I tried Guaranteed mutual fund in stanbic last year, I just forgot the money there, I was shocked to see a profit of N5.00 last week grin grin let me go and liquidate fast fast grin
do not liquidate...
Just change to MONEY MARKET FUND.

I enjoy at least 1% every month! (with peace of mind)

There's nothing like naija factor there sir. You're conducting your own business. The government is not involved. Just get yourself a good lawyer experienced in things like this.

And about the issue of money.. There was this land somewhere behind Abraham Adesanya. 200 Acres in total. In this area, the cost of survey for a plot of land is 1M. You can imagine how much it'd cost to sponsor 200 Acres. A plot of land sells for about 15M also in the area. So the family allowed multiple people to sponsor the survey. Someone did 50 acres.

So it all depends on your pocket.

Are you sure you did not request for you interest to be credited to you an account when due(as in quarterly). If that is not the case then something is actually wrong because even me that have just 5k left in my GIF have seen more this year than that.

That said, the emphasis on guarantee investment fund is on guaranteeing your capital after some month(I guess like 3 months can't really remember now)not on the interest. For the interest, it's not because it has equity in its mix.

If that money your was in the MMF it would have been giving you an average of N42 daily... If you times it by number of days you left the 150k there it would have been more than 5k.

No one here has even mentioned it, so I decided to test it first, you can go ahead and stake 10M at least now you've got my testimonial and you will get N5000K or less after one year, extremely profitable I must say smiley

I don't "Test" any investment with my money even if it's just 1k unless I have read extensively and understand the investment very well cos there are "Sharks" out there and everybody is looking for money.

Come on man, how do you know the order in which we will exit this world? Even if you are in your 60ies and poor of health, I have heard about people who lived to see their 90ies against odds.Some people have outlived their children and now raise their grandchildren. undecided

I have 3 flats of 3 bedroom I think the house will be wort around 25m-30m ,my Neigbour sold his for 27 m ,I have 3 tenant paying 350 ,300 ,350 each making 1 m I spend like 50 k yearly fixing 0ne thing or the other so my net income is 950 k ,if i sell the house and put in t .b will be getting like 3 m yearly ,infact one tenate keep playing me paying in bits .I rather buy a land and speculate on it....house for rent investment is only good when rates fall to 5-7 percent over 5 years period...that why the modern wealthy people don't do house rent thing unless in specific high brow commercial areas or mall or shops ...i bought tb of 20m last week only spoke few line inside bank next day alert with profit of 2.5 m.no agent no lawyer just 7 minutes in the bank..

This is serious ooo... But whichever way there was a time you would have had enough interest but because you didn't check you didn't notice... There was a particular period the interest was growing rapidly and before I could know it, almost all the interest was wiped out so the next time it increased a little I transferred to SIM.

As you consider MMF now... You could also consider reinvestment option for the interest if you are not in urgent need of the money. It will save some stress as you can withdraw from there when needed.

I mean when you buy a house for renting purpose hoping to make serious profit.

For the car, I was referring to personal car but even if it's for mass transit business, unless you decide to drive it yourself, you are LIKELY to struggle to get reasonable profit if at all.

I have done both businesses before, though, I didn't loss but it was not worth it at all. I only buy and sell lands now when it comes to real estate.

Your post got me to calculate my rent on my two houses, one since 2010 ,built nine years ago, the other for 7 yrs now ,after calculations, the first got me abt 40% money spent ,the second house got me abt 30% money spent. I've been to court severally as regards to two stubborn tenants, paid legal fee, during the space of ten years . I've received heavy punches from a bad tenant once, almost got my younger brother killed by same tenant. The court aren't helpful, a court case can go on for more than three years, the period the judge is to give judgment, your tenant would have vacate, so who will pay then? Thereafter, i changed plans to deal with bad tenants that will say it to your face that, you can't do shit, i use my soldiers friends, ( the tactic is that, the soldier is my younger brother, just posted frm d north, n will be staying in d flat, no assault or physical enforcement at all) few times it worked but that almost got me into trouble the last time i used that tactics ,the day i visited a tenant with soldiers, few days after ,his wife lost a pregnancy of more than nine months, the tenant told me, it's those soldiers that caused his wife panics n made her lost d baby ( later got to know that the baby was over due, and they couldn't afford a CS operation ,so baby died) . Just imagine this Tennant is well informed n financially ok n took the case up, i cld have lose my freedom . The pains behind being a lagos landlord is sometimes more than the enjoyment, it could cause one HBP n more. Since then, I've been super careful dealing with tenants, they can cause u more than you bargained for. But capital NO, TBS won't give me all these troubles so i will stick to it until something bigger show up. If you encounter bad tenants once, you will pray they go with d money, just for peace to reign

This is just sad.

Bros, please know that there are two categories of debtors (tenants):

1. Those Who CAN'T pay
2. Those Who WON'T pay.

None of the two options should ever be given a property for rent. While category 1 will disturb your peace and frustrate your goals with sob story, the other will frustrate and nearly suck out life from the lender (landlord). Category 2 is the most dangerous; unfortunately, most landlords have their eyes fixated on category 1.

You see these people in category 2, they are usually wicked, self-centered, vindictive, greedy and callous. These ones will owe you money, and organize Owambe in your compound. Although I'm a tenant (and do not own a house), experiences of others and witnesses have taught me to avoid these two categories, especially category 2.

In any way possible, please find a way to scrutinize your tenants. Not all tenants with cars will pay up #1500 Electricity bill as at when due.
