No one has the right to give you 100% or guarantee you a visa. They only try their best in the visa process to have a positive outcome. I think your concern has been answered

1. If that is the only option you have, then you can go ahead with the plan
2. the receipt or evidence of transfer of ownership from you to the new owner
3. your visa will be approved if you package it well

1: can I sell one of my property to funds my Canada study and will my visa be approved is it a good Idea?

Note: I have a company as home ties, still have extra 2 properties,I am also working in a company as part time to upgrade my skills and I am married.

ALHAMDULLILAH!!! ALHAMDULLILAH!!! ALHAMDULLILAH!!! I got my PPR.

This journey definitely did not start today, it began way back in 2017 and I'm grateful it ended with a good note. As you can see from the image i attached below, it started way back in 2017, but i knew there was no way in hell i could raise the money for Canada at that time.

So I had to make up my mind and develop my tech skill for Two hard years while working at a very terrible company, mehn those were trying times. Just like they say "Tough times never last, but tough people do", God came through for me and I got a contract job with a foreign company and the pay was really good, so good I kinda forgot about my initial japa plans and as the Almighty would have it, My contract with the foreign company came to an end.

Sadness engulfed me but I had to pick myself up and started applying until I got a local company, but to be honest, after assessing my salary and our economy, I knew I had to go back to my original plan which was now possible thanks to my frugal lifestyle LOL, I didn't even own a car except for land properties sha.

But this my Application was filled with tension, I Mistakenly did not upload my Two passport photograph, Application for study permit made outside of Canada and Family Information, If not for my brother that was just assuring me that it will end in success LOL, I almost gave up and thought of cancelling my application, but at the end, it did end with success and also shout out to @bullstriker who also assured that it was not really a big deal. Big thanks to @zubizareta and others, without your guidances a lot of us would really be lost, may the Almighty bless you guys, Amin.

Please can I add more than one applicant on gckey like IRCC new portal do asked in the beginning that do you want to apply for more than applicant?

I want to apply SOWP for my wife and study permit for my kids.

Or I will first apply for my wife SOWP application and use the same portal for each of them?

Depending on the program's requirements, you will need either or both of them.

You cannot apply for a postgraduate work permit with their programs. After program completion with such a school, you need to look for an employer who can do an LMIA for you. Still, LMIA-supported jobs are challenging nowadays due to the influx of international students and their spouses on open work permits. Also, a public policy allows visitor visa holders to apply for a work permit from inside Canada if they have a job offer and LMIA (some nationalities are LMIA exempt depending on the job classification and free trade agreement with Canada). So, you will be competing with these people for jobs. In my opinion, it is best to look for a PGWP-eligible school and program.

I wasn't the one that run the application from scratch, it was my bro that was preceding everything. If I had known of the school that he wanted to apply, I would have made my own deligent research and inform him. Now we can't do anything cause 1 year tution had already been paid. However, I can only explore other options available in securing a job like u rightly said. For now, let me be on the suspenseful moment pending when the Visa arrives 🙏

POF depends on your tuition fee
POF= 1 year tuition fee + 2nd year tuition fee + 1 year living expenses + 2nd year living expenses
Then if you intend to go with a dependent kindly add 4,000 CAD for the first dependent and 3,000 CAD for the other dependent
