In the morning when i came out to take my bath (they had a make shift bathroom and toilet with palm leaves) they were already sitting outside. The man, wife and his daughter that left her husband to come live with them. Immediately they saw me, they looked shocked plus their body language. Like people pitying me.
This was in yr 2013. I am not saying they were diabolical, but might have knowledge of what i experienced. Because all these happened when those women came to stay with me. I don't pray before sleeping, don't even go to church and never experienced anything till those women came and were firing prayers.
The funny thing was that, the women had attacks in my room during their stay but i doubted it. I was telling them it was sleep paralysis because of too much long prayers. When they traveled back to awka, i had attack that night. Had to run away

When i was a kid, around 9years. I remembered a relative that died of poisoning in the village.

That night he cried bitterly, we gathered to save his life. Palm oil was given to him but he cried till he gave up. He was buried after two days because he was a young guy and they didnt want him to stay long in the mortuary.

After his burial, his friend that had not seen him for long, saw him in Aba. He was walking and crying. That his friend said, he rushed to stop him and was asking him what happened. Why he was crying, he ignored him and kept walking while crying.

That was how that his friend came to the compound in our village in owerri to check and know why he was crying. Then he found out he was already buried. That his friend was shocked. Said it was him exactly, described the cloth he wore. It was same clothe he wore when he died.

You see this life eh, e no balance at all. I have seen people doubt existence of things like witch, juju,ghost etc, but there are people that have had first hand experience of some of this things.

You see this world, many things are here. As we believe in good, that is how bad things exist amongst us too. I have had experience of witches before. I have seen uncles, people killed by juju.

I have seen people they did achi ere (in igbo the person will rotten with maggots coming out of the body), i have seen people they did calabar belt. Things dey this life oh.

My own is stay strong in whatever you believe. Also, pray not to be remembered by evil and wicked ones.

There was this landlord in Benin that had what people thought was a ghost haunted apartment for rent. Tenants would pay for one year in advance but would leave before 6months, some even in the first two months because they claimed they were haunted by a particular ghost.
Rumor had it that the landlord had used a little girl that was hawking banana for ritual and the girl's ghost would always patrol the house and the apartments. The ghost they claimed, would always cry "buy banana, buy banana" in the middle of the nights.
This reoccurred and subsequent tenants would run for their life.
It happened that a stubborn tenants rented the apartment and was ready for the ghost after hearing the stories about previous occupants . So he decided he would keep vigil and wait for the ghost for the first month. Finally the ghost appeared near his window one night and began the usual "buy banana buy banana" chant.
They new tenant got outside and held the ghost, lo and behold it was the landlord's daughter. Her father had plan with her to act like a ghost covered in a white clothing so that tenants would be frightened and leave and they would re rented the apartment.
That is how they were exposed.

Lmao. No be small thing. That my own eh. I was even warned before hand to mind where i rent house in that village. Our senior colleagues warned us because some experienced it. Corps members had to live around each other, but stubbornness took me to that area. We were just 3 corpers living in that area.

Had another experience when in my final year in school when one of my friends died in swimming pool in a hotel in awka, anambra state.

We saw that day, gisted, he went to swim in the afternoon in a popular hotel in awka (queens s***) some people might know the hotel. That was how we received a call that he has died ohm we his friends in the hostel took bikes and rushed to the hotel. They said he has been taken to hospital. Went to the hospital he was lying cold, dead and tongue out. With the help of school anti cult we took him to mortuary (regina cae**).

That was how i took everything on my head to organise candle night, with help of other friends we went to confront the hotel for compensation for his family(terrible experience). I organised to buy coffin, gloves and clothes for his burial (he was a yoruba guy). Visited mortuary and saw list of dead people more than 300 in the morgue. My head swell up. During all this time he was visiting people some of friends in the dream and was telling them some things he never told us when he was alive. Even took one in the dream to show him their family house in akure.

The day he would be driven to akure from awka, that night, around past 2am. Nepa took light. I came down to put on generator. That was how i felt someone following me. There was a spot we usually sit outside the compound. As i got outside in the compound, i felt someone standing and looking at me. I just looked at that direction and called his name. Told him he is dead and the dead has nothing with the living. That i helped a lot to see that he was laid to rest. He should let us be. A very cold strong breeze just blew towards me. Huge goose bumps fell all over my body. I just jeje waka go on generator. Enter my room. That week lot of people could not sleep in the hostel. But me, i slept there oh.
That period my eyes swell up real time. Met some elderly people, they said it was because that was my first experince seeing someone close dead plus the plenty dead bodies at the mortuary.
In fact that hostel, lot of students died there.

It is very scary to experience this kind of ghost or witch thing. Had an experience of it during NYSC in akwa ibom state.

Left my fellow corps members to go live far away alone. Lived opposite the former SSG to former akwa ibom state governor's house. That particular week, a friend (matured woman) from my school came for a project in that area and i allowed her and her friend to stay with me for two days. This woman prays a lot. That was how she fired prayers for those two days, the attacks we had those two days were something i could not explain. I saw horror movie life.

They left back to anambra state. That night i had a serious attack. The big man house opposite me shines heluim lamp that even if everywhere is dark, you will see outside clearly from your room.

That was how with the shiny light in the mid night, i saw a huge shadow opened my door, entered my room and came to strangle, i struggled till the shadow left. Woke up my door was closed and locked. I pray small and could not sleep out of fear, hoping for say to break. Before i could say jack robinson, a huge shadow appeared at my window looking at me trying to enter the room. I was awake oh! From no where i felt strong in spirit and charged at the window shouting at the shadow " i go kill you if you enter this house again, he that is in me is stronger than you. Enter na make i use blow finish you"
Na so shadow disappear like person wey dey run. All this na for my clear eye oh.

As day break, i packed some of my things run to stay with my fellow corps members in the corpers lodge. I did not stay in that house till i finished NYSC. Left 5 months rent to waste there.
My landlord and his family knew what happened but feigned ignorant. Me self i no gree talk to them. Just abandoned the place and loads from them. Only went their to pick my remaining load and give out some after passing out.

So poster, you have to show no fear. When ever such happens again, confront the ghost. Demon abi ghost self get fears.

Don't try oh. I am still waiting for my own order since end of february. Their delivery is now 90days

I know some people will feel the poster doesn't want her husband to help his siblings. From her post, the husband is assisting them to the detriment of his nuclear family.
How can he be in a rented apartment and be fending for people that have house of their own? This means he is not too buoyant or comfortable to be assisting them to the level poster is saying.
It is good to help ones sibling and friends but not to ones detriment.
I am not sure they also extend such help to him too when he is in need. Siblings are to help one another and not one way help. This also goes to friendship, if we can not help each other when in need, then we are not friends.
Poster, my prayer for you is that, God should give you wisdom to handle this without affecting your home. I will only say you should be wise, prayerful and talk to your husband with love on how to better the life of his nuclear family. Even if he remains adamant on helping his siblings, he should not forget to make a comfortable life for his children. Tomorrow is pregnant!

Madam i don't like to talk when it comes to people's marriages but this your situation will definitely end in tears in the nearest future.
If anything happens to your husband and he can't support his siblings again you people are in for it. Those siblings have houses to their name while your husband has none.
This almost happened to us until my dad listened to my mum. Those his siblings will never help out when he is down with their life of dependence on him, they are just leeching off him.
Your husband should focus on his nuclear family and pave way for bright future for his children.

As a first son he has tried his best. Imagine two of the younger ones have house of their own while your husband that supports them live in a rented apartment.

Please keep talking to him oh till he listens to you before it becomes late.

Don't order anything oh. What i ordered since february is yet to arrive. They even extended the time to end of this month. Waiting for this month to end, they should return money.

As for me, i have been at home a week before the lockdown by govt. This week will make it 4weeks i have been at home.
I work from home on daily basis. I sleep most half of the day and always awake in the night till morning.
Go through social media, read articles, and go back to work on my laptop.
As for data, mtn and their friends will never make heaven. They have killed me with draining of my data.

I am a lawyer called to the bar in 2008.I have been practicing law for 12 years now. I am shocked at the level of ignorance exhibited by some folks here even after being corrected.
Under the Nigerian tenancy laws, a year is 365 days ie 12 calendar months. The OP paid for 1 year which makes him a yearly tenant.
A yearly tenancy expires on the eve of the anniversary of the tenancy.In this case the OP's tenancy became operational on the 18th of April,2019. The tenancy therefore terminates without more on the eve of the anniversary of the tenancy which is 17th of April 2020.
That is complete 365 days or 12 months.
Even if he paid on the 29th of March the law will take the last 2 days of the month into cognisance in detemining the computation of 365 days.
Any other calculation is erroneous.He is entitled to pay his rent latest 17th of April, 2020.

Now if he does not pay by that date, his tenancy expires on the basis of effluxion of time. If he holds over without paying after that date he becomes a tenant at will and is entitled to 7 days quit notice.His landlord still has to go to court to apply for a notice of owner's intention to recover possession.

However where by reason of the tenancy agreement the tenant pays on or b4 the expiration of his tenancy, the tenancy continues and remains extant for another year that is assuming he still pays for 1 year.

I hope this settles the controversy. If you argue after this then you have a special bed space reserved for in Timbuktu.Dont mention pls

I swear down. After all explanations people are still saying the tenant is wrong. We have given them all explanations, citing tenancy law 2011 to them. Even someone posted a screen shot of the tenancy law on notices to quit here, but they feel they know more thay we that are into practice.

No wonder we have many landlord and tenant cases in court wasting pleasurable time that could have been used for better things.

Your landlord or landlady is correct.
We've 12months, so from April to March is a year, if it's April to April is over one year and a month. You can't calculate how you celebrate your birthday with that, all calculation are different.

Once you paid your landlord, your money has been counting or else if there's any issue concerning what you paid for.

Next time don't argue with your landlord, you knew that you paid him April previous year then tell him that you would pay him. By April-May pay him then tell him you're sorry, indirectly you've satisfy your self by paying April to April. Chikena

If you pay money or enter a property, it does not count on that. What matters is the terms (date) on the tenancy agreement, where the date of the tenancy agreement being created, term of tenancy (begining and expiration date) amount of rent paid are explicitly stated while the landlord/landlady is mandated to issue you a copy alongside a receipt evidencing payment of rent and the terms (date) stated clearly.

nobody has monopoly of knowledge. I still learn a lot from lawyers because that is not my field.

Oh again mr poster, i hope there is no clause in the tenancy agreement that states that you must pay a month before expiration of your rent? Your landlord might be hiding under that clause to request for his rent.

Please bring out Your tenancy agreement and read if there was one. Because i know many tenants don't read tenancy agreements and landlords put some clauses to protect themselves too in it.

The tenant tenancy started on 18/4/19 as he stated. His rent will expire on the 17/4/2020.

What is written on the tenancy agreement is the determining factor to this. Unless the tenant tenancy agrement states 18th march and tenant moved in 18th april, his rent will expire 17th march 2020 unless there is an oral agreemnt with the landlord for waiver of 1 month to probably carry out repairs.

On the issue of notice to quit. According to lagos state tenancy law 2011 implemented by the then govt of babatunde fashola. The tenancy terms are fixed term. If you pay for 1yr rent, at the end of the tenancy, your landlord can give tou 7days notice of possession. But, after that first year, if you pay subsequent years, like you have spent 2yrs, 3yrs, 4yrs in the house. The landlird will serve you 6months notice to quit if he intends to evict you and in some cases the 6months notice to quit expires with your tenancy. If he serve it at the expiration of your tenancy, you are supposed to pay for the period of 6months notice to quit, which is mesne profit or pro-rata rent calculated per month.

If the 6months expires, the landlord aerves your 7days notice of possession which he can take legal actions to recover his property.

It is because of our poor legal system where tenant runs away in the night without tracing that makes people think they wont pay when they are given notice to quit.

Some benevolent landlords/landladies even wave the period so far the tenant will vacate and hand over keys to him/her.

Some rental agreements are based on the start of the month. The OP's agreement might have been backdated to April 1st. That's the only way the landlord is right. However, if the agreement explicitly stated 14 April, then the rent doesn't expire until 13 April and even so, a 6 month's notice has to be given (during which the tenant MUST pay rent) followed by a one week notice, after which forceful eviction is possible

Thank you. You are very correct. I hear people claim notice to quit is free and i laugh at them. Maybe they have not been to court for tenant and landlord cases. When judgement is given to the landlord, the mesne profit is calculated till the day the tenant vacates the property to be paid by the tenant.

Many lawyers deceive them so they can be getting their appearance fees.

You count from the actual date not the month.

1st jan will expire 31st dec
2nd jan 2019 will expire 1st jan 2020. Don't calculate just the month janaury to january. Use the actual date.

This are reasons many of this lawyers lose cases in court. All this small errors in tenancy are what other lawyers use in prolonging court cases.

They look for all this loopholes in cases to bank on. This mistakes are usually made in notice to quit.
