How much do you have? If you are an Igbo man, buy property for commercial purposes only.

I'm sure you aren't better anyway.
I should buy property for commercial purposes in Lagos State, then I should come & reside in Aba with you abi?

Please keep your advice to yourself, buy property where you own money reach you, when my money long reach, I go enter West London also.

Intellectual? Probably.
And I understand. One should be security conscious. And that applies on the social media.

Sigh... See the beautiful and breathtaking building that was reduced to dust and stones...!

Damn!!!

...And the shocking and pathetic thing is that a lot of owners of such buildings don't have such properties in their states of origin, same way many of them have never thought of establishing businesses in their states of origin.

Their Wickedness knows no bound!!

If you an igbo, when you get a land in Lagos, try not to spend too much in developing it. Take that money to Onitsha, Aba, Enugu to build your taste.

I rather continue to be a tenant in Lagos than get a land in it let alone building in Lagos.

Even penny made will be sent to the east for its development.

It's saddening that Igbos are yet to learn even though this didn't start today...

I can't build outside South south and south East.

Imagine your dream home - a beautiful house in Lekki or Ajah. You've saved for years, finally affording this symbol of success. But then, your worst nightmare unfolds. Bulldozers arrive, reducing your most expensive purchase to rubble in minutes.

Why? Because you had no valid claim to the land the house was built on. This horrifying reality is facing many Lagosians due to faulty property documents. This isn't a rare occurrence. Lagos is riddled with property fraud and illegal construction. These seemingly beautiful homes could be built on disputed land, have hidden mortgages, or lack government approval.

Why is this happening? Many houses lack proper titles like a Certificate of Occupancy, Governor's Consent or Building Approvals. Developers and Dubious House Sellers may prioritize flashy Exteriors to lure you in with stunning interiors, but the foundation crumbles under legal scrutiny.

Here's why buying a house in Lagos can turn into a horror story:

1. Emotional Hook: Gorgeous online listings blind you to crucial details.

2. Missing Paperwork: The developer hides the lack of a Certificate of Occupancy or Governor's Consent or Building Approvals

3. Empty Promises: Partial payments to the government are used to create a false sense of security.

4. Demolition Day: Your dream crumbles as bulldozers arrive.

5. Financial Ruin: Losing your home is devastating. Reimbursement? Forget it. The developer likely has no money, and lawsuits are expensive and time-consuming.

6. Emotional Trauma: Witnessing your investment destroyed is a soul-crushing experience. The fear of losing everything you've built hangs over you.

7. Public Humiliation: Becoming a victim of property fraud exposes you to ridicule and financial ruin.

8. Millions Vanish in Minutes: You spend a fortune, only to lose it all when the house is demolished.

9. Living in Fear: The constant threat of demolition hangs over your head, destroying any sense of security.

10. No Compensation: Even if the house is demolished, you have no legal right to compensation from a fraudulent developer.

Why risk millions? Don't be a statistic! Before investing your life savings, protect yourself with thorough due diligence.

Don't be Blinded by Beauty: A gorgeous interior is meaningless if the land is mired in legal disputes or government problems.

Ditch Instagram Dreams: Don't fall for emotional marketing tactics. Focus on legalities, not aesthetics.

Remember: A little patience and professional help can save you from a financial nightmare. Don't let your dream home turn into a pile of rubble.

Don't be the next victim of property fraud. Protect yourself from heart-wrenching tales of loss and devastation. Your hard-earned money deserves better. Don't gamble away your future foolishly to impress the wrong people.
Million of thanks for these wonderful write up.

Dear Good people of Etche

It is not my intention to profile your people as Land Grabbers, Organ Harvesters and Kidnappers.

But there are some truths that must be told and I have told them. This landgrabbing is an issue that has affected so many innocent people but you people have not said or done anything.

A family member was recently affected and I decided to raise awareness that you people refused to do and instead of you people to support me, you instead turned it to an issue of personal attack.

I have received all manner of threats and insults in my comments and in my DMs from The people that have never threatened and insulted the land grabbers in their communities.

If any Etche person feels hurt about my posts for the past few days, it is nothing personal against you. But if you are angry, channel that anger against the land grabbers doing damage to your collective image.

As for me, my campaign message remains DO NOT BUY LAND IN IGBO ETCHE. © Brian Dennis Jones (Facebook)

I have all the genuine documents but they came up that I didn't buy it from the rightful owners. That the land belongs to Alausa IKJ.

Not only me, more than 200 people are affected.

Buy and build in Abia or Anambra. It is faster and easier to get documents.
Let's even see if they will sell land to you as an Enugu or Ebonyi man in Anambra.

There are foolish igbos that are still buying property in Lagos.
Buy property for commercial purposes only in Lagos as such will give you room to recoup your investment before any bracadabra from the state government.

I hope the igbos have learnt.

Buy for only commercial purposes.

I hope they've learnt too

u made some valid points but you didn't give any real solution. I was speaking to a real estate developer in a bank the other day and he lamented how the process of getting governor's consent or C of O is so frustrating and can take years with so many corrupt officials in alausa who will collect money from clients and syphon it. Nigeria is a messed up place especially lagos angry
Nothing justifies these demolitions except the wicked heart of a black man. Most of these lands were acquired when those places are swampy and forests and these people developed it into estates only to come many years later and bring it down.
why not tell them to pay fines and make the whole process smooth and transparent before commencing demolition. Another thing also is that Lagos state govt is full of land grabbers, they move around choice estates and demolish houses only to allocated those same lands to themselves. Whether u have documents or not it doesn't matter. They'll still win you in court.

None of those is true. How come we get the same documents for individual houses? I don't work in alauda but I can tell you the real people behind these problems . They are silent whenever evil befalls their client and even pacify some that that how government works.

If you have you papers complete and genuine, no government official I respect no government will demolish your house and in cases where it is necessary to do same , they will request for your title documents and compensate you accordingly.

Too many crooks and quacks are the causes of all these stuffs. All they understand is being money and I will settle this and that . Some even patronize 3rds part to get documents for you.

When architects, engineer and surveyors are left out of site and jobs given to I have experience in building structures or my padi works in alausa. Don't mind those professionals they love money too much that is the result.

Before is mention them , pls ask yourself this question? If you pay a professional to do a job for you and he collects his dues , what excuse will he be telling you after your building is been demolished.
It is part of his job it ensure he does due diligent and request you to pay appropriate government levels and fees with government computer generated receipts even if they will still scrape your head. Let them get out the original documents.

So when you give a land surveyor money to do you the survey, it is incumbent on him to inquire for you what conditions such land is presently, is it a government acquired land or air marked for future road expansion etc. (it's called chatting of the land) hold him responsible if he fails to declare the status of the land.

Get an architect to do you a proper design with proper set backs and ask him to take it for approval himself and pay all the necessary dues. Hold him responsible for any infraction to building permit misdocumentation.

This is not necessarily true boss. Speaking from experience, land administration in Lagos is an absolute mess. The process is unnecessarily long (can literally take years) and inefficient. And that's without getting to the issue of corruption which is quite bad.
Honestly, the entire process needs serious reforms.
