Provide the tenant with a tenant's form which requests all information you need from that tenant. Once you have it, verify the info. Speak to his or her employers and previous landlord.
Try to gauge the income level of the tenant to see if the tenant can maintain payment of rent for the property.

Follow your gut feeling and don't shine teeth with the tenant. It's a business transaction and keep it that way.
