workmen don't hide their identity or contact address except if they are hiding away from something. All the years you were absent or inactive on your gate and doors thread, you werr active on Romance section and techmology section selling phones. You claimed making money selling phone you got from a Nairalander abroad. Nothing bad with engaging in pastime at romance section or double jobbing, but of all jobs, one must be a side hustle. Which one? Phone, or selling doors?? How I wish you will not only gloss over these questions with your erudite grammar or simple soliloquy but go on to spring us with a surprise on what is behind the mask, not merely a Pandora box. |
n3xt:Bearing in mind that those customers include me, you can see why it is not difficult for the owner to insist on leaving the design as it is, knowing that as an abstract design, it would appeal to very many people. Mere looking at it, one can tell they are not there as a load bearing structure rather a default piece of art. I share the owners thought. |

The worst is a wrong label may be assigned to one or two genuine contractors. But if you are a contractor here and want to avoid wrong label, ensure you cross all your T's and dot all your i's while dealing with your clients because once a complain about you comes here, and you didnt respond within 24hrs of the complaint, we will label and broadcast you a "Fraud and Rogue Contractor". No exception. |

Where possible at onset avoid advancing huge sums as mobilisation. Always be attentive to briefing from the contractor. They may give off clues of seeming desperation, or arrogance. Desperation may be sign of financial difficulty, while arrogance is a subtle sign of unprofessional conduct. In the presence of any, pull the trigger; that is stop to evaluate your relationship on the project with the contractor to see if it is necessary for him to continue or you call it quits. Do not allow any contractor to rush you into making decision or advancing huge money in the guise to save 'any' cost. The good contractors we have here are more than the few bad eggs. Just be careful who you engage to avoid stories that touch negatively. |

If I were him, I would show myself even on video in my workshop doing the real thing to show that i am the fabricator and not a middleman. That may endear me to the trust of homebuilders. If however am a middleman, I would graciously introduce myself as such, there is nothing bad in being a middleman here. Just be honest and you will get patronized. Some of these untested guys should know that every post they sent in here whether advert or comment is viewed with serious sceptism from many with bundle of experiences from inception of this thread. |

raymondFirstborn:Am not a surveyor, neither do I know how their regulatory body functions. However common sense do tells me that a surveyor can charge less or more than the[b] "standard fee" benchmarked for their professional services. Assuming the N400K is the sum of all charges for the surveyor services, it then means that it covers both the statutory and service charges. If thats the case then, while all the "statutory charges" set by the state and the governing regulations of the agency are mandatory, "service charges" (even if benchmarked by the regulatory authority) are not mandatory but "advisory",, therefore the charges can vary from Surveyor to Surveyor depending on circumstances. Some clients may pay less, while another pays more for similar services. What is fixed are only the government fees (statutory). It's is illegal to circumvent paying government levy. So saying that any surveyor that charges less or a client that pays less would be arrested may not be entirely true. If its true, and they do get arrested, then the law has to be tested there, because there's a boundary between what's ethical professional conduct, and what is legal. You may say that charging below N400k may be unethical as it offsets the uniformity of surveyor services intended by its regulatory body, but it shouldn't be illegal to do so in so far the charges includes surveyors service charges which is independent. For sake of argument, if paying below N400K is illegal, and the client and surveyor would be arrested in such situation, what then would happens if a Surveyor bought a land for him/herself, surveys and register the land, and charge himself or company nothing other than the government fees, would he/she pay be arrested for not charging N400K?? What of if the client is his family relation (twins, mother, father, brother, sister, In-Law) or very close friend, and the Surveyor decides to offer the services free less government charges, would both parties be arrested and prosecuted?? I doubt much. Anyway, you rightly acknowledged that it was possible to charge less without any consequences when you admit that "The funny thing is, this surveyors that charge less, would still approach the registered ones to sign and seal the survey plan for them." So what really matters isn't paying less or more than N400K rather what matters is getting the survey land duly registered appropriately authenticated by a registered surveyor. Provided you go for search of your title at your respective Ministry of Land and Survey, and confirm that your beacon numbers and land are registered, certified, and verifiable, the cost you pay independent of statutory charges is between you and your service provider, as in all services. We knew that a Qualified but yet to be Registered Surveyor can do a survey, lift the titles, and proceed to register it at the Lands and Survey with the consent, seal, and authority of the principal (a registered surveyor). Those guys act as vendors to registered surveyors and often charge less yet deliver a perfect and authentic job. You surely can get your land survey duly done satisfactorily by competent surveyors for less the regulators advisory fee. Carefully look for one in your state. |
Exc2000:This is a wrong assumption. Mostly, diaspora $ inflows into Nigeria are from hard working and often highly skilled legal residents. These are the ones that send reasonable sum of cash on consistent basis through conventional means. You're most likely to be on low skilled and poorly remunerated job if you are an illegal immigrant. Most of their transfers are also through third parties that are often unconventional. Not easy to be an illegal immigrant bro. Just that you know. |

If you are around South East and needed tiles of any kind, or at a loss on design of tiles you may need, then look no further than Obilinks (aka writeobi) at Ogidi Building Material market. Trailing his updates here on nairaland having realised he's based in the East, I kept tab of his updates, his comments etc, then engaged him on whatsapp on couple of chats. Quite satisfied of his approach, during home visit, I arrive his office anonymously and made further enquiries on tiles, and prices. Surprisingly his qoute on whatsapp remained same even as I already have the market price of selected tiles, which also remained same and slightly better with his qoute. Having satisfied myself on that angle of trust, I left as I came, in disguise telling him that I need to do further research on prices. He simply said 'if they're same please come back to patronise me'. He availed me of some hints to avoid being supplied of incomplete or broken tiles at less price as I left. Fast forward a month later, I reached him again through whatsapp to enquire about price of different tiles first so as to remain in disguise. Then requested that he sent more samples which he obliged. From his new samples I made my choices and he calculated the cost based on my quantity. I dere to say that his demeanour through both my physical encounter and online were very cordial, respectful, and diligent, which provided me the basis to trust him the more even above my cousins to the point that when the cash for purchases which includes other materials were withdrawn, I directed that he be given the whole cash so as to help us procure other materials not related to tiles. Very impressed to say that the cash remained with him till the following day (cos it's already late to complete purchases) when my cousins arrived to behold he has done other purchases, arranged transport, and loaded all the tiles. Because I gave my cousins his office address and also directed them to leave such huge amount of money in his custody overnight they thought I knew him too well. But they were shocked and very worried about the money when I told them I didn't know the guy from Adam only online through Nairaland. Note: I am not advocating that you intentionally leave huge sums in the custody of someone you barely knew especially when there's no proof, or insurance in the event of fire, robbery, or snake in the office during the period. Back to the issue. My cousins confessed that their mouths were wide agape when they arrived Onitsha the following day to realise that not only did they not hear a story about the money as they feared *(Or even prayed for: so they can blame me offcourse)* but that Obilinks has completed purchase of other materials, secured transportation to our village, and loaded all the tiles and other building materials he helped us purchase ready for them to go. Remaining cash balance of N52K and all purchasing receipts were given them and behold, it was only them that gave me stories of unforseen expenditure of police this, police that, feeding this, and transport that. If you are around South East and needed tiles of any kind, or at a loss on design of tiles you may need, then look no further than Obilinks (aka writeobi) at Ogidi Building Material market. Trailing his updates here on nairaland having realised he's based in the East, I kept tab of his updates, his comments etc, then engaged him on whatsapp on couple of chats. Quite satisfied of his approach, during home visit, I arrive his office anonymously and made further enquiries on tiles, and prices. Surprisingly his qoute on whatsapp remained same even as I already have the market price of selected tiles, which also remained same and slightly better with his qoute. Having satisfied myself on that angle of trust, I left as I came, in disguise telling him that I need to do further research on prices. He simply said 'if they're same please come back to patronise me'. He availed me of some hints to avoid being supplied of incomplete or broken tiles at less price as I left. Fast forward a month later, I reached him again through whatsapp to enquire about price of different tiles first so as to remain in disguise. Then requested that he sent more samples which he obliged. From his new samples I made my choices and he calculated the cost based on my quantity. I dere to say that his demeanour through both my physical encounter and online were very cordial, respectful, and diligent, which provided me the basis to trust him the more even above my cousins to the point that when the cash for purchases which includes other materials were withdrawn, I directed that he be given the whole cash so as to help us procure other materials not related to tiles. Very impressed to say that the cash remained with him till the following day (cos it's already late to complete purchases) when my cousins arrived to behold he has done other purchases, arranged transport, and loaded all the tiles. Because I gave my cousins his office address and also directed them to leave such huge amount of money in his custody overnight they thought I knew him too well. But they were shocked and very worried about the money when I told them I didn't know the guy from Adam only online through Nairaland. Note: I am not advocating that you intentionally leave huge sums in the custody of someone you barely knew especially when there's no proof, or insurance in the event of fire, robbery, or snake in the office during the period. Back to the issue. My cousins confessed that their mouths were wide agape when they arrived Onitsha the following day to realise that not only did they not hear a story about the money as they feared *(Or even prayed for: so they can blame me offcourse)* but that Obilinks has completed purchase of other materials, secured transportation to our village, and loaded all the tiles and other building materials he helped us purchase ready for them to go. Remaining cash balance of N52K and all purchasing receipts were given them and behold, it was only them that gave me stories of unforseen expenditure of police this, police that, feeding this, and transport that. Finally they returned N21K (Lol! Didn't I know that?). All these transactions took place without revealing to Obilinks that i have been to his office. Due to whatsapp he realised I wasn't based in Nigeria yet his prices didn't change neither did he buy other things off market price. Very unsual for Onitsha trader. Anyway, Obilinks, I repeat from my experience can be adjudged as one of the honest and reputable guys here in nairaland to whom one can confidently transact with even anonymously, yet get the best of services. Finesing:Project was on hold for long due to personal economic recession, coupled with relations, and artisan lacklustre attitudes to the job whenever they realise am gone back. Notwithstanding, I have been on it albeit sluggishly and supposedly still within my 5years target. Inshallah! |
