Noted: if there is a client for this land, the last price is how much? and will the family prepare a deed of assignment by their lawyer for the client to sign with them, how much is foundational cost in that area, how much is decking, and roofing charges, or after this payment of the land, the buyer have no business with omonile or touts or anybody, either representative of immediate family or extended family or any community authority in that area, apart from govt levies?

The buyer will prepare the deed and bring to the vendor then it would be signed!
But you want it to be prepared by vendor no problem
Then you validate the deed sign and Sealed.

if the survey plan is registered sure you can verify the owner of the land.

Ask the seller if the survey is registered, with the co-ordinates on the survey the rest is easy.

i have just seen this offer and i am interested, however, i have not done this before and i do not know how to go about verifying them.
i have spoken to their customer rep on whatsapp and i have been asked to visit their office if i want to check the land documents.

also, who knows how profitable buying a land in this area (omagwa, port harcourt) is?

it is close to the port harcourt international airport and a part of the greater port harcourt city project.
