Yes, Getting a genuine land to buy is a big issue but there are Professionals who does that for a fee. Many will call mechanics to help them check a car of 2m before buying, but will not engage the service of a Professional to carry out due diligence before buying a land of 10m.

Oga just go ahead and do your marketing. Who want follow go follow you. No try convince/confuse anybody from weting people don learn from experience. Experience is a better teacher.

All your own na hussle for your commission. After you don collect your commission, what next?

Pursuing tenants yearly to get fresh commission?

Advising the landlord to increase rent yearly that will frustrate tenant to either pack or cause issues? Or

Collecting appearance fees to appear appear in court on the landlord's behalf.

Which of the above go benefit the house owner as an investment?

Quick question. I am trying to invest more in the market. I have an akara-sized portfolio at the moment but interested in growing it. It'd be a long-term portfolio, so like when I started, I bought stocks with good records of paying dividends.

However, I am thinking of also doing a bit of trading here and there, but the long-term goal is still stocks with solid fundamentals.

Now, I want to move from APT Securities--I've messaged them for more than a week without any response. I know you've mentioned Morgan Capital. But what should I do to complete that process, and what other general advice would you give?

Like Oga Emma said, you can open another acct with Morgan and target that for trading while you retain that of APT for your long term goals.

How often does he audit the accounts of his organization?


Did he ever cared to share the audited accounts of his organization with the donors, partners and members of his organization?




Apart from him and his wife who are the signatories to the accounts of the organization?




As earlier said the gates of hell shall not prevail over God's work.



God will always find a way to finance his kingdom's work..

The main problem with residential tenants, is that most of the new tenants got loans in order to pay for the initial rent, subsequent rent is always a problem.


While the rent is running, instead of them to save up for the next rent they will be paying back the loan used in getting the apartment.


Reason why tenants pay in arrears thereby making rental income erratic.

I prefer the REIT route for real estate investment


Land speculation is like penny stocks, majority will get their hands burnt.

If you must buy a plot of land, make sure you have the cash flow to build on the land within 4 years


Especially for lands in big and metropolitan cities. Very bitter lesson I learnt in Abuja few years ago as both my money and land entered voicemail till date. grin grin

Hahaha, my oga at the top. No b stone ooo. I was only surprised that madam Mcy added it to the list of dead stocks. There are many ways to make money in this market, one just needs to understand what one is doing.

Investment Calamity shall not strike again.
It is often mention by Nigerians "A dead bone shall rise again"
This is most applicable to Multiverse Minning and Exploration.
I was having about 5 Milion units of this resurrected company that was static for over 5 years.
At a time, I was the only investor that was mopping up available offers in 2019 to 2021 with average purchase price of N0.23k.
The target then was 10 Milion units
There we go, no one saw a a real potential, but I did see one in the future of Mining industry in Nigeria. I always scan the internet for any good or bad news about Multiverse and the believe was strong.
At a stage, I wrote an anonymous email to the management, telling them that they were feeding fat on minority investors. I challenged them to declare a dividends, anyway they never replied.
I sold 50% of my holding at a profit and made 100% cost of purchase which i invested in TRANSCORP
The 2.5M units left was 100% acquired as proceed of investment. Then in 2021/2022 the company introduced a share reconstruction, and my unit was reduced to about
Fast and forward, the share reconstruction came, my holding was reduced to 225,000 units which I equally surrender at N2.3.
Now I have been struggling to get Multiverse at sub N4.
Lesson not learnt.
I guess I was greedy when others were fearful and fearful when others were greedy.

There come Mr TRANSCORP, before Emperor Otedola entered the market, I was planning to have 10 Milion units of TRANSCORP by 2023 December.
I already had 3 Milion units, then the Emperor came, I saw it as an opportunity to bail out and reenter at sub exit price, alas the Emperor is a disruptor, the Elon Musk of Nigerian Stock exchange. I bail out 1.8 M units at N2.45 with average cost price of N0.99.
Now, in the past market opening there has been no regular open offer despite the fact that I was ready to reenter.
Same thing happened in Ardova.
Overall, I am a good investor with strong believe in Nigerian stock.
My portfolio is always green.
I will surely get there.
The journey is titled Project N1B portfolio by 2025. So help me God.
The important lesson I learnt is to acquire and acquire and strengthen my position.
Investment is a marathon, not a sprint.

I will not surrender my position in Morison and Meyer. I strongly believe that the potential in these companies will be reached in the next couple of years regardless of the direction of Nigeria economy.
This motivate me to addressed the management of Morison. I wrote similar but a more toxic letter to the management of Multiverse in 2022 before I surrendered my holding.

Dear Management Team and Directors of Morison Industries plc,
I hope this letter find you well. I am reaching out to you today to comment on some observations that i have noticed about Morison Industries plc. I have been studying your listed company for about 7 years, and I noticed that you have an excellent human resource and management team that has done an outstanding job of building a skilled and motivated workforce.
As an investor and ordinary shareholder of Morison Industries, I was attracted and motivated to invest in your company by the profiles of your directors and good quality of your products.
I strongly believe in the team and your products.
I am very optimistic that the team at the helm of Morison would one day reward minority investors if the company can do the right thing.
The Nigeria economy should not be an issue nor an excuse for not rewarding minority investors. No dividend reward in more than 7 financial years.
Despite the challenges in Nigeria economy, many companies that cannot measure up to Morison in term of human resource and product quality are rewarding investors.
Expenditures and non-availability of foreign exchange, high interest rates on loans, power generation, high cost of production, workers welfare and liability should not be a recurrent excuses for not paying us dividends.

The quality of your products and management team, individual directors achievement, should motivate you to position Morison as a World class manufacturer and reward investors in your company.
We are just not smiling, our expectation is dashed yearly.
Return on investment (ROI) has been poor(zero x 7 years).
While your workforce is skilled and motivated, it seems that your manufacturing processes and product lines may not be optimized for efficiency and profitability that can put a smile on investors face.
As an investor, looking from outside, I believe that your company would benefit from taking a closer look at your manufacturing processes and identifying areas where you can improve efficiency and reduce costs.
While your human resource team has done an excellent job of building a strong workforce, it's equally important to ensure that your manufacturing processes are optimized for profitability.

I recommend that you consider conducting a comprehensive review of your manufacturing operations, looking for opportunities to streamline processes, reduce waste, and improve productivity. This could include examining your supply chain, identifying areas where you can reduce costs, and investing in new technology or equipment that can improve efficiency.
I understand that this may be a significant undertaking, but I believe that the potential benefits of improving your ROI will far outweigh the costs. By taking a strategic approach to improving your manufacturing processes, you can help ensure the long-term success of your company and maintain your position as a leader in your sector.
I will also suggest you increase export of your quality products to neighbouring West African countries and beyond.
Last but not the least, Morison should get the latest ISO certification and embark on aggressive marketing.
If you don't market your quality products, no one will do it for you. Word of mouth is no longer adequate to market your essential and household products. Larger Nigeria audience should be reached through available electronic and digital media.

I have a customer who is a man of God. I gave him 33% discount because of his calling.


But the man, would still owe expecting me to write off his debts


When I stood my grounds that I wanted my money immediately, he pleaded with me to give him 2 weeks that he would pay up everything because his harvest would take place in 2 weeks time.




Excuse me, what is the relationship between harvest and payment of his debt
