@Topic Every Site has its own peculiarities. And as a Structural Engineer, I would need to examine yours before diagnose what type of foundation is best suited. Just as doctors can't use a single symptom to judge the type of drug, likewise it's wrong for any Professional in this field to use the word Swampy to judge the foundation type. Therefore you will need a competent Structural Specialist to check it out and give you expert opinion. He may likely advise a soil test if he deems necessary. I have used Piles for 'swampy' site I have also used raft on several 'swampy' sites. Also other soil improvement methods. @ALL I usually advise my clients especially those about to purchase land for building project to go with an expert. You don't just carry a lawyer to look at the land and look at the neighbouring houses and the title documents and conclude it is a good deal. All those are proper but you need an Expert eye that can see many things you can't see. Due to the recurrent issues of foundation that I receive year in year out, I categorised lands for building into 4 groups. I can only explain 2 and you will understand the rest 1. LOW PRICE HIGH VALUE LANDS (LPHV) These are lands that are low in price but are valuable in so many ways. It is high value if the cost to do foundation is very low. I built a church in Ibadan where the subsoil is too strong and the client didn't spend much on foundation. It is high value if the cost of water drilling and treatment is very low. There are sites that costs so much to treat the water on them. I once did a project in Ikotun where the natural ground water from the borehole was sparkling clean. We took samples for lab analysis and we found that it was as pure as packaged water. 2. HIGH PRICE LOW VALUE LANDS (HPLV) If you buy a land for 300 million naira and it is floodprone and you have to spend twice that amount to solve the flooding issue, then it is low Value in this context. We have done projects on such lands whereby we use 3 times the amount for the land in sand filing. You buy a land for X Amount and sandfill with 3X Amount. Total is 4X. So I ask the owners why they didn't just buy a clean land that costs1.5X or even 2X? Others are LOW PRICE LOW VALUE LANDS. and HIGH PRICE HIGH VALUE LANDS I explained all these and more in my free Homeownership ebook. |

If we focus on developing our economy as we focus on the exchange rate, by now we wouldn't have needed the exchange rate to dictate our economy |

AFTER THE NEGATIVES LET'S HEAR THE POSITIVES (After the reggae hear the blues) 1. During an economic downturn like this, there is usually wealth-transfer from the moneybags to the smart-brains. An economic crisis in any sector of the economy simply means that that sector has been jampacked beyond the normal capacity. Remember the stock market crash that happened when too many people took money from the REAL sectors to plunge in the unreal sector like stocks. So such economic gridlock helps those who lacks opportunity but we'll prepared to experience a wealth transfer. The word 'Recession' is from 'Recess' which means 'Break'. In Schools, at Work and even Senate people go on break /recess so why won't any economic go on recession after a decade thereabout? 2. This economic crisis worst hit are the very rich. It's just like when rain falls, those with the bigger landmasses enjoy more impact of the rain. Yet God is a just God. The same way, when there is collapse in the forex etc those with the highest exposures get the worst hit. Ultimately everyone feels the heat but not the same intensity. So don't start having heart attack or resigning your destiny to fate because of these news. 3. Taking about a meltdown, the way you come out of a meltdown shows what stuff you are made of. For instance heat melts Wax the same heat hardens clay and heat also refines Gold. So before you blame the government, ask yourself- 'WHAT STUFF AM I MADE OF?". Your employer delays your salary for 2 days and you come out as if you have lived in Sahara desert for the past 2 years! Check yourself. 4. Develop other sources of income. If you observe you will know that all the sectors of the economy cannot just go on hibernation at the same time. Even Zimbabwe of all failed Nations, the agricultural sector is vibrant. So Nigeria is still among the 22 best economies on earth because there are several other sectors that are experiencing boom while few pass through doom. So diversify pleaseeèee. If you have great speaking talents, begin a business line using it. If you have great writing ability, what are you waiting for? Stop writing free stories (with high economic-value) on romance section. Don't just wait for end of month for salary if not you are not different from those state Governors who lack ideas. |
