Spyder, instead of chatting U up privately for this, I want to ask here for others to benefit..

As you are a builder, how do U guarantee Ur clients that d houses U are building passes the structural and integrity test d keep talking about each time a building falls?

Who does this tests and evaluations, esp for all these storey buildings U do..

I have a contractor handling my project and a contract he had signed on building to standard practice, but how do I measure or know this? Cos to me that contract na English, since I don't even know these tests....

Please guide us on this

The only way I guarantee that my works pass integrity tests is to keep doing things the right way every time. Each building has a building plan and it should be studied and all the specifications followed. Building is a science, and there are processes to be followed to get things right.

I usually have very knowledgeable persons around each of my building sites at the critical stages of the construction, to avoid any oversize on my part. There are times we run into difficult plans, and new methods or new styles of construction, the best thing to do is to ensure that someone who is an expert with that type of work comes around to supervise that part of the project.

Forget governments building control task force or staff, they may never visit your site after you pay them, the onus then lies on you to use the best building methods and observe every good building process in making sure the building comes out perfect.

Every builder is only as good as their last job, so I will love to be remembered for a well built, beautiful house, that's the only way I can guarantee myself of more projects.

You can measure your builder by hiring another professional to appear on site at intervals to monitor the processes, and report the results to you.

We have delayed a little bit on this project, but we will start with more vigour, adding more workers here now that our decking wood is almost ready to be removed after the curing process.
But we have been working on the lintels and columns, especially columns concrete cast.

More pictures from this site tomorrow.

Please, I would like to ask.
From the construction, I can see the waste plumbing pipes install. It's it the modern way of construction. The plumbing pipes are now conduit.
I am just asking to be clarified. And what is the advantage and disadvantages of that.

Yes the plumbing piping is conduit. More and more people are now adopting the conduit waste piping because a lot of artisans has mastered the skills involved in conduit plumbing for waste and water supply lines.

The advantage is that it's a better way of building, as all the pipes are buried inside the walls, making the whole building neater as there are no pipes hanging around everywhere.

Thanks for the explanation. I appreciate.
I was just curious in case of damage how it would be fixed.

Considering the huge quantities of woods & bamboos that are required for decking, could they be re-sold after construction or what other purpose can they serve? I am asking from a perspective of a house owner who might not start another building anytime soon. Of course a builder might re-use on other projects; what do you advise that a house-owner should do of them?

Kindly clarify. Thank you

spyder880:
Let's also work on the staircase ...........

although I don't know how the boss does his own but I have seen instances where the builder sells them

Thanks for the info and it's great to know that the woods could be re-sold. One could re-sell them at the same wood market right?

There's a huge market for second hand building materials, including wooden planks and boards. For someone who wont like to continue using the old boards, it could easily be sold. I have heard costs like N600 for one old board in second hand markets.

The most important thing is keeping the boards in good conditions, conditions good enough to attract a good price for it. Some people use nylon sheets to keep the boards separated from water and cement, some remove them and pack them neatly after pulling out nails from the old wood.

Thanks.
