your are missing the point, this is in the USA, so people who are on the middle class ie teachers and other civil servants in the USA can afford them houses, no Nigeria, if placed in the Nigerian context might have to be N15million or N20 million payable over 30 years

The mortgage comparison has nothing to do with Nigeria was just used as an illustration. Once again hand o n chest, I can tell you N20m will build you a house, the finishing might not be top-notch but it will I know this as I am an experimental builder as it is and my build is o ongoing bits by bits anytime I enter 9ja!
As for the mortgage, no one said 30 years in Nigeria rather 30 years in the US.You are talking about 30 years mortgage impossible in Nigeria, I recon you seem to forget how mortgages work.Even in the west, the vast majority of us do no pay up our mortgage, we just remortgage and harvest equity for a newer mortgage don't forget the bank can always take back their hows and re issue a new mortgage on such!so what have they got to lose?

1. I need an advice of the right choice of doors. I like the interior doors I saw on Instagram sellers' pages (like Rahwood) but they are expensive for me. They sell around 70k to 100k per one. However, I don't know if I can get great doors (durable and beautiful) at the range of 30 to 50k per one. Even though I want affordable doors I still don't want to joke with aesthetic.

2. Can you recommend a great and affordable water closet product. Someone recommended sweet homes and it is 50k per one. Can I get something good and cheaper?

Construction risks is also something we seriously need to pay attention to. Accidents on sites can happen suddenly and unexpectedly, leading to injuries or death if there are no adequate risk protection.

Firstly, measure the said building yourself and get the sqm coz it's likely not going to be up to the 58 he quoted. That is where the ripping off starts.

They MUST increase the measurement and start cutting off your head from there. So shine your eyes.

I thought we were making comparisons with regards to a specific single family duplex in a picture that was posted here.. That was why I said #20M cannot build such in Nigeria.
I agree with the fact that #20M can build a 3 bedroom house in Nigeria.
We seem to be on the same page on the issue of talking profit before maturation date on 30 years mortgages. That is exactly my point. Considering that, on short term mortgages, as is the practice in Nigeria, homeowners do not have room to talk profit before maturation date, because there is not enoug time for that.
The banks have squeezed the short term profit out of it by offering short term maturation dates with high interest and premiums in Nigeria. Therefore in those period nothing is left for the homeowner except his invest capital

Oga Nigeria economy is cash economy it has his ways of doing things. The do not depend on 30 years mortgage to reaped their shot time profit. Most developers with turns of cash smile to bank every day in Nigeria. It’s two deferent economy.

I actually contacted your twin brother last month for similar job. So, I paid him to visit my site to take the measurement for the precast parapet and roof carcass in my ongoing build in laderin estate, Abeokuta.
Baba billed me 4200/ sqm and 2 bags of cement per lineal meter .
I no know if I don even japa or not .
