He froze. The room was dark so he couldn't figure where the sound was coming from. He stopped and listened again. He was right, the sound of faint water trickling. He followed the sound, feeling his way on the wall. Listening.. The sound grew louder till it was loudest at a point in the wall.

Einstein touched the wall. And felt around. No, it wasn't a wall, it was a concealed door flushed smooth with the wall. With his last strength he gave a mighty shove and the door gave way. It was a narrow passage hidden in the building. Einstein could hear the increased sound of water as he felt his way down the winding passage.

Light! A faint ray of light restored his hope and he doubled. Lo an behold, he was outside in fresh air beside a stream .

SO if Im getting you rightly in a big construction company ie JB, the QS provides/prepare the Bill of quantity to be used by JB
if thats waht you are saying that means its the builder' responsibility then not the client cos for JB to know how much to tender as bidding it needs to know the quantity and cost the person charged with such responsibility i n JB is the QS and its in house.am I right here?

Oga Erico, I broke it down for you but you seems not to understand. Now I'll re-explain.

For the records, I currently work at Dantata&Sawoe, Abuja.

Say the ministry of works advertised for pre-qualification bidding for a particular development and Dantata & Sawoe is interested in bidding for the project; Here- Ministry of work is the client. And D&S is the contractor/builder.
Statutorily, Ministry of works has a resident QS that is in charge of quantifying the project, developing detailed cost and and monitoring the figures to be submitted by any chosen contractor among other duties.

D&S receives tender documents from the ministry and gives them to THEIR OWN Resident QS. Also, the architect and structural engineer at D&S prepare detail drawing and forward to the Tender department vis-a-vis quantity surveying department. The QS now prepares a comprehensive BOQ from the information available, valuations and other certificates at the inception of work to be submitted to Ministry.

Now if D&S is finally chosen to handle the development, throughout the construction life, both QSs keep measuring works, comparing values to eradicate corruption. D&S QS prepares daily, weekly and monthly reports, progress of work, access and egress of materials and monthly valuations to be submitted to the Ministry through her QS

The ministry's QS also report to her employer, checks valuations submitted by Q&S, interim certificates and approves payment.

Throughout the life cycle of the project, both professionals defend the interest of their clients fiercely, and make sure work does not escalate beyond allocated cost.

Do you understand sir?

The elimination is just an example, You can decide from experience that 17 and 25 would do the job, its even possible 10m would do the job but the likelihood of someone doing a very good job for you with 10m when the actual worth is 30m is very low. Thats why you still need ro use the competency of the builder to select.
Why not subscribe to the Consultancy services of the QS, so he would factor in the flunctuations in the prices of materials over time
The same way people decide a builder/Engineer is not needed for a small project, is the same way a QS is not needed. In Nigeria there is no aganecy to enforce building standards or the agency is not serious about it, everybody is free to build is house the best way he sees fit but i am letting you know the proper way to go so as to reduce the possiblities of being cheated or possibilities of a builder running a way with your money.
The method i explained above is how building contracts are evaluated and awarded by the Nigerian governement but corruption as replaced the process even contracts as low as 10m undergo the same process

Spot on.

It's because of the way Nigeria is that we keep arguing about things we shouldn't argue on. I saw a submission up that a client employs QS. That's erroneous in the technical sense, albeit correct literally.

Mr A wants to build a house (client) and employ the service of Harney consult (contractor). Mr A can decide to bring in his QS to keep an eye on all quantities and measurements submitted for payment. And Harney consult, will obviously need the services of a QS for full project estimation, evaluation, measurements and cost control. The contractor and Mr A are both clients (literal) of the QS. Please get it right.

Measurements goes beyond square metres on drawing. Will the architectural drawing also tell you the exact amount of steel you need, the exact quantity of paints, finishes, labour price, bags of cement, roofing materials, wood?

There is a reason there is specialization. Please don't be overwhelmed in our project. If you think you can DIY yourself, my brother, the bricklayers, iron benders, carpenters are way smarter.

Whether it is a bungalow, duplex, terrace, flats, or even roads, employ a QS for your project. It is the right thing to do.

Peace.

Why should I employ a QS as a client ? cos I can negotiate with a brick layer per block and pay at the end of the day, how does a QC help in reducing that cost? any magic bargaining power I'm missing

The boss said it all. Please read below. Good morning.

podosci:

In the real sense of it, you ought to subscribe to the services of a Quantity surveyor, He would quantity your building from foundation to finishing with pin point accuracy.
The Bill of Quantity prepared by the QS would now be the medium you use to select a contractor for your builder or capenter for your roof.
Lets assume the sum of your building according to the QS is 20million, if several contractors come with wuotes of 10m,17m,19m,21m,25m,30m. You strike out the 10 and 17m because they lack the ability according to theire fiancial bid to do the job( it might result in the contractor running away with your money or doing a substandard job for you) , You also strike out the 25m and 30m because they are have gone out of the budget.
You are left with 19 and 21m. Thats were you now look at the competency of the contractor and check previous jobs he/she as done. If the 21m is more competent, you give him the job.
Just like the way clients run away from carrying out a Geothecnical test, is the same way the run away from acquiring the services of a Quantity Surveyor because they want to save cost to the detriment of their building in some cases

In light of recent statements and to steer the conversation in a different direction, I think some of what we lack generally is like a builders directory or standard rates that are applicable for services.

I do not believe that most of the people based in diaspora, especially who have worked/work by the hour would be against paying people their dues.

The issue is, what is this standard pay?

How do I know when I am paying a premium, or when someone is cheating me?

To be clear, it's fair for everyone to put a premium on their rates and say this is what I am offering extra that you cannot get by paying Mr. A, X amount.

Until such a time, people will have to wander in the dark, negotiate and perhaps give the impression that they're trying to score a cheap deal.

So, is it possible to have a directory of rates? It can be updated per time as required.

Costing of projects, rate and it's dynamics are a specialty that goes far more than 1+1=2.

While some builders/professionals may argue that what is technical about costing? Experience has shown that having a foresight of what your project cost will look like, keeping an eye of the cost so far..has a drastic way of driving down cost in itself.

Many people love 'billing-as-i-build', 'excel-billing', and other quick fix of billing, but in the end, they cannot obviously see any relationship between items.

The quantity surveyor is a cost don. He has a perfect knowledge of the rates in his locality, he understands cash flow, he is best at cost control and price estimation.

Little wonder he is always at logger heads with other professionals who believe he only exist to reduce their profit.

Anyway I'm just saying, engage a quantity surveyor in your project, a honest quantity surveyor, and thank me later.

I'm sorry Abdulwastecx, I beg to differ a bit on your definition.

NLresidentQS said he saw clay bricks within the floor. That's a hollow clay pot floor slab. If it were a ribbed floor slab or waffle floor slab, there won't be any clay bricks embedded in the floor.
In clay pot floor slabs, there are no indentations when you look at the soffit of the slab. You only see lines of clay bricks & lines of concrete showing the rib beams cast together with the clay pot bricks.
In ribbed and waffle floor slabs, you won't see any clay bricks at the soffit of the slab; all you see are lateral lines of concrete representing the rib beams alone (ribbed floor) or crossed lines of concrete representing rib beams crossing each other (waffle floor), giving the soffit of the floor a wafer-like view, hence the name waffle.

Pics 1&2 - hollow clay pot floors
Pic 3 - ribbed floor
Pic 4 - waffle floor

Thanks boss.... Great explanation.

May God increase your knowledge.

I am doing well sir....
Now in Abuja, a bit tired moving around.

What you saw is what is called ribbed slab or waffle slab.
Ribbed slab is having rib beam along one direction for one way slab with hollow block, clay block or polystyrene pod replacing some concrete layers below the neutral axis.

Waffle slab is having rib in the two direction of the slab I two way spanning slab.

All these slabs can have a concrete layer called typing which ranges from 40mm to 100mm depending on the floor functionality.

The clay block, sancrete block must have some minimum strength selling by bs codes.

These type of slab is useful for floors that are not heavily loaded.

Ribbed... Waffle..
I love this no beam-showing idea.

Thanks for the great reply bro.

Speedy recovery oga mi.

There is this slab I saw, opposite Eden garden at Utako, Abuja. It was a Sunday so there was no work going on at the site. And the place was locked, so I couldn't get close to take a shot.

I would love to incorporate it in any future build but I don't really understand the slab. First, I can't see any beams coming down below the slab. Then it is as if it is not a full slab... I mean..it is as if it is filled with clay at regular intervals. I really hope someone will have an idea.

Please educate.

Just coming back from the hospital.... Seriously down with malaria.

Combination of concrete base and asphaltic wearing course is known as semi rigid /flexible pavement. It has its own advantage and can be more expensive than the other two.

I am not an expert in Highway engineering but most road problem result from lack of proper compaction of the subgrade, inadequate thickness of base and wearing course. These problem result from lack of proper traffic analysis which will give the designer the expected traffic that the way will carry.

Exclusive reinforced concrete is more expensive than exclusive flexible pavement but maintenence us cheaper

Thanks for the clarification bro. Gotta hunt down an highway engineer!

May the good Lord grant you a speedy recovery. Ameen.

Thanks a lot too @olumide4christ

That should be a 'composite pavement'. There are 3 types of road pavement -
1. Rigid pavement - made of concrete
2. Flexible pavement - made of crushed rock, stone base materials as sub-base & base course AND asphaltic & bituminous materials as wearing course.
3. Composite pavement - a mixture of 1 & 2 above. Now there is no hard and fast rule to the mixture, it all depends on the design. The roadway of the bridges I have seen are made of concrete but topped with asphalt or bitumen as wearing course because of its smooth driving characteristics when compared to concrete or interlocking paving stones.

Appreciated Sir.

We'll have to define what we mean by great.

In my youth in Ibadan there were actually as such as brand new tear rubber taxicabs, running water inmost homes (I take shower on the second floor), I could get to ikeja, Lagos from oke ado, Ibadan in 45 minutes, electrify supply though not steady was predictable, no Okada or maruwa, the list goes on.

The only thing of benefit is cellphones but even then that just added more to the trash on the street.

Chief,

Expenses rise to meet income. There is the theory of doom we learnt back in high school. That human population will always increase exponentially to consume the resources available. So if resources are not well managed, in a short period of time, they will become very scarce.

When you were youths sir, you were still benefitting from the aftermath of colonial rule. Rulers who planned their kingdom with great foresight. But Nigeria fought for an independent she was not ready for.

She didn't know how to plan, and very soon things went haywire. I pray we get it right soon.

Concrete roads are form of rigid pavement different from flexible pavement (asphalt roads). These pavement are more expensive to construct but maintenance is cheaper in the long run.

The asphaltic concrete is replaced with a reinforced concrete but some of the disadvantages of this type of foundation includes the following.

1. Involve large sum to construct initially.
2. Can't be constructed in stages or use during construction, hence it required the route blocked throughout the construction phase.

Advantages
1. Little maintenance
2. Last longer and require no maintenance cost over a long period of time.

Great Engineer,

Your reply is epic as usual. The roads in the estate are constructed before work begins on the houses...so there is little or no obstruction to traffic. Meanwhile the concrete base layer is cast in intervals with expansion joints.

My question remain at large.:

Combining concrete-asphalt (subgrade-concrete base-asphalt wearing course).... Does it have any strength/cost advantage to using either exclusive concrete or exclusive flexible pavement?
