Ha bro the reasons are plenty, its the safest most direct way of generating income from real estate. Like 5 houses cannot ever match the money making power of a hotel. The one i am currently involved in was built 20 years ago in 1998, believe me it still has an average of 3 customers every day till this day. its net profit in the region of 400,000k every month. 400,000k after 20 years bro. Imagine the equivalent of how much money it first made in its first 5 years. I have never seen a business where i can be 4000 miles away but i still know how much money every month it makes.

The only downside is that it must never be neglected, it must be renovated every year with particular mandatory changes to its bathroom facilities.

I dont mean to be too dramatic but What this 14 bedroom hotel has done for me within the last 20 years cannot be emphasised. E.g School fees, visa, surgery, shopping.Its such a solid business like no matter the day of the year it is, someone will always come to the hotel and give me a minimum of 4,000 naira for me to sell a room to them. Like no matter what.

I have never seen a solid business like this in my life ooooo

Based on my experience, being middle ground is the best option,so provide rooms which can boast of the basics,( air conditioners, water, desks ) like the basics even yahoo boys have in thier rooms or houses. There is nothing special about a big massive hotel designed with glass and has all the facilities and is a simple hotel design and also has the facilities
When you building a hotel, carter for extra big big rooms for richer clients and something very small for those who just want to sleep and wake up
I am not a fan of classy hotels because there are few great locations you can build them in, also Nigeria is the poverty capital of the world, very few people have 20k to spend on a hotel for the night.
The trick is to make people come to sleep there per night. So you must be middle ground.
Also with regards to location, you must be located near a university,polytechnic, college of education or boarding secondary school. Or near where factories or companies are. Well, this was once a topic of discussion between my boss and I. He was of the opinion that the sleazy hotels give more money. While I agreed with him, I told him that I shudder to think the filth the mattresses have seen & that I won't be comfortable in such rooms knowing I might contract something. In any case, I prefer the average ones & also the very expensive ones. So but like you said, the owner can have provisions for both the sleazy (although I don't support), the average & the high class.
