@OP - Do not build any house yet, even with your land, the money is not enough. Do not marry yet or even at all, it will slow you down and you won’t get to your destination on time.

At 31, you’re still very young. Trust me, there are people in their 50’s that are still single & hopeful.

Abi you want to rush into marriage and rush out like many are doing nowadays? Just keep multiplying your money.

Promax, some people ask why I haven't left the marriage, there are many marriages that are so deeply rooted in toxicity that you don't know where to run to.

Building a house we're talking about 3 bedroom bungalow that'll accommodate his family atleast. 13 million ke go and price building materials in the market first.

I don't need to document anything, I am not that desperate to prove anything to you, I am just trying to tell you that it's possible and it exists. I am too busy to be giving a thread on how to achieve that. If you don't believe, then that's your problem.

Don't marry and 13m will not build u a reasonable house in this time and day.
If I were u,use 10m naira to buy shares and Treasury bills.buy Dangote cement,bua cement, zenith bank,gtco Aradel and reit investment.leave them for the next five years and continue whatever that gave you the 13m.
Marry at the age of 35.dont worry u will meet up with those that married in 20s.
Don't spend more than 2m in your wedding after the five yrs and pls do only traditional wedding.
U will thank me later.

Build first because at your age, you are not yet old. Dont spend that money because you want to marry. You can still do low-key wedding.

In my own simple advice, I would advise you to build a small but standard boys’ quarter at the back of the plot. Just something like a one-room self-contained apartment, well finished and furnished, so at least you can live there comfortably and solve the issue of house rent. You can use around ₦7–₦8 million to complete it to a good standard.

Build a house first. Hopefully, if it's in a location where you intend to live, you would removed/eliminate one the most recurrent expenses of living and you'll be able to focus and plan ahead for the future.

You didn't say which work you do or how you saved the money.. Anyway, do none of it. Invest the money. If you already have a good and reliable job, go and get a landed property

You can see a plot of 600k in Ogun state, that's how there are some acre at 300k, 250k in some south west. You no dey research you go dey yarn anyhow

Do you currently have a source of income?
If yes... build a house in developing area.
Dont invest much in marriage, it's liability not investment.
I built 2 bedrooms with 17m in 2019, now their current value is between 55m to 60m
