To clear the air more time. This time with my call with her husband last night before all this started. Again with the permission of the admins here.

Point 1: She claimed we never agreed.
Point 2: All she have said to me as confirmed by her husband is that they haven't started her job.
Point 3: My borehole installer did her borehole as one of the preliminaries before work starts. If she doubts it. I will still drop the evidence now.

Since many are quick to conclusion without asking the right questions and seeking for an apology.

Point 4: I will release another voice note from a reputable contractor here she contacted too and didn't use which no one is disputing she didn't have the right to.

What she did do, she is deceitful and that should be the watch word here, not saying I called her names as many are keen to look away from her numerous insults before I responded to her.

Again, this project as she had ever admitted as well as her husband have not started. They are still waiting for Omonile issue to be settled as well as rainy season.

Going through the thread with the name calling like scammer, prostitute etc, all because someone didnt offer you a Job, then I think you really need to have a rethink cos no one is entitled to anything.
I know of someone that travelled from Lagos to Abuja for a job interview and was not offered the job. Is he suppose to sue the company because he miss out on the job?
What about football players that goes for trial/medical, at the end, the suppose club will pull out of the deal. What re they suppose to do?

From the drawing what you spent about 7million on now is only foundation to slab (decking) stage of 1bedroom, kitchen, sittingroom for the duplex and 1single 2bedroom down only, which I will say it’s still within rage of what must guru do says here.
Now to complete the upper floor you need to spend on

Soak away and septic tank is in the front
Cars will park on it

Going through this thread, one will just be hearing budget 35m, 20m, 15m. I kept wondering if it was this eas, then men like us wont be able to achieve anything with this huge sum of money.
I decided to start my project(3bedroom duplex and 2units of 2bedroom flat) this year with the little experience I got reading from page 1 to page 1000 and the help of a good bricklayer. And I can categorically say am at the decking stage and have spent less than 7m.

These houses I see at Ajah that goes for 35m, yet the finish is moderately fine tuned not too high class like having Victorian chairs or some Gold plated shiny interiors.

One reason I don't like coming to this thread to read stories, it can be discouraging.
If one listen to all this gurus on nairaland ehn, one cant achieve anything in life. Just start building ur house with someone you can trust and go step by step. Dont entrust your money to anyone on nairaland

Is it advisable to buy rod a month before its use for decking or wait till one is fully ready to deck.
Buying it now, wont rain make the rod rusty?

Good morning everyone.
I have benefited a lot from this thread and I will first of all like to appreciate all contributors so far. I have been following the thread because I had it in mind that in a short time I would be needing information about construction for a project I intend to start next year.

Being a novice I have followed all discussions with keen interest such that with what I have gathered so far from this thread I can have one or two contributions whenever construction is being discussed. So again many thanks to all those that have made this happened.

At this point I am negotiating a piece of land in Aguda, Surulere. I have attached the survey plan for the land, though actual measurements has shown that there probably has been an encroachment on the land as we got 15m * 27.8m after the exercise.

This plot is to be acquired by myself and a friend, and we will then divided into two equals. At the end of the day what I will be entitled to is half of this plot which will be a 7.5m * 27.8m.

There are however concerns from a few people we have consulted so far that this will be too small to construct anything meaningful. That there will be no space and the rooms will be too small.

What I intend to have on the land is a 2 storey building of 4 bedroom apartment on the ground floor for myself and my family, then 2 units of 2 bedroom on the other two floors, with parking space for just two cars.

I have gone round some areas around ebute metta and it's environs, and I have seen very nice structures built on equally narrow plots, though I didn't measure to check if those were more than the 7.5m we will have here or more.

At this point we need to make a decision fast so we don't appear unserious, and at the same time we need to confirm if the size of this land can work for the purpose we have in mind for it.

My fellows here, please I need honest and professional advice. Can this building I have in mind sit comfortably on this 7.5m * 27.8m land? If it can, will it be choked up as some have feared?

If this land cannot accommodate this building, what will be the best option for me on this land considering the fact that I want to have something on it I can stay with my family and some others to bring in rental income.

I thank everyone that would be contributing to this in advance.

For sure this is achievable. Presently constructing a 3bedroom duplex and 2units of 2bedroom duplex on a 30 by 120plot. It's best u go for that too

If you are able to know the number of blocks to be used and the laying cost per block for that location (some do #35, #45, #45, #50) that should give you a rough idea of how much it should be.
assuming you want to do on contract basis, it will give you a range too.
