Haven't been badly affected aside usual settlement which I budget for. But then investing in properties can be a landmine especially if you're not local.
Its not helped by the fact that very few states aside FCT have a good geographic information system. Reason why some prefer Abj as it has more liquidity too.

If the land remains fallow in an area that has hugely appreciated, it would be a target. It's even worse when it's a large piece. You'd many times need the help of locals to ensure no one sells it off even with a fence around. When u sell, you'd share profits.
I've seen locals fall the perimeter fence of a large plot which oddly was adjoining the very company of the owner. Of course, the owner had C of O but till today (5 yrs on), there's still no headway on it.


Eventually, depending on where you are, when selling, you'd need to budget something for locals who helped. Many times, you cant avoid this. Best is to negotiate, factor these costs in your selling price or push majority of it to the seller.

Personally, what I do to secure is low fence, military keep off post and get one of the locals to farm there. I tend not to keep for too long. Once I get the appreciation I've targeted/slow down in the area, I sell and move on. My purchases have largely been in the north though.

Now I've even learnt some tech skills, I earn some dollars, and I prefer if it reaches #950.


Again apologies for being "over patriotic" at the time. I could have listened to people and switched to USD at #480 then. Only good thing for me is that when the heat got too much, I was forced to learn skills that now give me some USD earnings once a while.

@Godspeed0 based on your post which implies you want a low-risk investment that is why @Oyindamolah gave the advice.

A money market fund is a type of mutual fund (investment fund that pools money from different investors to invest in different asset classes and is managed by professionals(fund managers) and gives returns at an agreed period)

Money market fund as a type of mutual fund invests investors' funds in basically treasury bills and commercial papers.
Depending on the fund manager, each investor gets interest paid/reinvested every quarter or monthly as the case may be.
As already stated money market fund falls under the low-risk form of investment. Investors' capital is safe and returns are certain though there is little flexibility to the returns because it's daily valued but one thing is sure investors will get back their capital anytime it's needed.
Money market fund has easy entry and exit without any penalty after 30 days of entry.
Another good thing about a money market fund is that you need as little as N5,000 or less to start investing in it.
Most investors use MMF as a way to keep cash and serve as an emergency fund while enjoying high interest compared to the regular interest on savings accounts offered by MDBs.

To start investing in MMF, you need to open an account with a fund manager. You can do that with Stanbic ibtc asset management by clicking the link on my signature.

Treasury bills are government debt instruments. I can't let patriotism drive me into penury. Anyone who is wise will split their investment into 2 parts (some in dollar and some in naira).

The gratuity of many people have been turned to peanuts with the endless devluation. Yet you think those who are in control of their investments will open their eyes and watch, while the value is stripped away by mismanagement of the economy by greedy politicians.

If I'm given the opportunity to manage my pension contributions right now, I will convert it to dollar and invest in Eurobond fund.

When the leaders start to show some elements of patriotism, we the populace will follow.

Not really easy to be patient with stocks especially when you see the returns on MMF. Was patient on FCMB for 5years. It is just when the new government came in that it started to move and got to N6. I sold on Friday and will be moving the funds to MMF.

The same thing happened to First Bank. Was between N7-N9 for many years before it started moving after the new government came in. It is now at N18. Will just watch it for few more weeks before determining to sell and move the funds to MMF.
