I think Ads is just an added advantage. It shows there are people paying to rank for that Keyword.

The important thing is to have enough end users on the search results.

Do not base your judgment entirely on online automatic appraisals. They can be misleading. A buyer will often be the one to determine the value he/she places on a name. A domain valued at $67 on godaddy may sell for $7000
