awesomeJ: The beauty of bonds is that once you lock in, the coupon rates are fixed.
I think there's a June 2038 bond with a 15.4% coupon.
If you're able to buy it at par or a little premium (maybe N1020 per unit), you have the 15.4% locked in, even if yields later crash to 5%.
You get N4.3m tax free if I'm not mistaken.
Whereas your N4.7m rental income would be liable to 15-23% tax meaning you might get below N4m. When you discount maintenance, rent loss to vacancy, tenant default, it might be below N3.5m or below N3m in some cases.
Plus like others have said, you're not getting the N28m back after 15 years.
From experience, rental yields are super low, what makes it better is the capital appreciation if you own the building. Yes you are correct. Bond is tax free |

freeman67: Very true. Infact I have me paying it on CPs since 2023. I have also been paying on areas that had no holidays like bank interests and co.
My only challenge is that I have been deducted up 500k this year but I don't have any means of verifying if it's being remited. Even though they ask for my TIN always and I provide it.
The only area I have proof is my Stanbic IBTC account that will always send me WHT received anytime I have little money in my account and they pay interest. After deducting WHT on the interest, they later send me a receipt within the month for that deduction. However, they use my NIN instead not my TIN.
Any idea on how to track if the TIN is actually going to the appropriate authority in my name? Reach out to them that you need evidence that WHT was paid on your behalf |

The 10%WHT isn't taking effect next year. It has always been just that some banks decided not to deduct until the new circular was released again |

patrickmuf: Amorim stood there watching the boys playing like we were comfortably ahead. What do these sets of players need to spur them to be serious? These guys are well paid but they take to the pitch playing like there's nothing at stake. At 1-0 I knew if we don't score more, there's no way we are winning. We all know what to expect from the team. When we need them to win and close the gap, they drop important point. |

awesomeJ: 200bps cut on MPR while maintaining the previous corridor is actually the exact same thing with today's outcome. But cutting the MPR outright does better signalling which is why it would have been preferred.
There are a few more NTB PMA to watch this year. If they take 364-day discounts below 14% that too would be impressive as we enter Q1. True this. when I saw assymetric corridor changed from +250/-250 bps to what we saw this Afternoon. Nigeria mpr is one of the highest in Africa I think. We might see discount around 14-15% for the longest tenure. Stop rate for last auction for 364days is at 16.06%. I'm guessing we are approaching the era of single digit rates come next year |

MPR @ 27% is very disappointing. Suspected it may be retained even though inflation has eased for the seventh consecutive month. I actually expected slight cut to around 25-26.

emmasoft: The truth is, the 10-year (2012 - 2022) tax holiday on withholding tax (WHT) on interest from Tbills and such instruments ended in 2022. I'm really surprised that even institutions are just implementing this now because the law is not new. Yes it's not new. There was a circular around January 2022 or so to this effect. Maybe Firs didn't really care about the implementation reason why some charge and others don't charge |

You have options of collecting your interest at maturity or upfront. Talk to your bank and do submit your bid on time for the next auction coming up. |

Do your findings and research first then make sure the investment you are doing align with your investment objective. Any federal government investment is the safest you can get in Nigeria currently. It's less risky and principal and return is guaranteed. |
