athaliya: It all boils down to understanding who you're with. There are days I wake up on the wrong side of my bed, nobody talks to me, neither do I talk to anyone (at home). Thats cus they understand me well. So you should be able to understand the body language of your partner. If you aren't good at reading the body language, you can make up for it with communication. No matter how bad we feel, we'll want someone to talk to, someone to share the problem with us. So if you notice she's squeezing face, you can ask how her day went, why she's moody etc. If there's really something bothering her, its most likely no will mean no. If she doesn't even tell you whats up, no will most likely mean no. If she's tired and worn out, no will most likely mean no. Meanwhile.... for some ladies, they'll just want someone to hold them or touch them only.... But its easy for the guy to see it as a green light and want to go all the way down. Please don't misunderstand me, in the end, she may be a willing participant but next time, she wont want you to hold her cus she no get power to say no or go all the way. However, if you consent to just cuddling and petting, she may end up seducing you herself. So it all boils down to understanding your partner and communication.

Mpeace: If they Pool funds like you said, it becomes risky since the reversion at the expiration of the investment goes to one person or account. If that person is the investment house and that investment house has gone under before the maturity date, your money will be used to pay creditors. Aren't MMF subscribers creditors? |

olumide4christ: I have never worked with them but I have seen some projects they are developing around Life Camp/Kado area of Abuja. I have also seen their adverts in different locations in Abuja....they come across as a capable construction and property development company. You can also check their website to see the projects they have done & recommendations of past clients/associates. Hope this helps. I did check them out but as you know, the proof of the pudding is in the eating. I would really like to have an idea of the quality of their work |

PearlStreet: The info in your post is what a lot of buyers of estates in Nigeria are ignorant of.
I handle lots of land transactions and in the course of pre-purchase inspections, I discovered that a lot of estates don't have valid documents enabling them to sell. If you ask them, they'll give you one file number to check at Alausa that they're processing their excision. This is a big lie as government doesn't give excision to Real Estate companies, but to traditional landowning families and communities.
Most of them are selling future litigation that would not be borne by then but by their subscribers. The agents can't tell you this as they also are largely concerned about collecting your money and moving on to the next unfortunate buyer.
There is a prominent Real Estate company that has an estate at Ibeju Lekki. The C of O of the family they bought from is subject of litigations, but they refused to tell their subscribers. One day, they would wake up and find that their properties have 'possession taken' written on them.
Though there are a handful of good real estate companies with proper and secure documentation and title, a greater percentage of the estates marketed here on Nairaland have defective or no title. I've done PPI on tons of them and I'm pretty sure of this. Can you mention a few of the legitimate ones |

So, if you withdraw after 2 months, you will receive your interest from the beginning of the quarter until the date of withdrawal. I tried one from stanbic, I was debited by stanbic, but zenith didn't credit me, so I want to know if it's due to the network troubles zenith had recently. Just recently I discovered that the their FUND SIZE is reducing drastically. As at March they had about 94billion As at Dec 2016, it has shrinked to 24billion naira A drop of 70BILLION in about 9months. which translates that First bank MMF (money market) investors are pulling out funds at an average of 7billion naira per month. if situation continues like this, with no new injection of funds. then the left over 24billion in thier fund size will have just 4months before problem sets in.
its no surprise why their desk officers are seriously persuading old customers with a whopping 16% just to win thier hearts. if you do FBN MMF, better port all funds now to TBILLS. the future isn't clear oooo I understand your concerns but please refrain from alarmist rhetoric. It's pretty obvious that the fall in the assets under management (what you referred to as fund size) fell because of the prevailing economic issues. Even the stock market with the exception of a few stocks performed woefully. The last GDP figures showed that real estate activities have also fallen. That's what happens when disposable income falls. People are finding it difficult to save not to mention invest. Please note that MMFs have TBs, tenured deposits and commercial papers as their underlying assets which generate cash-flows. So the higher the rates on TBs, the higher the MMF yields and vice versa. The 16% you mentioned is as a result of the high yields on TBs. Also, TBs and tenured deposits are assets that can be turned into cash fairly quickly ie TB can be sold on the secondary market and fixed deposits can be liquidated within a few days. They do not need constant inflows as they are not Ponzi schemes. |

The best thing is having a portfolio containing a mix of these investments, so you can leverage on the pros of each of them. Those rates up there are still poorer than the true yield of 182 and 364 day tenors. Plus you get your interest upfront which you can reinvest I.e. compound. With an MMF you get your interest at the end of a quarter. The other advantage of an MMF is that you can start with as little as 5k. What one can do is to use an MMF to build up funds to a sizeable amount then withdraw to do TB. The returns are far better than FD and savings accounts. |

I can tell you authoritatively that 4.2% pa is the official rates for Zenith Bank, Stanbic IBTC Bank, Skye Bank, Union Bank, Diamond Bank and other banks that I can't readily mention right now. A few banks that I know even pay higher for customised savings products.
It could be that the displayed rate guide in the banking hall of that particular bank/branch has not been updated. If any bank pays you less than 4.2% pa, report them to CBN!  GTBank is still at 3.6%. Diamond bank (HIDA) is still at 4% for N1m and above. I confirmed the rates from GTB CC and my account officer at DBP. Plus, it should also be factored in that interest will be forfeited after 3 withdrawals |

There is a company, with close to 50 employees (80% of which are females) based in Abuja, where my sister works. Some of staff have spent upto 10 years and my sister just spent 4 years now, but the Managing Director has refused to enrol them for the mandatory pension scheme, even though it is stated in her letter of employment, i.e. to register her for the scheme.
At a point, a female-based NGO wrote to the company mandating it to register its staff for the pension scheme, the MD grudgingly started the process, by bringing forms for the staff to fill, but later stopped when it appeared that he must have settled with the NGO. Since he stopped the process, they have not heard anything from the NGO again.
And the situation the staff find themselves is that they are afraid to confront the company, as the MD fires staff at will, especially when you discuss issues like this with him. The staff live in fear and are at the mercy of the MD who runs the company as it pleases him, even when it negates professional and ethical standards. send a petition to PENCOM.
