Having CofO confirms that you are the legitimate owner of the land. It also:

Makes the person named on the document the exclusive owner of the land

Prevents a situation where a single property is claimed by multiple owners

Prevents the government from repossessing the land or property, but this is ultimately subject to the overriding control of the state government

It is an acceptable as a security or collateral for loans from banks and other financial institutions

It is a widely used to resolve land disputes that arise from ownership tussle

It is a very crucial document during mortgage transactions.

Yes, construction ongoing. I've attached the 3D, and the present state. Some modifications occurred during construction sha, however somewhere close to the 3D is where we going. The designer/Architect is here on NL, sorry I may not be able to post the floor plan as he did it for a fee.

You can get the town planning approval by yourself if you can visit the secretariat probably with a bricklayer that has his license and tax payments proves. That will save you from unnecessary spending. Imagine if you pay 110k to the block industry to supply you blocks. Don’t you think that will go long way? Honestly: all these architectural works are not necessary if it’s just 2,3 bedroom flat or self contained like we are discussing here. There nothing unique you gonna get from architects. Just random plan and booom. Your money is gone. What design do you want that you haven’t see? Just get to visit twitter or browse the internet and you’ll see different plans then you pick your preference.

Money is not easy to get but any amount you get spend it wisely.
It’s very wrong to say the OP doesn’t need professional for his building, building is more than just digging of sand, settings of block .... boom painting and pack in.
When problem arises then you will understand.

Op I like you bcs you later engage one of the professional in build industry to do your drawing.

But you need to also look for builder, Engr next time to handle the construction for you, even if it’s per day visitation to the site (if found noo Dey)
Believed me it will safe you in future.

Thank bro.But again a lot of dem r upcoming engineers.money has to b made.v been coren register engineer for d pas 20yrs( left Uniben in d mid nineties) .my master also in civil engineering in late nineties .Alot of civil engrs r working under me.Am a consultant to d state govtment in my state.v paid my dues in d civil engineering sector in my country.am in my late forties.so for us integrity n name matters .Godbless

Initially i wanted a metro tiles roof and parafet abi na parapet
But as i begin buy steel rod and cement from foundation.
Shaperly na im i change personal mind say if i fit do am reach roofing level then na the normal roofing i go use. Buying of wood( plank) for budding and three quarter granite nearly give me depression.

Even up till now the building dey there. No money to even do the normal roofing not to talk of metro tiles

It depend on the materials you want to use for it.

With 3000 blocks you should build 1 bedroom flat or 2 bedroom flats or 3 bedroom flats

Roofing, plastering plumbing an tiling should gulf 1M plus.
