I was hoping for some advice regarding a building I am looking to construct.

I am looking to build on a land measuring 100ft x 50ft.

my ideal construction if possible is to construct:

main house- at the front of the land 3 bedroom bungalow with penthouse (making it four bedrooms),

back of the main house- 1 two bedroom flat, or if I can fit 2, 2 bedroom flats that would be great

a generator room to hold a "heavy duty generator"


with regards to the main building I would prefer the following
master bedroom to be an en-suite and all other rooms to be of a decent size
front porch/balcony
spacious kitchen
living room with a separate dining area

penthouse to be an ensuite
Juliet balcony, with Bi fold doors

the other alternative I have in mind is to build as mentioned above, but without the penthouse and only 3 bedrooms in main house

I am curious to know if penthouse option is realistically achievable? if so estimate cost and length of time to finish

or

if I should stick with the alternative option? cost ? and length of time to finish?

any advice will be greatly appreciated

The price is not given because it's varies based on location same as the workmanship cost but I believe that knowing the quantity of materials needed will really help a lot.

Bamboo 44 pieces (new bamboo) @ 600m C/C

2by 3 wood 10length @ 600m C/C

1by12 planks for both beam and slab =55planks

8mm or 10mm rings 80rings at most or buy 9 lengths of the specify iron rod in the drawing

16mm bars in beam 10lengths (kindly follow the specify reinforcement size in the structural drawing) but 16mm is safe and recommendable. Any size of iron rod you decide to use, the quantity will be enough

12mm bars @ 150mm C/C with slab depth of 150mm = 48lengths

Granite = 10tonnes using 1:3:6
Sharp sand = 10 tonnes 1:3:6
Cement = 80 - 85 bags 1:3:6

The quote can't be accurate with that formula, kindly wait patiently till the roof carcass is done

You can't do the calculation of stone coated with that, your roofing carcass first. Then you call on expert to take measurements of the total square metre.

You can't get the accurate quote because;

1. You don't know the actual height of the carcass, even if the carpenter suggested a particular height it can't be accurate. Their definitely be plus or minus.
2. A good modern house plan must definitely have some shooting out to beautify the shape of the house; the roof height of those shooting out is certain to be different.

Those heights determine the length of the ridges, valley gutter of the roof carcass

You have a point, there are more expert work to be done, cheap service sometimes means poor service. An hotel is a commercial building a slight mistake can leads to structural error.

But as an engineer, you have to build a close relationship with your clients and also you have to consider them. Even if it's a reduction of #300k, it's better than standing on the #3m

No mind them o, calculate how much to supervise bungalow, talkless of duplex, talkess of 3 storey. With all the technicalities that comes with hotel building. Negotiate, if not let him do it. All these people claiming to do it for less will only leave you with a sloppy job that's if them no run leave the projecy
