Please is anyone familiar with road construction here?
I've seen concrete roads and asphalt roads..but in the estate here...they did a concrete (with y6 mat)...now they are putting prime coat, the foreman is saying they will put geotextile next (asphaltic Reinforcement)... Then we pave with asphalt finally..
Kindly Enlighten. |

EgunMogaji: I hear of all these fantastic real estate but I'm apprehensive of Omo Onile land issues Hmm. Egun baba. Well this particular side, I doubt if omooniles are there. The place is so local and rural. We bought land somewhere there August last year (100k sha). Just do some investigating about Olorunda...I doubt if it is on the map. |

mavverick: Out of interest, are there any fertile farmable lands in Lagos ? Or is everywhere a concrete jungle ? I know the Govt do designate some places as farmlands, but we all know what happens. There is a place in Ajah today, well built estate that was designated as farmlard in fact thats what the C of O states, today you may not even see one chicken not to talk of farm. Its so built up. Lagos ke! It is not advisable. Ogun is more preferable. There are places in ayetoro where plots are still sold for less than 200k and easily accessible to main road. Olorunda to be specific. |

n3xt: So good on paper. What about the marketing plan? Sales and Distribution.
No one adviced me before I turned my Aquaponic project into "point-n-kill" fish pond.
These businesses are the type you don't want to miss a point especially when the capital invested is a borrowed fund. To me, all capitals are borrowed fund (with high digits interest rate) that must be paid back.
Very lofty ideas (even though there are too many dependencies) but I'll dwell more on the viability of the business idea itself. Do more market research.
I can remember the huge loss poultry farmers made during boko haram crisis. I made enquiries into whys and hows and I was made to understand that the north is the largest market for eggs.
@ bolded part above, I want to believe you have a faith bigger than the mustard seed to include getting wastes from eateries in your business plan. I have first hand experience with my dogs. I shelf the idea when I noticed the cost of getting waste foods is almost the same as what you'll purchase over counter. Very well analysed. You are right that many factors come to play in the farm business. But one point I softly stated is to start small, then expand...as expantiated by 44chux. You will not have to go through bearucracies. A sustainable farm will start with market analysis: What products are currently scarce in the consumer market? What products will soon be scarce due to festivities, naija govt policies etc? Out of the 41 import-banned products, is there anyone I can focus on? In the absence of good sale, how do I preserve excess production? Do I even preserve or convert to alternative agro-allied product? When there is no more request for my fish? Can I partner with baba hafusa pepersoup joint to supply him? Or can I have my wife open up afrozen fish business? Can I dry the fishes? Blend and process them, and make another product? Can I can them, and partner with private schools to supply? By the time I create a sustainable circle of business in paper, Upon implementation, I will be rest assured I've done my part. Naija factors will always set in...but people have scaled through...why won't our business? "Mi o RI iru eleyi ri... A fin deruba oloro ni.... Toto, O she bi owe |

Just wondering about the retirement discussion and businesses to do in Nigeria (stable like the land business) but not susceptible to landgrabbers.
In my opinion, agricultural business cum mini exportation will be the way to go. Agriculture, lime education, oil, natural resources is a driver of economy. It is a business that will provide solution to a problem: hunger, poverty and employment. And now is the best time this is needed in this nation.
If a good amount is on ground to invest, I would suggest a sustainable farm. Yes, sustainable.
A sustainable farm is one that:
1. Does not constantly rely on any external factor. 2. Does not destroy the natural environment. 3. Reduces waste from the environment. 4. Generates profit enough to fend for itself.
Bak in college, I developed a plan for such farm. But you know in Nigeria, lofty plans scarcely find sponsors, unless you know someone. But anyone can imement such a farm, it's simple.
Get a big expanse of land anywhere in the country (even if it be troubled regions). Once much locals are employed in an enterprise, militants scarcely disturb such business, ceteris paribus.
Then have a farm, a poultry, a fishery and a cow ranch. Initially you can power the farm on partial electricity/partial solar. Engage the services of 3 professionals: a project manager, a farm manager and an educated farm supervisor.
Reach out to all these big eateries : Chicken republic, Mr bigs, etc and reach an agreement to collect all their waste.
Buy trucks for haulage, or rent trucks. Then get back to farm plan: have your professionals research on biogas/biofuel: raw materials include from your cows, plants and eateries...you can never run out of all three at the same time. Over time, you would be generating heat/electricity from biogas...you will even have excess for cooking, domestic or to be sold out to people.
You will get manure as by product from biogas too...which will be used on your farm. In 2-3 years, you will eliminate NEPA/fuel electricity from the farm totally.
Meanwhile, use technology in your farm while starting, introduce thumbprint signing in/signing g out, pay per work/not per month/automate your pay, don't ever let raw cash change hand in the farm.
Then, the CSR: make sure 80% workers are from the community, and don't let their be a wide gap between managers and workers finance... You are good to go.
This might look like theory, but I believe one day, I or someone else will implement this farm. It can be you.
God bless Nigeria. |

abdulwastecx: The solution will depend on the location of the bearing capacity that will be able to carry the water tank.
Assuming the adequate bearing capacity is located at a depth of less than 1m.
Assuming bearing capacity is 200KN/m2 ( as stated by my oga above). Using a factor of safety of 2.5 We will have =200/2.5 = 80KN/m Hence, floor loading intensity is less than permissible bearing capacity.
The foundation footprint, area can be 10square meters.
The Platform can be any of the three.
Type one.
Excavate up to 1m below the ground and found the raft foundation/slab to carry the tank but this method may affect your hydrostatic property like the head required.
Type two.
Introduce a frame of 9m columns spaced @ 4m center to center across x - x and y-y axis with three column each across each of the axis. On top of these columns you can have a flat slab design for bending to carry the water tank. Or have a solid slab beam system to carry the tank.
Type three is to excavate all the entire building footprint up to the required depth with the bearing capacity 200. Filled the excavation with hard core of regular sharp upto the surface and then hard a layer of reinforced concrete of a minimum of 200mm thick I just saw this sir. Answered one of my questions |

abdulwastecx: From a structural point of view I will like to have more information like the location of the soil strata with that bearing capacity you quoted above.
From experience, I know that the soil with such bearing capacity may be located at some depth below the natural ground level.
From a simple can calculation, I estimate that the tank will exact about 60.02KN/square meters, which is quite high. Wow. Detailed analysis sir. The location is specifically in Jigawa state But I used to think the unit weight of steel is 78.5kn/cum. You kind of used 10 to multiply 570.2cum to arrive at 5702kn. Also sir, I do not understand how you got 60kn/m2. Please can you expatiate more on the analysis? Then how do this heavy load translate in the slab design sir? |

Hello Sirs. Please help here. A project I'm involved in, an irrigation project somewhere in the North. We have a large fabricated steel tank ( Dia - 11m, height - 6m) is to rest on the ground. Now we thought we could place them in a ground slab (say 150mm thickness, BRC mesh reinforced) on well compacted Hardcore. Bit others (professionals too) are arguing that the slab will collapse. If it collapse? Does it mean the tank will sink into the ground? Ground bearing capacity is over 200 One person was even saying we will need a heavily reinforced slab with downstand beams on pad ? @spyder880 @abdulwastex @hajji m @mavverick @egunm @all please input is needed. |

Wow. Wow.
If this is real. It is sad. But since practical solution is needed, let's leave bereaving for now.
The escapee (labourer) should write his story, giving very good details of the location, where they were picked, time estimates, the date it happened. And how he was released.
The number of pillars, the estimated layout of the place, height of wall plus zinc wall (terms like as tall as 3 times a normal fence...etc). Without revealing ANY personal identity.
He should be helped by OP if he cannot write. Package this report and go to the nearest DHL, UPS or post office, then send to this 3 entities
1. The media (punch, Sahara promoters, etc) 2. The PRO, Nigerian police in the state 3. DSS
This being done, his conscience will be clear that he has done the right thing. And he will be summarily safe from the press, police and DSS.
Ah... May God continue to save us from us. |

olumide4christ: 4. OMISSION OF DAMP PROOF MEMBRANE
In trying to cut costs to the barest minimum, some builders with or without the consent of their clients, decide not to place the damp proof membrane otherwise called ‘nylon’ in the floor bed during the casting of the concrete. The purpose of the damp proof membrane in the ground floor bed or ‘german floor’, construction-wise, is to prevent water ingress from the foundation into the superstructure of the building.
POSITIVES - It saves the client and/or builder little money only in the short-term
NEGATIVES - The building will surely be exposed to a phenomenon called ‘rising damp’ where soil water/moisture moves by capillary action from the foundation walls upwards to the upper superstructural walls, resulting in damp/moist walls, mould/algae growth on walls, etc. This is very common. In the current estate where I just joined in the FCT here, there is serious worry going on as even the most uneducated can see what's going on. The paint's on the houses are peeling off, materials placed inside the houses are getting wet, foams that some worker use to sleep overnight are getting soaked up. All because one irresponsible builder/Foreman thought it unnecessary to put nylon (DPM), because the estate lies on high ground. The way some people think ehn. |

A Quantity surveyor is also refer to as a cost engineer, Construction economist among others. The common notation among the populace is that a QS is a surveyor as in a Land surveyor, while some with little knowledge see a Qs as a professional who determine the quantity of materials needed in any construction works. Thou, this is right but it does not signify who a QS is really is, determining quantity of materials needed is just 0.001% of what a Qs can do. A Qs gives value to your money and some of the principal services of the quantity surveyor are; Preliminary Cost Advice Advising on Contractor selection Obtaining Negotiation tender/ bid Valuing Construction works Feasibility Studies Technical Auditing Cost control and Post contract management Project Control Risk management Security Management Investment Appraisals Condition Surveys Financial Analysis Asset Management Property Management Contract Auditing Property condition appraisals Procurement Management Project management analysis Cordination Engineering WHY DO YOU NEED A QUANTITY SURVEYOR Do you know it is essential to evaluate/estimate your conceived project to determine the cost implication before commencement to guide against project failure or abandonment Do you know the feasibility of any construction project does not guarantee its viability ( value for money) Do you know many contractors run at loss or abandon projects not because of materials or equipment but as a result of lack of efficient project management (Quantity Surveyor) Do you know you can maximize your profit as a contractor by employing cost expert _( Quantity surveyor) Do you know you can save money, time, materials etc on your project as a client if you employ cost expert ( Quantity surveyor) Do you know you can avoid unnecessary waste before , during and after your project(s) by employing Quantity surveyors hence get value for your investment Do you know the relevance of Quantity surveyors in budget preparation and analysis is indispensable.
