lastpage:So spot on! I have a rental very close to the local airport. The airport line has 24 hours electricity, but the estate suffers from intermittent power supply. We (Landlord Association) got together, billed ourselves and hooked up to the airport line, bought new transformers and engaged the army barrack close by to provide security with tenants paying 1k a month for security. Do you know what happened? The estate became a very desirable area and rent went up astronomically in the estate. This is competition by collaboration. |

michlins:All what you said is true. It is a well known fact that the Nigerian government impoverished the people by very poor decisions and ineffectiveness. So if we find ourselves in a position of collective high net worth individuals like that street, we should take hold of the situation and use that positive collective to change the situation for the better instead of waiting for the government. It is done abroad as well. |

Why Should We Hire You? By Bayo Adeyinka The interview took place in Victoria Island, Lagos that year. I arrived at the venue and met other candidates who came to interview for the role. A few were people I knew from Ibadan. When it was my turn and I got into the office where the panel interview held and sat after I was instructed to do so. There were about 7 people on the panel and it was led by the Managing Director of the financial institution- an Indian. One of the questions I was asked was, ‘Why should we hire you?’ The organization just started a new branch in Ibadan and was hiring Relationship Managers. I smiled and responded that I knew Ibadan - their target market- ‘like the palm of my hands’. I actually used that descriptive term to emphasize the point I made. I explained the business demographics of Ibadan by mentioning the major business hubs- Dugbe, Challenge, Mokola, Ring Road, and Bodija while highlighting the type of businesses in those locations. I highlighted the New Court Road location of the new branch and applauded the location due to its proximity to Agbeni Market - the second biggest FMCG market in South West Nigeria after Oke-Arin in Lagos. I gave a summary of the kind of businesses at Agbeni Market- the distributors for the FMCGs, pharmaceutical distributors, food wholesalers, etc. I dimensioned the commercial, retail and public sector business in the City and mentioned key stakeholders. By the time I finished answering that question, I saw most of the members of the interview panel nodding in affirmation. I could almost see on their faces the expression ‘yes, this is our man’. I got the job. Whenever you hear the question ‘why should we hire you?’, that is your opportunity to articulate your value. That question provides you a platform to highlight your skills, strengths, experience and personal qualities. Never fail to seize the chance to explain what you are bringing to the table. Organizations are not looking for people who will collect salaries alone but those who will add value. Let your value be more than just seeking a job. Therefore, when you attend interviews, answer questions from the standpoint of value addition. You should articulate your unique offer to convince the employer that you’re the right candidate. I call that my USP - Unique Selling Points. Some call it EVP - Employee Value Proposition. Your USP/EVP will show why you should be hired. So here are 6 ways you can articulate your value to your prospective employer during interviews: 1. Better Service Delivery [/b]Can you improve the quality of service in that organization? How exactly? How can you tie this to better efficiency, improved output, a shorter TAT (turnaround time) or even improved revenue? [b]2. Improved Revenue Can you solve a problem that will lead to improved revenues? Can you grow their sales? Can you expand their market? More acquisitions? In the example I cited, I showed a good understanding of the market. When you do this especially in a sales role, your prospective employer can bank on you. 3. Cost Savings Employers will be willing to listen to you if you can demonstrate how to achieve cost efficiency. To improve profitability, it’s either the revenues are going up or the cost is coming down. If you can show how to bring down the cost, you have a leg in. 4. Solve Problems This should be self explanatory. Every company has a problem they are trying to solve. Can you solve that problem? It may be a glitch you observed on their app or the website. Or you have an idea on how a certain campaign can run better. Share that idea and get hired. 5. Be An Expert At A Task If you’re so good at a particular thing that there are not many of you in that industry with those skills, your expertise will be in great demand. You can even ask for a premium when seeking employment. All you need to mention during the interview is your level of expertise and be ready to demonstrate it. 6. Improved Efficiency This speaks to the process efficiency of an organization. Can you make things simpler and faster? Can you unbundle and make things easier and less complex? Can you reduce the workload? During the interview, ensure you articulate your value properly. You’re your most important spokesperson. Represent your client well.

From experience >>> This post is emphasizing the real meaning of real estate investment. It’s not a comparison between renting a house vs owning one or paying for it installment. A house becomes a real estate investment if you sold it or rent it to someone. Any asset that will give you an income flow is an investment or real estate investment. Hoping this might help someone here.

I wish you has done your due diligence before you concluded on that transaction. Issues of existing tenant on a property that is up sale is always tricky. The best approach is for the seller to issue quit notice to existing tenants and get them off the property before selling it. Your best bet is to issue the tenants quit notice immediately which is for 6 months mot withstanding that their rent expire in July or so. If they are nice they will leave at the expiration of their tenacy or they can wait till the end of the quit notice. The law is on their side. I had similar experience about 2 years ago, though we removed balance of existing tenants rent from the total cost of the building. We still waited for 6 months before we could take over the property. You need to pray to avoid any court case from the tenant. I will never purchase any property with existing tenants in Nigeria again. BuildingProject: |

Our housing system is getting poorer. I will take Oyo State as case study. Some places that even the colonialist couldn't believe will get developed have become towns in this early century. For example: Some places where the powerlines run through were considered outskirts of the city then. But now, buildings have been erected all around them. Here is my concern: The government that hasn't provided enough (infrastructure) for the people in the urban centres (places like Mokola, Challenge, Sango, Agbowó, Molete, Dugbe) how will such extend her development to those sides? (places like Àwòrán, Ajibode extention, Moniya extention and the likes.) It's a very broad topic for discuss. |

n3xt:See Next, go back and read that book again (Rich Dad, Poor Dad) and this time read it slowly. No need to rush. What the book argued is that in the west, your residential home is NOT an asset as you need to pay the mortgage for more than 25 years. That is what the book says. Read it slowly. However, in Nigeria we build from personal savings (cash), no 25 years mortgage that takes money from our pockets. Any residential home that takes money from the family that owns it is a poorly built house. In Nigeria, a house built WITHOUT mortgage is an investment. Them who have ears, let them hear especially the diaspora. Dispora, don't follow this line of argument and live donkey years abroad without a house in your root ( Nigeria) that your child/children can point to with their right hand and say "this is my parents house (investment)". In conversation like this when we are in a club here drinking, I often hear some diaspora say I can't invest in Nigeria property wise because "how much is the rent sef". Take a long term view. Get for abroad, get for home (root). Tomorrow is pregnant, you don't know what it will deliver. Rabbit wey get one hole no dey last long. |
