I work in one of the departments in law enforcement, and I don’t need to visit nigeria because I already gave up on her. My wife and kids are here, my parents are here and can visit as much as they want.

There are people working $10 jobs but I’m fortunate to not be in that bracket.

This is last year from the Stanford union. Their new contract is most definitely going to be better.

In the same vein. Kaiser union just secured a 22% increase starting this year as well to span the life of their contract. After that they review and increase as needed. Their shift differential is $13/hr. So a new grad starting there at night shift will be around 72 + 13 per hour.

Please do the math since doctors don’t make that (side eye)

Staff nurse 1 is new nurse no experience starting at over $70/hr. Go down the list and see as it increases with experience. Add $10 for every NOC shift. So a new grad working nights starts at over $80/hr at Stanford.

People make lot of money also in France, Sweden, Germany, London, Austria etc.

What you’re failing to understand is that nursing isn’t the same everywhere in the USA. Yes $51/hr is good money. However new nurses here start around $70+/hr and with experience can reach up to $123/hr if you add shift differentials or on call differential for those on call. But yes the base pay can totally be over $100/hr before adding anything extra.

No mention of overtime or double time yet for those who have energy.

When I first arrived I worked at Walmart making averagely 1600 monthly. If anyone had asked me, I would have been pessimistic based on the knowledge I had at the time.

If have a $500k mortgage and put down 20% you owe $400k .but if put down 5%, you would owe $475k.
On a 5% interest and principal rate per annum of that $75k difference, you would have additional $625 on your monthly bill . Plus the$100 pmi . Total of about $725 addition to your monthly bill.
Bro, now tell what passive investment you did with that money that is generating $725 which in #543750 (naira). This is the amount you are giving bank every month.

Again, not to go back and forth with this, but trust me 5% down and investing 75k is very worth it if you know what to do.

In the midwest, you can get a house for 30k and with another 30k you can upgrade that house and sell if for a profit of additional 20k

you can also use the 75k as down payment and closing cost towards another property close to a univeristy and put out on rent or close to hospitals for travel nurses and other professionals - provided the property is in an area of interest ( Uni, Hospital, high traffic locations, etc )

putting into context, I got a property for that same amount ( 4 bedrooms ) renting out each room at 750/ month mortgage and insurance and maintenance ( lawn care, snow removal ) 1800. Just from this I net 1200 monthly.

Now netting $1200/monthly vs paying $725/ month on your Primary residence still leaves you with over $400 in cashflow, not to mention the rental property is gaining more equity. If and when I choose to sell I get back the $70k down payment + the mortgage paid by tenants + whatever equity the property has accrued over time.

Believe me, it works magic, the hard part is getting it right the first time and understanding how to manage the rent and incidentals, after that you will rake in some benjamins.

I don’t doubt you. But you see, I would rather not do all these because of $400 before income tax.
Trust me, if I have a $500k mortgage and also have that amount in cash, I would pay off that mortgage.
You know why? Banks are making a kill off of home owners.
Here is an illustration. On a home mortgage of $500k, the principal and interest only would not be less than $2000 monthly. This is about 5% yearly.
The truth about almost all investment instruments including stocks, ETF, bond, mutual fund and certificate of deposit is that none would guarantee 5% yearly yield.
So I would rather do what banks are doing, make money off my money, even if it’s the 5%, guaranteed. Penny saved is penny earned.

But I already told you we are NOT discussing outliers. I gave you an example of, say, a care aide working for a billionaire making $500K, but 99% of them make less than $20 per hour. That's what we are discussing - the mean. And they are all over the internet from different sources (see below) and they are all about the same
