Please I need answers as I am stock at the moment.

I applied for international passport renewal in April, paid and did everything online.

My issue now is the next steps for capturing. Do I proceed to their office in London without prior booking for capturing or will they still send my booking appointment to me. This is July and my passport expires in November this year.

Pls I'm coming for my master's in Scotland hopefully. Pls how is that place? Is it a good place to get good jobs along with my study? And what can you say in terms of living expenses and immigration rules. Thanks

Tier 4 visa is capital intensive so most students always require their spouse to work full time so as to ease paying off the school fees along side bills, feeding and rent. If you have all these covered in terms of financial buoyance you are good to go.

On the brighter note, ante natal care and delivery is free so no hospital bills required.

Any transfer processed by your bank would use a rate similar to that of CBN

Leasehold is fine. You need to check a few things. What kind of lease is it? What is the service charge? Any covenants on the lease? ie some leases does not allow you have a pet in the flat or rent it out. Ask for the last time repairs like roof, guttering and external cladding was done if any. Stay away from blocks higher than 4 floors (lifts issues) and if possible aim for either a ground floor flat (will give you some outside space) or at most the 1st floor.

Most importantly, ensure the lease has at least 110 years left or factor the cost of extending the lease into the purchase price. This is especially crucial if it is a block of flats as freeholders can be arseholes for lease extensions.

If it's a split house - split into flats, ensure that the lease is a cross lease with the appropriate rights (conveyancer will sort that out anyway) . If a split house, it's crucial that it has been converted properly otherwise it'll bite you at resale. Houses that have been split into flats recently tend to have 999 year leases as well so it's a good as freehold. Plus you get a cross lease over the over flat so you both hold the freehold in the lease if that makes sense.

Where is it located in Bristol? We own a leasehold flat in Brislington (lived there for 3 years then rented it out and bought a house just outside Bath) and my in laws are Bristolians and still live there and own lots of real estate mix of residential and commercial. That's how we got into property as well.

Flats are a good first step onto the property ladder. Plus it's easy to resell especially in Bristol to other FTB when you trade up. PS - Ex council flats are also very good in the right location. They have heaps and heaps of space and hold their prices very well. I agree on staying away from shared ownership.

If I were you, I'd buy and fix for 5 years if that's what fits within your budget. Overpay by the minimum in the 5 years and then re-mortgage to buy a house. Buy close to transport links, make sure it has a dedicated car park and you're good to go!

Many thanks. I went for viewing on a 2 bedroom flat yesterday in patchway on third floor with dedicated car park but I'm not happy with the room sizes. I actually work around brislington.

Run away from flats, run away from council flats, avoid leasehold properties, avoid interest only mortgages, avoid shared ownership properties.......

All the above, avoid like fire is burning your behind......... grin

Freehold and repayment, is your only option...... You might say it's your first purchase of many more to come...........

If I remember clearly, the only way to send money from a naira account outside the country as an individual is when the transaction is within the permitted categories - paying for tangible goods (imports) and services (medical bills, school fees/support), and repatriation of proceeds for multinationals, foreign portfolio investors and I think diplomats.

It's been a while since I was up to speed with all that, but I think that as an individual you can't receive foreign exchange at official rates for remittance outside Nigeria outside the permitted categories and will have to use the domiciliary account/informal process.

Guys I need your opinion on the best way to approach driving test and get the license. I have gone through the site and realised that there are different stages starting with provisional license until the final test and certification (3 different points of payment/registration)

Lexusgs430 Can you advise me on the best used Benz to go for with £3-4k price range - being checking autotrader

Also trying to get a new studio or one bedroom flat apartment around Manchester. Any suggestion to save cost and get a balanced neighbourhood would be awesome.

I would be surprised if in the current situation where the CBN is desperate for foreign exchange it is now allowing people to send money out of Nigeria at the official exchange rate outside the specified categories, to the best of my knowledge, that has never been doable..

Please who knows any good site where I can book affordable airbnb? The ones I am seeing on google are on the high side and I plan to stay for 2 weeks including the quarantine period before getting an accommodation.
Also, I think getting a place to stay comes before completing the passenger locator form and booking for the day 2 and 8 test cos I need to fill in the address I will stay in on the form. How correct is this please? I am heading to Sheffield

Best buy stock, is difficult to predict..... Even Warren Buffett and Cathie Woods, cannot guarantee this, viewing bright and dark candles....... cheesy

It's a matter of reading some financials, educating yourself about stock market fundamentals and NEVER get emotionally attached to shares + investing in companies, one feels got the potentials to deliver & grow ........

Stock market investments, should not be viewed as a get rich quick scheme, one should have a long term view + strategy.......

Remember, if your P/L is in the red, you might temporarily be losing value, BUT you are not losing units ....... Know when to sell position/take profits.....
