You need money to solve this problem. Court summons, Bailiff fees, Lawyer fees...when ours hit us, we didn't, we took the legal rote though, just more slowly cosof funds.
You need to give him another 6 months and possibly another 3 months, if you have already filed in court before the Bailiffs come for you.
Like my own Tenant, he knows, and has already started moving his things out. He will upon the window of time given...(within a year of rent expiration, but that's if he is scared enough sha)

My office is just off that 'Big leaf' building. I always wondered what went on in that building seeing the very few no of people that walked in and out from the building. Looked abandoned for a while till I noticed queen movements like people still walking in and out of the building past work hours at 9pm sometimes.
