The real estate companies extorts way too much. Asides the huge cost of buying land, you pay development fees in millions, survey, c of o etc.

This kind of matter affect every body land issue is a delicate one .especially when due diligence was not properly done at the beginning

I'll still reiterate. Stop buying properties from this omoniles or individuals. It's best you buy through and accredited agent who sells only company properties. Say for example an issue like this arises the company you bought from either pays you back or allocates another property to you. But most companies do their due diligence nowadays to avoid issues as such.

You should still get hold of the seller though, but also get a good, emphasis on good lawyer and see if there could be any reprieve no matter how small.

If you're facing this problem then it's your fault. It's bitter but it's the truth.

There are steps you take before buying a Land, if you had done your due diligence it won't have happened to you a second time.

In this case you have encroached on government land that has been marked out for development there is little you can do. Sorry about that.

Before you buy any property whether land or building. Make sure you do your search on the said property. If the land is free or acquisition you will know from the ministry. You can be lucky if is not committed, but if is committed, there nothing you can do. When next buying any property from both estates or omonile makes sure you do your search to know the condition of the property.
